Jeff and his team are hard workers and will get the job done in a timely manner. They helped prepare my house for the market by fixing up a variety of things that needed attention. Jeff and his team did a great job painting my garage, house, staining my gazebo, landscaping, tree trimming, and even porch/railing and gate repair. If you need pressure washing, Jeff is your man. They have good ideas and are capable of successfully tackling many different jobs. Jeff and his team are very personable, honest, trustworthy and have a lot of integrity. It took about 3-4 weeks to get it ready, and they came in very close to estimate. Everyone that has seen the place thinks it looks spectacular. I recommend Small Jobs even for those jobs that really just don't seem that small, and would hire them again should we need help on our next house.

We highly recommend Jack and HouseMasters. We had an idea and a budget. Jack brought the experience and expertise to make it happen, quickly and within budget. Jack is a great listener. He helped us take an existing, poorly designed kitchen storage area and transform it into something functional and beautiful. This included installing a window in the middle of winter! Jack brought positive attitude and flexibility to work everyday. This was critical because I try to economize when I can, and re-use and re-purpose existing material we have on our farm. I'm constantly adjusting course. Jack patiently worked with me during these adjustments. The project grew to include finishing two bathrooms and completing trim work on a remodel that had stopped mid-stream. The previous carpenter didn't have the eye or attention for detail that Jack brought. I feel very fortunate to have found him. We have since asked Jack to return to work on additional projects including structural work to our garage and relocating stairs to our barn hay loft and building new barn doors. Whether its rough carpentry in a barn or finish carpentry in the house, Jack is the man you want on the job. He really saved the kitchen remodel job after the cabinet maker we hired screwed up their measurements twice. Jack took a cabinet that wouldn't fit and made it not only work, but look great too. I have no reservations about hiring Jack for any project.

I found Word Works while browsing on a Sunday mid-morning, and in less than 30 minutes I got a call to see if I was available for him to view the situation. We had a sliding glass door with a broken seal (misty between the glass layers). He was prompt, professional, courteous, and answered all of my many questions graciously. I will hire him for all of my future home improvement needs.

I'm EXTREMELY PLEASED with the re-modeling they did for us. They were prompt, quick, skilled (the craftsmanship is phenomenal) and they did what they said they were going to do for the price they quoted. They even went out of their way to assist us with the building materials required (so we saved some $$$ !). If you're looking for a contractor that does top quality work and whose word you can trust (not easy to find these days!), give these guys a call!

Job involved installation of a generator connection for the well pump, installation of a garage heater, and roof and gutter maintenance. Met with Jesse about the projects and within 2 days had an estimate. After accepting it, Jesse was here promptly at 8 am, a day or so later. All was completed in just a few days. Impressed with his electrician's skill and efficient work. Will definitely call on him when the next project comes around.

    I have used Will's services for ten years and am very happy with his work, which has included installing cork, slate and travertine floors; installing a stone backsplash; installing three solar tube skylights; building a shed out of mostly recycled materials; building a fence; and numerous repairs.     I hired Jeff and Karen to work on an extensive project in 2011. Our family home was on the market needing to be sold and desperately needed to be updated and refreshed. My parents had started projects but unfortunately as they got older things were not finished. I am so pleased with Houseworks professionalism, knowledge, problem solving and work ethic. I could not have hoped or dreamed for a better outcome. There was a lot of challenges, nicotine stained ceilings and walls, outdated tile, lighting, flooring you name it... It needed to be worked on.     What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
