Quality Flooring-and-More was not only professional they were very accommodating. Dry-rot was discovered and had to be addressed before the floor could be refinished. This caused scheduling issues for them and their crew made themselves available after normal business hours in order to finish our job and the other scheduled jobs. The finished floor looks fantastic! Their knowledge of wood species and artistic mix of old and new resulted in a nearly invisible transition between the original floor boards and replacement floor boards. We only wish we could have the crew work on our next home on the East Coast!

Jeff did a fantastic job rebuilding two wood decks and replacing several water damaged boards and siding on our mobile home. When additional work was required, he was always careful to explain what he found and how it should be fixed it before he moved ahead. He took great care to not only fix the existing damage, but make the repairs in a way to avoid potential damage in the future. I cannot recommend Jeff enough.

Larry added some gutter downspouts to a multi-level roof that had upper level gutters emptying out onto the next level roof surface. This arrangement was causing leaks during heavy rains. Larry added downspouts from the upper level gutters to empty into the next level gutters. Roof leak issues solved and the work looks great. Larry also replaced 2 man-doors in my garage that posed a security risk because they had doggy doors in them; one leading into the house and one leading into the yard. Excellent work on all projects. Larry informed me when he ran into unexpected issues and gave me options on how he planned to work around the issues and he did not charge extra for any of the unforeseen work. I even changed the original plan midway through the gutter job and he had no problems accommodating. He did quality work. The gutters function way better and look great. The new doors are set better and balanced better than the old doors. Great Work!!! I will be using LG Home Improvement and Maintenance again for future projects for sure!

I called Bryan to finish a fence installation that was started by some handyman I hired from Craigslist (BIG MISTAKE). Bryan was fast, efficient and a pleasure with whom to work. I ended up hiring him for a complete REMODEL of my home, from floor to ceiling. Bryan was, by far, the most economical and professional contractor I've worked with here in the Northwest. His work is of a very high quality and he is a perfectionist. Nothing was left undone, or halfway done. Each project he completed was done right the first time. He is a very hard worker, and cleans up after himself. I plan on doing another remodel on a different home and I am hiring Bryan, without hesitation. Rest assured, your work will get done in the time he states and will be done with an exceptional eye to detail. I really could not recommend him more highly; truly, best business relationship I've experienced in Olympia.

What a Fantastic choice I made when I hired Jason with Sound General Contracting LLC. I hired Jason to replace our bathroom shower valves and the bathtub surround as it was in need of replacement in a rather older home. We also had a window that was originally covered up due to moisture and I wanted to find a way to have a window for some light in the bathroom. This should have been a simple remove and replace of items, but unfortunatley upon opening up everything we found that moisture had completely rotted our siding where the original window was. The small project became one where old siding, insulation etc.., had to be removed and replaced. Jason along with Ross who assisted with the siding work didn't even flinch, that's when I knew I didn't just hire a good contractor, I hired a great, reliable, able to problem solve on a dime kind of contractor. What a relief!! Jason gave really great ideas and did an Amazing job in our bathroom, it turned out better than i could have hoped for and I got my window to boot! There is finally some natural light in there. The siding looks perfect and I'm one Very happy, relieved customer. Jason was wonderful to work with and catered to the requests I had and the job was not only great quality work but for an affordable price and even with all the scenarious, it was done in just a couple of days. I couldn't be more thankful that I hired him. Thanks So much Jason! I will definitely hire you again for any future work on the property. A repeat customer for sure! -Marivic

Lawrence saved us after a negative experience with another architect! We are adding an attached garage with a room over the top, two upstairs bathrooms, new kitchen, raising the roof and adding a dormer to augment our view, and taking out the interior chimney to open up the stair case . . . on a Tudor house that was built in 1928--not an easy project. The plans are creative and lovely, and we had no problem getting a building permit. Lawrence is prompt, patient, and really listens. Will post photos of the finished remodel when we're done.

John designed and engineered our new home build. We would have loved to have had him build it as well but we were a little too far for him. One thing I can say is that John gave me a great education about what we were in for in getting this house built. He was spot on with how the process was going to go and the pitfalls to avoid. This project was the hardest thing I'd ever done. We emailed John with questions as we were constructing and he was always happy to give his opinions and input. The house is finally complete and we love every square foot of it. We ended up paying only $2800 for the plans and engineering. We had an architect quote us $6000 minimum. I can't say enough great things about All Phases Building.

        How do architects work?

        Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

        When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

        How do architects charge for their services?

        According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
