We're building an Acessory Dwelling Unit and needed a site plan constructed in a short time frame. R&R design put together a site plan for us in just minutes allowing us to obtain permits without waiting weeks. He was hired after another architect bailed in the beginning stages of our project I would highly recommend R&R design for any home improvement or new addition project.

We hired Lawrence to help with numerous design components(new structures, remodeling existing and planning for future projects) and we had numerous issues that required not only a high level of technical competence , but also a lot of creativity to meet the aesthetics we were looking for. Lawrence met each of our needs in aces. Every inspector passed the work with flying colors. We love the improvements we made in our expansion and it has made our old house shine with new beauty. For me, finding an Architect who understands the aesthetics I am looking for is the number one most important element. I had my heart set on a curved stairway leading up to a balcony over my roof. The architects could not figure out how to do it, but Dave drew it up, took care of the engineering, and built an amazing work of art that we LOVE LOVE LOVE!!!!!! thank you !

Our job was a gut, re-construct and three 'pop-out' additions on an existing 3,700 sq. ft. 1953 Edmonds, WA single family residence. Set on a steep slope, this Sound view house presented a number of complex drainage and interior re-design problems. Mariusz was both through and clever in terms of the solutions he offered. John designed and engineered our new home build. We would have loved to have had him build it as well but we were a little too far for him. One thing I can say is that John gave me a great education about what we were in for in getting this house built. He was spot on with how the process was going to go and the pitfalls to avoid. This project was the hardest thing I'd ever done. We emailed John with questions as we were constructing and he was always happy to give his opinions and input. The house is finally complete and we love every square foot of it. We ended up paying only $2800 for the plans and engineering. We had an architect quote us $6000 minimum. I can't say enough great things about All Phases Building.

Jeff showed and certainly out shined the other design professional that we had talked to with his incredible knowledge of not only the construction process, but with his 25 plus years of design experience. Our project had an budget that was pretty tight and Jeff comforted us with his ability to not only understand our needs but to show us in detail the approach to take to accomplish our dream and how to stay in budget.

    Jim was brought to my house at the beginning of planning by the contractors I chose to do the work on my house. I particularly liked the fact that Jim would listen to me and what I wanted. He let me know what some of the things I could expect in the process. He also was up front about how much this would cost until a final decision time for me on whether I would proceed or stop the process. A misinterpretation of my first description of my desires was quickly corrected. Jim offered suggestions for me and was extremely open to change and modification of the plans. He was easy to work with and responded promptly to calls and questions from me. I would work with him in the future if I had the need of an architect.

    How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
