Dennis helped me with replacing a garbage disposal today on the hottest day of the summer. He got in touch with me to see if I was available earlier than our appointment time- so a plus to have 2 extra hours on my day off. He is very professional and courteous of your home. I asked him if he could help me with changing 2 locks - and he did. He is extremely affordable! All his work was only $20 more than the quote from the big box chain to install the new garbage disposal. He took away all the replaced items and even followed me to my bank ATM. I highly recommend him and will hire him again when I can use his help.

Quality Flooring-and-More was not only professional they were very accommodating. Dry-rot was discovered and had to be addressed before the floor could be refinished. This caused scheduling issues for them and their crew made themselves available after normal business hours in order to finish our job and the other scheduled jobs. The finished floor looks fantastic! Their knowledge of wood species and artistic mix of old and new resulted in a nearly invisible transition between the original floor boards and replacement floor boards. We only wish we could have the crew work on our next home on the East Coast!

I had a pressure washing project for my house, it was yellow vinyl but practically green from moss and algae. John Madden had the best price for all the bids offered and his worker, Sonny, was phenomenal. He did a wonderful job getting the green off my house and he worked hard all day. My vinyl now looks as good as new! The only hiccup in the plan was the original pressure washer that Sonny brought didn't work so they had to rent one for the day.

Michael and Ryan did an amazing job on our back yard, building an amazing deck on an uneven yard. They took their time building the deck the correct way instead of rushing through to meet the timeline and move on to their next project. We knew they were busy yet they took time working diligently and creating a space exactly the way we wanted. We are one happy customer and would hire them again for other projects.

Larry added some gutter downspouts to a multi-level roof that had upper level gutters emptying out onto the next level roof surface. This arrangement was causing leaks during heavy rains. Larry added downspouts from the upper level gutters to empty into the next level gutters. Roof leak issues solved and the work looks great. Larry also replaced 2 man-doors in my garage that posed a security risk because they had doggy doors in them; one leading into the house and one leading into the yard. Excellent work on all projects. Larry informed me when he ran into unexpected issues and gave me options on how he planned to work around the issues and he did not charge extra for any of the unforeseen work. I even changed the original plan midway through the gutter job and he had no problems accommodating. He did quality work. The gutters function way better and look great. The new doors are set better and balanced better than the old doors. Great Work!!! I will be using LG Home Improvement and Maintenance again for future projects for sure!

We're building an Acessory Dwelling Unit and needed a site plan constructed in a short time frame. R&R design put together a site plan for us in just minutes allowing us to obtain permits without waiting weeks. I hired Derek to perform a remodel to open up a closet area and frame a new door way to my garage and then wall off the existing door way to my garage. Derek and his team did an amazing job creating the new entrance, closing off the old one, finishing the drywall and making it ready to paint. The quality of the work was excellent and during the work they would always put floor paper down and plastic coverings surrounding the work area in order to keep my house as clean as possible. Derek also went out of his way to make sure I got the proper finishing trim that matched the existing trim in my house. Derek and his team was always very courteous, and Derek is a perfectionist, always making minor corrections and taking an extra effort to make sure things looked just right and making sure my wife and I were fully satisfied with the work. I would certainly hire Derek again for another project.

    Twoco Construction recently completed a tile installation in my bathroom. I can not give enough praise for the quality of Twoco Construction workmanship. How often can we say that nowadays ?     Jason Chabot of Fine Design Build creates houses from drawing board to turn key and they are amazing. We have been so fortunate as to receive his help in work and in consultation for about ten years now, at our Mercer Island home which was built in the 1970s and features original Seattle cobblestone and barnwood. He is wonderful and we look forward to working with him again this summer. He's going to put a new roof on the house. He's well connected in the construction business and can get the right materials, like the really thick cedar shakes that are so hard to find now, which our house needs to maintain its character and the character of our private lane. Jason not only specializes in re-use but also can make necessary improvements that still look vintage. That is so important to us. We enthusiastically recommend Fine Design Build. It's a pleasure to work with Jason.

          How do architects work?

          Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

          When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

          How do architects charge for their services?

          According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
