One of my rental houses needed work and TLC after the 11+ year tenants moved out. I needed help and found Thumbtack online and thought I’d give it a try. I put out my request along with a long list of items I needed someone to do. I received five excellent responses and selected Advanced Handyman LLC. Ernest came out to look at the house and he gave me an estimate for the job. The house had a leak in the dining/kitchen area that was fixed over a year and half ago but the current tenant preferred that I not fix it while they were living there. A good bit of the ceiling had to be removed and Ernest and his helper, Tim, discovered and showed me a section of the ceiling that needed shoring up and repair before putting in new insulation and drywall. Tim did a great job plastering and feathering out the small dip in the ceiling and the finished ceiling looks as good as new (See before and after pictures). I also had them paint the entire first floor (some of this required re-plastering a wall or two) basic white for the walls and a grayer white for the windows, doors and door trim, hallway cabinets, etc. Painting included, two bedrooms, living room, two hallways, stair walls to 2nd floor, kitchen and dining room. Advanced Handyman LLC also sanded and painted all the kitchen cabinets, drawers, and framing. The kitchen cabinets were made by Valley Cabinet new in 1997 and the last tenant was very hard on them. Valley Cabinet gave me free replacement hardware for some of the hinges that broke. The painted particle board cabinet faces and drawers needed attention – the kitchen cabinets, drawers, and framing was sanded and repainted in the same color (matched at Sherman Williams). This was a huge job and now they look as good as new. Ernest did a great job covering the engineered wood floors in dining and kitchen area and the hardwood floors everywhere else. Not having to work around a tenant was the way to do this and Advanced Handyman kept to the timeline — though I kept adding to what I wanted them to do — so this added to the time it took to finish. Ernest’s wife cleans houses and helped him a few times and Ernest said she suggested that I might want to redo the first floor tub and shower surround. The tub and toilet were 70’s avocado green and I agreed it was in need of an upgrade. I got a bid from Ernest to do this and I bought a shower surround and decided to just make it into a walk-in shower (there was still the tub and shower upstairs). They did a terrific job, fixing little things along the way. I also decided to have them put in new high-seat toilets and new bathroom subfloor and vinyl in both bathrooms (though Bayview Flooring, where I bought the flooring installed the upstairs flooring since I bought the material from them). Ernest is great with plumbing. There were also many smaller jobs like: making doors close better, fixing drawers, putting up new ceiling lights, trimming out a built-in book shelf, fixing and adding wall base trim, and hauling away all the trash. Another job I hired Advanced Handyman was to prime and paint all the walls in the basement and put up some shelves I had up onto the walls. It all looks so much better. Ernest and Tim did an excellent job on everything they worked on for me and I recommend Advanced Handyman LLC in a heartbeat. Advanced Handyman LLC worked to get the house move-in ready. I was able to advertise the house for rent on Craig’s List and after showing it a few times I was able to select a new renter and we just signed the contract. Thank you Advanced Handyman LLC. You know I will call you in the future. Christine S

We needed our deck repaired, cleaned and stained. We also wanted to add steps off the deck with a gate to still keep the deck entire enclosed for our dog and grandchildren. Jeff did great job meeting our requirements. We were most impressed with the care he took cleaning and staining the original wood and the careful construction of the stairs, gate and replacement pieces. We won't hesitate to contact Jeff again in the future as we look to continue to improve our home. Thanks, Jeff!

The work quality is great. The workers had no problems resolving a size difference with our replacement patio door. I also appreciated the thorough clean up when they finished. I would definitely recommend Duncan.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do you replace a window?

You may want to replace a window if the glass has been damaged, you’re remodeling a room, or you want to upgrade your energy efficiency as well as your style by getting rid of those drafty single panes that are losing you money. When replacing a window, you can remove and replace the entire window down to the house frame. This method is best if the existing frame is damaged or deteriorating, but requires construction skills and know-how and will take more time and money. An easier and less expensive option is to install an insert replacement window into the existing frame. Insert replacements are only an option if your window frame is in good condition without rot or damage.

When replacing an entire window, first you’ll carefully remove the existing window with a pry bar and other tools. Next, you’ll make any repairs and adjustments needed to the existing frame or header and studs to ensure that the space is perfectly plumb and square, so the new window will sit perfectly within the space. Next, install the new window from the exterior, securing it into place. You’ll need to precisely wrap and insulate the window to ensure it doesn’t leak. Then, install the interior casing and exterior trim (as needed). If you prefer to hire a professional to install a window, consider replacing more than one window at a time, as the pro can work more efficiently.

How much is a custom window?

Choosing custom windows will increase your window installation cost but will provide you with exactly what you want. The average national cost for window installation is $2,650. Your custom window costs will vary based on several factors. The first factor is the type of frame you want. The four most common types of frames are vinyl, fiberglass, aluminum and wood. Wood is typically the most expensive option, followed by aluminum. The type of glass you select will also affect cost. There are single-, double- and triple-pane windows. Most double- and triple-pane windows have gas sealed between the panes that act as insulation. Windows typically cost more the more energy-efficient they are, though this efficiency can save you money on utility bills in the long run. The type of glass used can also affect cost. There are different grades of glass — high-performance glass, low-e coated glass, and more — which all provide you with better insulation. In addition, the number of unified inches (window height x window width) you need will affect cost. The cost of custom windows will also be affected by installation cost and whether any repair or construction work is required to properly fit the new window.

How much would it cost to put in new windows?

The cost to replace a window can vary depending on factors such as window size, type of glass, brand of window, necessary trim repair, and any construction work required for installation. Labor rates and cost to do business in your region will also affect the cost. The national average window installation cost is $2,650 per project. Here are some examples of average trim repair and window replacement costs:

    • Trim repair:
      • Line and case a window frame with an MDF product: $400.
      • Line and case a window frame with raw hemlock wood: $500.
    • Approximate cost to install five windows at one time: $3,000.
    • Approximate cost to install one double-hung, energy-efficient 3-foot by 4-foot window: $500-$550.
      • For the same window size (3-foot by 4-foot) from a different manufacturer made with a specialty fiberglass exterior and all-wood interior, the cost could go up to $1,500.
      • Pricing can go as high as $5,000 for a bay or bow window with specialty glass and framing.
        • These examples include removal and disposal of old materials and window.
