Matthew helped fix a door that was sticking in my bedroom. He was very meticulous about his work and showed incredible craftsmanship. His attention to customer service is unparalleled. His rates are very reasonable. He was prompt and super-friendly throughout the project. He has much experience working on very high-end home projects, much beyond mine. There were some problem with my shower installation: even when turning the handle to maximum the water is not hot enough. They fixed the problem quickly. But the price is a bit higher than others. They told me it is hard to fix and the hardware is special compared to other common hardware and I probably need to turn off the water when they are fixing it. But it turns out that they fixed it within 20 minutes without shutting down the water and charged me $500 for two shower rooms. I like their efficient service but I will probably think again about the service fee next time.

Happy wife, happy life! My wife loved Eli and knew this job would be smooth and easy if we hired him and this company, so we signed with Eli and the next day he had the permit pulled for our job. They started working and within a month our job was finished. We spoke with Eli multiple times a week and he informed us of everything that was going on. The inspections passed each time and we are very pleased with how everything turned out. Recommended already to my in laws and recommend to everyone who wants a great job in a great time frame!

Kelly was the first vendor to reply to my Thumbtack project. He was also very easy to communicate with (e-mail, phone call and text) and responsive during the whole job. He had to make a couple of trips due to hardware I needed, so we were in touch over about a week's time. His pricing is very fair as well. I do recommend his services. I hired Rick and Ron at R&R General Services to build a cat patio at my house. This required building a custom frame and installing the fence wire, and having a custom door built and installing a cat door into it. They did a very professional job, got it done in the minimum time. They were flexible and cooperative as we worked out the details of the design together, and then implemented it flawlessly. Rick also worked with me to accelerate the work on the custom door which was being done by a subcontractor - it took a little finesse to get our small job put at the front of the line in front of some larger jobs, thus saving several days on our project. Both Rick and Ron are good-natured and friendly, as is their assistant Aaron, who helped with finishing the new door and installing the hardware. In summary, I am very happy with the work that R&R General Services did for me, and I would be pleased to hire them again for other projects at my house.

We first met their team when a salesman cold-called us. It took us a while to make a decision about what we wanted to do, but once my wife and I decided to move forward, working with Shmuel and his team was excellent. I can't say enough good about them. The project involved removing a bathroom, adding a bathroom, removing and remodeling a kitchen, adding hardwood floors, adding a gas line, upgrading an electrical box, moving HVAC ducts, wiring and hanging a chandelier, tile for a fireplace and mantle, and painting. There were structural walls that needed to be modified. They promised to get the job done in six weeks, in time for an important family gathering we had planned. We were skeptical, but bet on them, and they came through. In any project of this size, there will be unforeseen issues that come up. In all of those cases, Shmuel was excellent to work with. Some examples are: - Once we saw the lighting in the new kitchen, we wanted an extra light over the sink. He tore-up some of his work and added it and charged us for the hardware only. - We wanted a cabinet added by our front door and another by our laundry room. He added it to the work without question, and charged only for the hardware. - We decided we wanted to replace the stair railing. He helped us find bids from railing experts, and charged us the bid without any contractor markup. The extra work disrupted his planned work schedule, but he worked around it to make sure we were still done on time. - The vent over the kitchen range appeared too low to us, even though it was within code. He replaced and installed the cabinet with something smaller. No charge. - With all the demolition, he accidentally lost our Nest thermostat. When this was realized, without any questions or me having to ask, he apologized and picked-up a new one, at his cost. Some other examples of the excellent service: - Shmuel and Shalhevet helped us pick paint colors and pick kitchen appliances and cabinet styles, traveling to a number of stores with us. My understanding is that most contractors would just tell you to pick something and leave you to figure out the details. - They allowed us to live in our home during construction. At the end of each day, they spent time blocking-off areas and moving equipment (as required by code) to make the site safe for our children. He could have easily just insisted we spend a month in a hotel. - All the little things. For example, we never discussed replacing the flooring HVAC vent covers; he bought beautiful new ones that matched the wood floors we chose. We never discussed replacing outlet faces, but he felt it wasn't right to repaint and leave the old worn outlet faces. They are highly recommended!

We wanted to remodel our kitchen and bath and after doing some research on Angie’s List, Thumbtack and Yelp and consulting with several contractors, we received several proposals, refresh and build caught our eyes. It was very professional and very clear, not just a price tag, also the company is licensed and have the proper paperwork to get the proper permits So we decided to move forward with Refresh and Build, they were quick in getting us the permit and they started a week after signing the home improvement contract. The whole project only took month, everything was done like scheduled, there was no delays, communication was perfect. The quality of work is outstanding, there was not chipped tile or unlined grout lines, the cabinet were installed perfectly and all the inspections were passed. We recommend Refresh and build for 3 reasons: Good price, good quality and deliver on time.

Summary: On time, on budget, no surprises. Nobel Construction was recommended by our solar installer. (We also contacted Yelp-recommended roofers closer to Menlo Park, but they were booked a year out.) A representative came out when scheduled, showed us alternatives in our local area and generally took care of everything in a reasonable and timely manner. City permitting was 100% dealt with. After hearing all of our options we chose to have the roof repaired/restored with a fairly new product and procedure.....100% Silicone Roof Coating. It is a white reflective coating that looks great and has already saved us hundreds in our electricity bill right off the top. The product is warrantied for 50 years and was much less expensive than the other roofing options. The crew were polite and efficient. It's a noisy job, but they were respectful of the neighbors. We had no issues with communications, billing, or paperwork. The city inspector was happy with everything he saw and all in all it was a win-win!

If you need any kind of construction or remodel then Hauser Construction is for you. They take care of my rentals and have done an amazing job at a reasonable price. Whether it's routine maintenance, or a total overhaul you simply couldn't do better in terms of professionalism, attention to detail and overall cost. They will work with you to fit your needs into your budget and get it done on time. To me time is money in the rental market and Hauser construction has always delivered on time. I continue to use them for the continuing maintenance needs of my rentals in Monterey. I am extremely satisfied and simply would not use anyone else.

We wanted to expand our home but were unsure if we wanted a sunroom or a full addition. That was how we found Warren at GlennGarry Construction - GGC was the only company I could find in the Bay Area that not only did sunrooms but also general contract work. Warren worked with my schedule to arrange our initial meeting and took the time to walk us through all the pros and cons of either type of project, including costs, building materials, permit requirements and other steps. He took almost two hours of his own time in the evening to consult without charging us. Once we settled on a sunroom, he provided a clear timeline and walked us through what to expect. He delivered within the early end of the timeline (almost two weeks earlier than I really expected!), on budget and with clear guidance on what to expect at each step. He was responsive by both email and phone and provided regular updates on progress without having to be prompted. We are very pleased with the end result and based on his professionalism and responsiveness, I will absolutely be recommending Warren to friends who want to complete projects on their homes.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
