Nina has an excellent customer service. I never met her, I just spoke with her over the phone a couple of times and we emailed each other several times afterwards, She always respond so promptly and was very helpful and informative to all the questions that we needed to know about buying a house. Unfortunately, we decided not to move in Ontario, so we couldn't do business with her. However, my husband and I were very impressed and wished that all the realtors has an honest and professional courtesy like her.

I was not looking forward to buying new house since our first experience was horrible and we ended up buying a condo that needed a lot more work then we anticipated. When I found out I was pregnant with twins we quickly realized our 2 bedroom condo was not going to work anymore. We interviewed over 7 realtors before we decided on Michelle and the biggest reason we picked her was because she seemed to be methodological in her approach. Most agents wanted to sell our condo for more than Michelle suggested we sell for and when we asked why she wanted to list it so low she explained her process and the market in a way that just sounded perfect. Sure enough our condo sold for more than we thought we would get all because of the way she priced it. I feel like most agents just shoot in the dark and hope they hit something but Michelle has a method to her madness that I really really liked. She deserves 10 stars for her work with us.

I read about Three Lagoons Realty and Megan in our local Carlsbad magazine. My husband and I thought about going with a big, splashy, 'famous' realtor, but knew we wouldn't get the personalized attention, nor the hard work, from someone spending their money on flashy flyers and TV/Radio ads. We chose Megan because she LIVES in Carlsbad. She is willing to work to sell your house. She walked our neighborhood handing out out our house & Open House flyers. She toured houses that were comp in our area so we could see what the competition was, and if we were pricing our house reasonably. Megan held an Open House EVERY weekend until the house was sold. The other realtors said they hold ONE the entire time it's on the market. She attended realtor caravans in Del Mar, San Marcos, Carlsbad, Oceanside, Escondido to advertise our house and get it in front of other realtors. Friends whom are realtors saw her pitch our house at the caravans! If we needed our house cleaned or checked up on after we moved out, Megan would do it in a heartbeat. She arranged everything for us so we didn't have to travel back down and take time off work. We TRUST Megan with the biggest investment we had...our house. She sold our house in 1 day; buyers got cold feet so we had to relist it again, but in less than a month, we had multiple offers. That is her professional side. Personally, she is the nicest, most humble, friendly, genuine realtor you will meet. She really does care about you as a family and getting your house sold as quickly as possible. Not about the money, but about making you happy. She answers your calls/texts within minutes, or at least the same day. We've worked with other "Big" realtors for other houses we've sold, and we never even SPOKE to them, much less saw them. Only their 'representatives'. And, most importantly, Megan thanked US for listing with her. The other realtors didn't even contact us after the sale to say "Thanks" or "Congratulations". We put our house on the market at a difficult time...the holidays! But we trusted in Megan to market it and get the job done...and she did. We cannot say enough great things about our neighborhood realtor, Megan, and Three Lagoons Realty. If you want someone you can trust throughout the entire process to work for YOU, it's Megan Schenck and Three Lagoons Realty.

Jim sold our house, and found us a new one. He is a friendly, happy, and incredibly efficient and affective realtor. There are not enough good adjectives to describe him! Communicative, thorough, and patient are the three that stand out the most for us. It was a blast working with him, and he will be a part of every home purchase or sale we have in the future. He is just a good person, and truly cares about his clients. He has a great work ethic, knows his stuff, and is far above the rest. We can't say enough good things about him.

One of the best agents I have ever worked with!!! DJ helped me get in touch with the perfect lender to assist my mom with refinancing her home. My mother seen a major increase in her mortgage payment and screamed for help. DJ provided us with some of the best Direct Lenders in the real estates business and we were able to get my mothers mortgage payment down from $2,300 to $1,400!!! In addition to that, my brother moved from the state of Florida to California and wanted to buy a condo! He found my brother a condo I a matter of 6 days. And then....AND THEN..we closed in 15 days! I cant thank him enough for all he has done for me and my family! DJ and his Vantage Realty Team went above and beyond and will always be my realtor...PERIOD!!!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

      • Represent clients who are looking to buy, sell and rent properties.
      • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
      • Determine competitive market prices by comparing properties.
      • Create and publicize lists of properties for sale, including details such as location and features.
      • Market properties through advertisements, open houses and listing services.
      • Show prospective buyers or renters properties.
      • Present purchase offers to sellers for consideration.
      • Mediate negotiations between buyer and seller.
      • Ensure that all terms of purchase contracts are met.
      • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

      • Home inspection: $200-$350 or more, depending on region.
      • Home appraisal: $250-$400 or more, depending on region.
      • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
      • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
