I called Albert at the last minute to take pictures of my house for a real estate listing. He came the next morning! Albert was very easy to work with, and the pictures were ready in 1 day! He is professional and high-tech.

Clearlight Video & Photography captured the best of my wedding. Lawrence is professional, kind, outgoing, curious, thoughtful, and takes the initiative to get the perfect shot. He calmly and tactfully directed our guests into the frame to get all the compositions we asked for (and more). Lawrence has a natural ability to capture real emotion and personality from strangers, such that many of our best photos are his candids. Moreover, all of our guests complimented us on his professionalism, friendliness, and ability to get people in the shot to compose good images. Lawrence was easy to work with throughout the process. We negotiated a price easily, even though my situation was fairly unique. Lawrence also allowed me access to his RAW files, something many photographers refuse to do. When I was unable to transfer the files to my computer after the event, Lawrence made additional arrangements to ensure I received them. Lawrence even continued to work on some of my images after the event had completed and he had been paid in full, sending me his alterations gratis. In sum, I speak for all of my guests in saying we were incredibly impressed with Lawrence's work. Measured by quality, I can see the services of Clearlight Video & Photography easily costing in excess of $2,000, especially in the Bay Area. I consider Lawrence's photography services to be the best bargain of my wedding, and give him my highest recommendation.

I would absolutely recommend hiring Brian for your photography needs. My husband and I had a semi-destination wedding and needed to find someone out of our area. He came to the wedding earlier than we asked and immediately started taking photos. The real quality would only be known after we received our pictures from him, which he mailed to us in a customized book that opened and held the USB stick with all of the photos. The cover was a picture of my husband and myself and I absolutely loved it, definitely was the cherry on top. We finally printed the pictures 8 months later and put them in an album and I have to say we are so happy that we hired him.

If you’ve been waiting for “that one review” to really prove that Oaktown Boudoir is the way to go- don’t wait anymore! Cheshire Isaacs is a true exemplar of all that a professional boudoir photographer should strive to be. He is open and receptive to his client’s ideas without losing focus. He is honest and genuine without ever being insensitive. He is incredibly professional without ever being stuffy. The Bay Area is filled with Boudoir Photographers, so I guess the best way to write a proper review is to outline what exactly my own (popular) concerns were and how Cheshire proved triumphant! 1. Will I be comfortable? As a young woman, I was a little concerned about being erotically photographed by a man. Having been through a shoot, it’s obvious that Cheshire cares- from his personally designed music playlists (made in the interest of making the experience as comfortable as possible) to his handmade cheese and cracker platters. He continually went above and beyond for my session and I admire his passion, enthusiasm, and dedication. It shows in both his beautiful work and the long-lasting relationships he has with his clients. He spoke about his wife and daughter frequently, something that showed me his appreciation and respect for women, immediately putting me at ease. 2. Can his studio fit more than one “style” of photoshoot? Cheshire’s studio is open, bright, and filled with possibilities. He can transform the space to fit, I kid you not, any personality and style. In a matter of minutes (just enough time to refill a wine glass), his studio can go from a brightly lit angelic state to a dark, sexy, and sultry one. He mentioned having custom-designed the space alongside his wife, something that told me just how invested he was in the style and overall vibe of his studio. For my images in particular, I knew that I wanted little editing and wanted the images to be as “real” as possible. Somehow Cheshire still made it look like I was a model and knew exactly how to manipulate each pose to accentuate all the good and cleverly soften all the bad (without photoshop). 3. Will I get my money’s worth? Whichever amount of time you decide to book Cheshire for, know that not a minute will be wasted. He knows how to get down to business and not waste time while simultaneously not rushing through any poses. This guy was sweating as he climbed up and down ladders, moved heavy couches and bed sets, and adjusted lights. His hard work pays off in the beauty of his finished products! His experience in the field is obvious in the way he can quickly evaluate a pose and make small nuanced changes in position to get a desired look. I am but a poor college student and Cheshire’s prices were definitely better than most photographers around. He could easily charge three times as much for his services and would still be the deal of a lifetime. 4. Will my images be published? Cheshire was very thorough and attentive when listening to what I was comfortable with. He assured me that no images would be posted without explicit approval. In the end, his work was so beautiful that I would have been fine with it being printed on billboards and bus ads- really! 5. What about makeup? Cheshire notified me in one of our first correspondences that he had a partnership with a makeup artist, Thuy, who would be on-site for a small fee. Let me tell you- Thuy is more than simply a makeup artist- she really does it all. Not only did she do an absolutely spectacular job with my makeup, but she was the ultimate hype-woman!!! She stayed for nearly the entire session for touch-ups, glamour, and enthusiastic words of support. The experience wouldn’t have been the same without her. Every person that sees the finished images says, “Wow, I wish I’d done something like this.” Don’t be that person! Don’t wait another day, don’t look for another review, don’t google “Boudoir Photographer” again. Oaktown Boudoir is that good. Doing a boudoir shoot is obviously a large lump sum of money to dedicate to something that isn’t necessarily “necessary,” but my experience with Oaktown Boudoir is something that I will truly treasure for the rest of my life and always reflect on with a smile and a deep, deep appreciation for Cheshire Isaacs! He knows how to make a client feel like a friend, and that’s something you don’t come by often.

I didn't actually work with Ilja because my project got canceled. However, among all the bidders, he offered the best quality video sample at the lowest price. Besides, he also made extra efforts to answer all my questions even though I told him my project was canceled. He was really responsive and friendly. I would highly recommend him to anyone who is looking for professional video services.

Excellent - Tim's a pro and I would hire him again for another corporate video job in a heartbeat. He was professional, courteous, and made an excellent impression on my client (who was the subject of the video). He came armed with great advice, took charge when he needed to, and deferred to us when appropriate. Most importantly, his work is fantastic.

JP is awesome. He is punctual, and knows his craft. He’s not about the money, he’s about the art. JP takes his time to get you the best shot, he’s not in a hurry and makes sure everything is perfection. Hands down the best photographer I’ve ever worked with. Ian exceeded expectations in the following ways: 1) Willing to go the extra mile. a. Right up front, while in the RFP stage he researched into our request for a specific format and shared his findings. It was obvious he had done more than a surface dive into the requested format. He came back with specifics including what the cost was for purchasing the software to be able to deliver the videos in the specialized format. The cost of the software was prohibitive for him to purchase independent of our paying for it, but he gave additional technical information to help us troubleshoot through the process of how to make things work on our end. b. The first session included some technical difficulties, and so he also videotaped the last session on day 2, which was a repeat of the first session. His motivation was in wanting to deliver a quality product. 2) Flexible a. There was little time between my first contacting him and the job starting. We could not be flexible on the dates and so he made changes in his schedule. b. There were changes on our side of the equation on multiple levels and he accommodated without issue. c. Extremely accommodating about payment and followed up when he did receive payment. 3) He delivered exactly what he promised. a. Quality of the audio/video and editing was great b. He delivered on time c. He communicated updates along the way. 4) Very easy to work and communicate a. He was always pleasant and respectful in every communication and throughout the 2-days of videotaping. b. He was very approachable and quick to respond to requests and communications. Bottom line His bid was not the cheapest or the most expensive that came in, but he was the most helpful and consistently responsive to communications. I could tell by the questions he asked and how he asked them that he had passion for what he does and it is not just a job to make money. What is important to him is delivering the highest quality product. would not hesitate in the future to work with him again for similar needs. highest recommends

My experience with Shaun has been nothing less of quality and excellence. He is able to couple his knowledge and use of elite equipment to provide clients with an nothing less of quality photography and videography. Shaun and I worked together to create portrait head shots for my LinkedIn career profile, and other projects I had going. The delivered product came out great! Shaun is always interested in the latest innovative technology. This holds especially true with his use of drone technology for both photography and videography. Shaun realized that drone use was the next big trend in both areas, and entered the space early in its inception. Today he able to use his registered drone pilot license and knowledge to provide different clients quality aerial photos and videos. I would highly recommend Shaun and his work to anyone who is considering using his services. Whether you seek photography and videography services for a graduation, wedding, nature and landscape or even aerial real estate, Shaun is able to provide a wide range of quality services.

Photographer Caroline Tudor has done an excellent job for me a Real Estate Broker taking pictures of 3 properties that listed in Berkeley and Oakland . She has been called on short notice and delivered sharp and stunning pictures of my clients houses. It is absolutely integral that the properties be presented in the best light, and she consistently does that. Her pictures helped me sell the houses. - Erich Harris, Realtor

Our experience with Nathaniel far exceeded our expectations. My wife and I hosted a family gathering at our home to reveal the sex of our new baby. He was taking pictures and videos the entire time. As with many photographers/videographers you never know what you're really going to get. Nathaniel was non-intrusive and blended in at the party which was refreshing. Now for the final product. Much to our surprise the very next day we had our video from him. It brought tears to both of our eyes. We cannot wait to share it with our family and most importantly our son. The video captured all the great moments at our party from the food, the drinks, the laughs and the people. My wife and I strongly recommend his services. Not only is he great at what he does, but he is a personable down to earth type of guy. Thanks Nathaniel.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
