After purchasing our new construction home in the Sky Ridge Community, we had several contractors come out to submit design plans and bids. Being from the area and owning our previous home just 5 miles away, we had contractors we have used before also participate in the process. Ultimately we took a chance on the unknown and went with DG Construction. Our gamble paid off we ended up with a beautiful back yard and quickly learned to trust Owner David Gomez with his ideas. The process from start to finish was very smooth and his team was very professional and hard working. DG construction met all their timelines and delivered a transparent billing process that was easy to follow and didn't have any surprises. When Chris and his father Tom built an 800sq.ft. detatched two story structure on my property in Costa Mesa. From the get go they were timely and well versed in the art of construction. The job came in on time and at the proposed budget. The overall experience was very good and I would use them again if they'd travel to Hawaii to work for me.

Mana Design Build just finished remodeling all 3 of our bathrooms. We love them and our new bathrooms. Our master bath was a complete mess and needed everything from new fixtures to new placement of shower, sink and toilet! Mazi (the owner) and Angela (the designer) was so knowledgeable of the latest designs, fixtures and really listened to what I wanted in my bathroom. Based on my input, she brought out fabrics, tile, granite samples all to my home. I didn't need to do any of the running around! She and Mazi met with us every step of the way! Demolition took only one day! He then reconfigured all the electrical and plumbing and started building my bathroom from scratch. The end result is a super functional, up-to-date master bathroom! Mazi then conquered our other 2 bathrooms. They needed a facelift: new tile, vanities, toilets, paint, the works! One of the benefits of working with Mana Design is that they are a design and build company. They provided all the materials, made all the necessary appointments for permits with the city of Lake Forest, and cleaned up the "remodel" mess every day before leaving! I am super pleased with my bathrooms! The work is clean and meticulous, and I know if we ever had an issue with something they would be out immediately to fix it. We look forward to our next project (remodel kitchen) with Mana Design Build!

I literally handed Lucas a project and said that I needed this in two days. He produced the drawings. The City we were submitting to then made changes. I texted Lucas and he made the changes within a day. The City made more changes, none of which were ever discussed prior to my hiring Lucas, and he produced the drawings two days later and we were approved last Friday.

Mark Bench is a mom and pop construction I hired to do some improvements at our little home in Bixby Long Beach. I had some plumbing, some electrical, room renovation with new doors and windows and Garage improvements including Garage doors installed. I wish I can show pictures to show how happy I am with their work. These guys are professional and knows what they are doing. If you want fast and neatly done job, I recommend these guys.

Full rip-out-and-replace kitchen remodel with custom cabinetry, counters, electrical, plumbing, appliances, external door/window replacements and opening up walls to adjoining rooms. Ephraim bid competitively compared to two other companies we contacted and when selected, he led a top-quality crew to complete a complex job in our home. Ephraim was adept at listening to our wants and needs and was able to take our design ideas and offer suggestions about how to execute with available materials including how much different options would cost. Good communication was always provided on paper with regard to cost changes and design plans. Our new kitchen is beautiful and gets constant compliments on the quality and design. We will definitely be calling Galvin Designer Builders for the next project!

    How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
