The home was in total disrepair when my father died (it was a squatter situation- terrible and so disgusting!) and it was quite overwhelmeing, especially since I do not live in CA and was going to have to trust whoever I hired in a major way since I could not check on things in person. I interviewd SIX contracting firms, back to back, there at the house. It was enlightening to see how each reacted to the job and the high level of work, hear their different ideas for what needed to be done, and to see the final bids. One contractor seemed so overwhelmed by the project, I was really a little worried for him. Another walked out on me before even seeing the whole house! But Joey was AMAZING. During his FREE consultation (not all of them were), he was calm, kind, pleasant to chat with, optimistic and positive, and displayed so much knowledge and understanding of structrual engineering, our budget constraints, and where we needed to focus our resources. He saw issues that other contractors missed, and he was confident and resourceful about some issues that other contractors seemed to make a bigger deal out of than was warranted (my guess was to increase the bid price). Joey (and a few others) were like- "thats not a big issue- simple, cheap fix!" and Joey also explained *why* and *how*. I appreciated how he was both quick and throrough in his walk through. Other contractors either took *forever* or rushed through to where I didn't feel confident in what they were bidding on. We ended up getting an incredible "friends and family discount" sort of deal, but even still it was such a difficult decision becuase we just absolutely loved Joey and the ideas he had, and I just got a strong sense of honesty and integrity from him. Had we not been offered such an amazing deal, we ***defintely*** would have gone with Joey's company. Not only did I just like him as a person and knew I could work well with him, even from far away, his bid was very competitive (about $30,000 less than the next lowest bidder), and was by far the most thorough, detailed, and straight forward bid we received. I have no doubt he would have done an excellent great job had we hired his company. I highly recommend you contact him for your project. I am sure you will love him too!"See more

For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning.
