Prateek N. says, "I found Clarity Construction on Thumbtack while searching for contractors to complete a few home upgrades. Daniel, the owner, came by for our appointment and did a walkthrough of the house. After assessing the work, he gave me his honest opinion: the projects I had in mind were relatively minor and would be more cost-effective if handled by individual contractors, rather than going through a full remodeling company. He also pointed out a few areas where I was planning to overspend, explaining that those parts of the home were still in great shape and didn’t need replacing. Although we didn’t end up working together, I truly appreciated Daniel’s honesty, transparency, and integrity. Instead of trying to land the project or take advantage of my limited knowledge, he offered straightforward advice—and even shared contact information for a few trusted contractors who could handle the smaller jobs. It’s rare to come across a contractor who puts your best interests first. I highly recommend Daniel and Clarity Construction based on this experience alone."See more

Rajarshi Guha Khasnabis says, "After a really bad experience with another Contractor, we were almost planning to shelf our home extension project when we got in touch with Casa Utopia. Elior came in, talked to us and reinstated confidence and certainty on day 1. And now after the project is complete we are so glad that we trusted this company. They are experts in their respective areas, very well coordinated and always on time! We would recommend this company whole heartedly and if we have any other future project they will undoubtedly our go to contractors. Simon Maman says, "We hired Masterful Construction in July 2024 for a kitchen and bath renovation in our home to start in 2025Everyone we had interactions with, staff and suppliers, gave us a sense of confidence which is so important when taking on a significant project. Our project took 4 months from start to finish and that is only because we ended up adding on to the initial project. We found hidden issues once the demo started and Dan was right on top of it.For a flooring and foundation problem Dan quickly brought their architect over to diagnose the issue and come up with a solution which put in motion within a few days think about that, many other contractors would have taken the opportunity to deploy resources to another project citing the delay but that was not what happened to us.The urgency that Dan brought to our project was impressive and appreciated. The workers are true craftsmen who are meticulous, highly skilled, and hard-working men. They were respectful, friendly and a pleasure to have in our home.Communication from Masterful was very-good and they listened to us not something that is commonly found in the contracting world. Everyone we communicated with listened to us and addressed our needs so much so that there was not a punch list at the end of the project. They just took care of everything in real time so there was nothing to go back and follow up on.Pricing and payment terms were very fair.We did get other proposals but felt that Masterful provided the best combination of professionalism, confidence, and value. We definitely made the right decision. We love the final results of our renovation and the overall experience."See more

Bill R. says, "We hired Atlas Construction to repair the front porch on our 114-year old San Francisco home. It involved concrete, complex carpentry, and painting. On all construction tasks, Atlas excelled. Using a crew of two or three depending on the task at hand, the team worked quickly but with careful attention to quality and detail. Their price for the project was reasonable and they did not stint on materials. The CEO, Bill, is a consummate professional who inspected the workmanship as it occurred and maintained excellent communication with us throughout. We have used several general contractors over the years and this was our best experience by far. I would not hesitate to recommend Atlas Construction, and have already requested an estimate for our next project. In short, Atlas Construction is an asset and a credit to their profession."See more

James Bostock says, "We've brought in Carlos/Geraldo for several projects, and they have been great each time. From complete Master Bedroom/Bathroom remodels to refinishing drywall in our "gym" (converted part of the garage) it has all been done to great quality and value. I recommend them without hesitation to friends and family and can't be happier we've finally found an honest and reliable contractor. The largest project to date was an update to a 1970s bed/bathroom. Basically a complete gut job that moved plumbing, electrical, installed wall/ceiling tiles (huge 4'x2' on the floor), added several new windows (shear walls updated to code), wall hung toilet, pocket door, new floors, baseboards, moldings, you name it, we did it.The master suite is completely unrecognizable and we get compliments on their work all the time."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
