Brian was a true professional and returned our call and got back to me promptly. He came to the building and gave me a great quote to clean the windows on two penthouses, his prices were very fair and work very professional. The windows were very difficult to clean and he proceeded with a desire to do the best work on our windows. His daughter cleaned the inside and was very careful to get the windows clean clear. Brian did the outside windows with purified water that leaves no spots. He also cleaned our solar panels on the roof which had not been cleaned in twenty years. This should ease our energy bill since this will make the panels much more energy efficient. We will be using B & B again soon to power wash our walkways and windows of other units. I highly recommend him, and will recommend him to my friends. I could not be happier with his work.

My 30 years old concrete roof was leaking into my garage, so out the rain bucket, then a second bucket. Roofing tiles were slipping and mortar caps were missing or cracked. It was time for a inspection and maintenance repairs. After three estimates, it was clear that Ron Paveloff had the knowledge, experience, and my confidence that he was the one for me. He pointed out all the little things that other roofer's did not even notice as potential problems. In the future, "He's My 1st. Choice"! Thanks you Mr. Paveloff! I'm happy as a clam.

We hired Mario for several jobs in our house which were: wall/ceiling separation, roof leaks and covered patio repair. He did an amazing and thorough job and would recommend him to anyone that needs work done in their home. He's also a great and personable guy who charges fairly for his services, which is probably why he's busy with jobs all time! Great work and thanks again Mario!

Complete re-roof around 2000 sq ft. Removed 3 layers of old roofing. Installed all new plywood, underlayment and Oakridge cool roof shingles. Handled permits and city inspections and completed job in 4 straight days and came back for final inspection following week. Cleaned up every day. Good price. Final roof looks great. Even painted all vents to match shingles. I hope to not have issues, but if I do I am hopeful and confident that Carlos will respond in timely manner to any maintenance requests. Great job, thank you, and will hire again if need be on another project.

I'm so glad that I chose CalPro over the roofing company that my sister recommended. When Art arrived, he made me aware of the condition that my roof was in. I knew it wasn't great, but he took pictures and really allowed me to make the right decision. My sister had recommended someone who did her roof, and was a little cheaper, but didn't have any financing options and when I started asking important questions like whether he was licensed and insured, that guy couldn't wait to get out of my house. Ironically, she has 2 leaks and has no idea when he'll get back out to fix them! CalPRO however showed up on time, cleaned up after themselves and were finished in 2 days! Art also spoke with Zac, his manager who was able to get me a little better price on insulating my attic at the same time as my roof! Overall my experience with CalPro Renovations was top notch and I wouldn't hesitate to recommend them to my friends and family.

Tom is a gem! He immediately responded to my request for roof maintenance work & quoted a price that seemed too good to be true. The other quotes I had received were 25-50% higher. So I suggested that he come out and look at the roof just to be sure. He showed up right on time and was very personable & knowledgeable. He explained what needed to be done, what materials he would be using, and the price was exactly the same as he had originally quoted. So I asked him when he could do the job and he said he could do it right then & there. He had all the materials he needed on the truck & his crew was working on a large re-roof job, so he said he would do it himself. I received a professional invoice after he completed the work with before and after pictures. The quality of the work was top notch. What a great find. I highly recommend Tom Parks & TWP Roofing!

This letter will serve as a highly recommendation for the service that La Roca Builder did for us, on our new home construction. They have a great team that took care of all the guess work of home construction. They made sure we we’re always informed on how the city works with submitting plans and time frame of completion. We interviewed many contractors, but most of them couldn’t take care of the entire project and that’s why we hired them. Our home looks beautiful and we owe it all to Christian and his team from LA Rocca Builders not to mentioned J Balian Construction and Grandeur Construction, 3 teams, each team took care of different aspects of the projects all under one Roof; they all work together amazing! we love that they took care of it all, that made our new home build possible. 5 stars all the way Eddie Steeples Pacific Palisades P.S they wanted me to include that I was the actor that was on the show “My Name is Earl” aka “Crabman” And I gladly said yes, lol. Thanks Christian!

The team at GIM completed a whole home remodel with solar system. I was looking to make some energy efficient upgrades. My first home purchase and I was looking to invest a little on the interior since the home was a little out dated. They helped me to decide on what the interior finishes I wanted to go with. We ended up using spray foam for insulation, foam roof, and many other energy efficient upgrades. On top of that the solar system also comes with battery back up. Each step of the way I was informed, they even took care of the design and permit process. Great team on staff. Check them out for any construction needs. Appreciate all the hard work.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

How much does it cost to clean a roof?

The national average for roof cleaning costs ranges between $270 and $350. Factors that can affect the cost to clean your roof are the height of your house, the size and pitch (steepness) of your roof, and the complexity of your roof’s design and accessibility. Geographic location also plays a role in roof cleaning costs as regional labor rates and area costs to do business will vary. There are several ways to clean a roof. The most common is pressure washing. Industrial pressure washers can spray over 3,000 pounds per square inch (psi) of water — which is much too powerful for roof cleaning, and may tear off shingles and damage your roof. Confirm that the roof-cleaning pro you choose will only use a low-pressure sprayer to protect your roof investment. For large algae or moss growths, pros often recommend a combination of low-pressure washing with a bleach-based chemical solution. This is referred to soft washing and should handily remove any growths taking over your roof.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
