I found VR Drafting on Thumbtack and Vicente was the best of all the architects that contacted me in terms of how he was active in responding to me and his rate. He offered the best rate I've found. He drew a plan for my enclosed patio (I already have a patio,) and wanted it to be enclosed. From the time we met up to completion of the plan took 2 weeks, 3 weeks at the city, and 2 more weeks for corrections. The correction process was a bit confusing because that was where he and my contract got into a bit of a conflict. Vicente wanted an engineer to sign off on the plan and that would have cost $400-$500 more, but my contractor rushed him to get it back, in which we received it back in 2 weeks with corrections minus the engineer stamp. We re-submitted it and got approved. To this day, I am unsure as to why Vicente recommended the engineer approval? During the process, Vicente drew up a plan for my bathroom conversion as well. The plan got approved instantly at the counter at the city. That plan also took about 2 weeks to draw. I thought Vicente was professional, knowledgeable, and did a good job in satisfying his client's needs. I thought the timeline was good, so please be sure to discuss your time frame with him. Additionally, I would have given Vicente a 5* if he and my contractor had gotten along. I am a first time homeowner and these projects are my first two projects; therefore, my view can be limited. However, I will contract Vicente again for future projects as he delivered a satisfactory job with a decent/negotiable price.

We hired Ted Woods as our architect to build a new residence in San Bernardino County. We are still in the design phase, so this is a preliminary review without any photos. Ted is exactly the kind of architect we need. We phone interviewed quite a few before meeting with Ted and selecting him for our vacation home rebuild. He's a very knowledgable professional and produces a great product on paper. More importantly he's been a real creative "idea man" on so many levels. From how to maximize space on our strange shaped lot while still including great outdoor space l to reuse of materials and advice on demo and construction. He has incorporated our ideas in an iterative process and some of that has been on the phone and by email since we are remote from the site and his office. He also has connections to many people in the building and construction business around here, including the County offices where our plans will be approved. We look forward to showing off our final plans in the coming months as we move into construction phase with Ted along side us.

Gaspar is an awesome architect! After meeting with several architects, we chose Gaspar because of his price, his calm easy-going demeanor, and his knowledge. He designed a 3500 sq ft custom home for me. He was always responsive and easy to work with. He listens to suggestions and guides you with available options. His prices are competitive and he does his best not to incur additional costs. I would definitely work with Gaspar again.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
