Amin is great. He is very pleasant to work with and did a nice job with our fan installation that required the installation of all of the wiring in the ceiling. He was careful in trying to make clean cuts in the drywall to make patching easier as well.....very thoughtful. Finally, he cleaned up after the mess..Thank you. We will definitely use him again.

I wanted to replace under-mount two bowl sink and contacted several plumbers but all of them told me that replacing under-mount sink is very difficult and could damage to my granite countertop. However, Amin agreed to do the job after inspecting my kitchen sink and did a wonderful job. Even dishwasher installers from Lowes appraised his excellent job.

Gabriel was great! He definitely knows what he is doing and let us know about some electrical concerns he had regarding our wiring. We had him install 3 ceiling fans and a porch light. He wasn't able to finish the 2 of the ceiling fans today due to the surprises that came up but he informed us of the concerns and reasoning and planned to come back and finish everything. He completed what he was able to and left everything very clean. Was here on time and very professional, will definitely be using him for any future jobs.

Houman came to evaluate my project for an IKEA kitchen installation on a short notice. He was very accommodating when scheduling an appointment, called from the road about very short delay and arrived on time. His estimate was not the lowest, but he said it was negotiable. He approached the project with professionalism and the desire to meet my needs. Even though he didn't do my project (as I chose an IKEA contractor), I was impressed by him.

My experience was great. Four ceiling fans were installed without a problem. One fan was replacing a light fixture and had to be centered on a 2nd floor ceiling and it looks great. The installation of a patio was fan looked so good that I had him come back and remove and correctly install a patio fan that was done by someone else.

Installation of flooring. I was not going to install in the kitchen flooring because of a cabinet that sits right above my fridge. Mike the owner said he would move the cupboard up an inch so the flooring and the cupboard would still leave room for the fridge. No problem and free of charge! How great right? He had his laborers do the flooring BEFORE and then told me he was unable to move the cabinet. Since he couldn't leave my fridge in the middle of the kitchen floor, he had his guy force it into place and cracked the cabinet. NOT only that, there was a vent that was suppose to go just under the front portion of the fridge which was already cut out....but now could not fit into the hole because the fridge was too tight against the upper cabinet. So...he had a piece of flooring cut and put into the hole with the grain going in the opposite direction!!!!!!!!! I now have a cracked and ruined cabinet, a floor with patchwork and will never be able to move my fridge for cleaning behind and under. I can only imagine what damage was done to the new flooring under the fridge. BTW, I work for a union contractor so the laughs on me.

We hired ERCAN for a bunch of odd jobs: hanging curtains on tall windows, installing a baby gate, fixing a broken toilet water valve, covering our side gate with aluminum mesh and painting it, installing outdoor security cameras, and installing a new smart lock on our front door. They were punctual, went to Home Depot/Lowes for any parts that they needed that we did not already have, and worked very hard on each project. They had me check all of their progress as they finished each task to make sure it was too my liking. The only downside was that their initial quote was way lower than the actual cost as they underestimated the amount of time and work each job entailed, but they did work very hard (and even on a hot day like today with our AC on the fritz!) and I think the price we ended up paying them was fair and well earned.

After looking into our project (drywalling garage and some demolition), we realized we wanted to wait on this project and save up for a better budget that would serve our needs better. However, our experience with George was very professional from the get go. He called and stopped by the very same day I posted the project. He provided an estimate on the spot, and even stopped by a day later to drop off a written estimate. Since we want our garage to serve as a gym/work area, we realized we needed a bigger budget to serve our needs and have the final project be as nice we'd like. George's professionalism left me feeling very impressed and comfortable with him. This is the type of man you could trust both inside/outside of your home, and for this reason, I'll definitely be considering George for any work my home needs in the future!

John immediately responded to my request and answered all my questions. The job was custom-fitting a bedroom door, and installing it. John showed up on time, brought all the necessary tools, and quickly did the job (meticulously cut, router, paint, install, etc.). Quality of his work is excellent! Would definitely recommend him!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Can a handyman do plumbing?

In some states, a handyman can provide plumbing services, but it may be in your best interest to call a plumber, particularly for issues more major than unclogging a drain or attaching a new sink. Hiring a plumber is important because mishandling your water and gas lines has the potential to do great damage to your home, your family’s health, or even the safety of your neighborhood. A handyman is not legally required to have any training or licensing in plumbing matters, while a licensed plumber has undergone years of education and on-the-job training. In some cases, homeowners insurance won’t cover damage caused by plumbing repair done by an unlicensed handyman.

According to the U.S. Department of Labor, most plumbers learn their trade through a four- or five-year apprenticeship with 2,000 hours of paid on-the-job training. They also receive classroom education including “safety, local plumbing codes and regulations, and blueprint reading. They also study mathematics, applied physics, and chemistry. After completing an apprenticeship program, plumbers … are considered to be journey workers, qualifying them to perform duties on their own,” according to the DOL. Licensed plumbers should do continuing education to keep abreast of safety and technology changes. Poor plumbing can lead to sewage backups, a flooded home or even natural gas leaks, so it’s best to leave it in the hands of a specialized professional.

Hire skilled professionals for absolutely everything.
