I was looking for a retro appraisal for a trust estate. Andrew followed up on my quote request when I got busy and didn't respond back right away. He was polite, helpful, explained thoroughly what I could expect, and he was honest!!! He turned around my appraisal report the same day. I highly recommend Andrew for any of your real estate needs!

Lisa has been our real estate agent for our last few times. Lisa is knowledgeable, understanding, honest, fun and extremely thorough. On our most recent transaction, we relocated before our home went on the market. We were confident from previous experience that Lisa would take care of everything and communicate throughout the process. We highly recommend Lisa!

I am so impressed with the property management connection, especially The president Justin Schaller. He manages my ocean front condo and has placed the best tenant and handles everything for me so I can focus on my life and not worry about my property! He is very thorough and professional, he goes above and beyond to do the job right. He covers everything from A to Z and I will be entrusting my property to his care for years to come. And when I’m ready to sell, I will definitely use Justin as my real estate agent. He makes everything efficient and stress free. He is also very kind and easy to work with. I highly recommend him for all real estate needs! Thank you Justin!

If you could "design" and "build" the most perfect Real Estate Agent, what qualities and characteristics would you include? What type of finished product would this agent be? Would you be extremely happy with the results that were produced? If you were, then you have just "built" Robyn Webb. Robyn is honest, experienced and knowledgeable about the demographics of your target area. You may not want to hear what she says about your house, but for us she was 99.9% spot on. Robyn entered the picture with her design expertise and following her advice on remodeling a few areas in our home, we were able to sell our house in 3 days at a higher price than expected. Robyn was able to accomplish this because of her work ethic and negotiating skills. Robyn and her team are the absolute best to have working for you. We recommend Robyn without any reservations, as your Real Estate Agent. Steve and Carolyn Fowle

Alex spent a year with us looking for a perfect home. He was very patient and polite. Never forcing us to make a quick decision, never praising any properties just giving us facts much needed to make a proper decision. Finally, in the middle of the hottest real estate month, we found a perfect property. The problem was a bidding war. The property was in highly sought after North Fontana, right at the foothills. Alex's negotiation skills help us win the war and still not overpay for the property. If you are looking for honest agent who'll found you a dream home do not hesitate to contact Alex.

Monica is the first of many agents in the saturated California real estate market that actually impresses! She is highly motivated, extremely personable, and ALWAYS RESPONDS day or night. She continuously assists in searching and re-searching prospective properties for our highly unique situation, while providing perfect suggestions for alternatives. Monica follows up just enough, yet has remained highly flexible in our ever-changing parameters. We believe she has just curated our perfect selection and we are very excited! Hopefully the offer is moving forward so we can soon be celebrating with her in our new home. We are so impressed that as we acquire additional properties in the region, we hope to continue working with Monica. She is my NUMBER ONE recommendation for anyone looking for a home in Southern California - all referrals will be sent her way. I'm also happy to call her a new friend!

I had come to a point in time where it was time for me to make the move and begin my search for a house that would be the beginning of my real estate future. I was nervous, cautious and had no idea what I wanted. In order to make an informed decision, I wanted to find somebody who I could work with that would work with me. I found Jennifer through word of mouth and decided to contact her as she already had a great reputation for her sincerity and professionalism in her work. As soon as we met, we hit it off. She was very open to all of my concerns and she was great about giving me a basic introduction to all of the different things I needed to be prepared for in my search for a home that would be right for me. The more questions I asked, the more confidence she gave me as somebody who I could count on to help me. We went over everything and she was able to use her knowledge and resources to help me make an educated and confident decision. I would recommend Jennifer to anybody who is looking for a supportive, knowledgeable and professional real estate agent to help them make one of the most important decisions they will make in their lives, buying a home.

      About

Our genuine concern for our clients is probably our biggest stand-out feature. We will never give up on a client, and we will never do anything but what is right for them. Over the years, we've watched so many Realtors that give up so easily when things get a little tough on a deal. Whether it takes two days or two years, we are with our clients until the end goal is reached. And we also stay around after our deals are done. We keep in touch, and we're there to help them when questions come up in the future. We care for our clients and we work hard to always show it.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

      • Represent clients who are looking to buy, sell and rent properties.
      • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
      • Determine competitive market prices by comparing properties.
      • Create and publicize lists of properties for sale, including details such as location and features.
      • Market properties through advertisements, open houses and listing services.
      • Show prospective buyers or renters properties.
      • Present purchase offers to sellers for consideration.
      • Mediate negotiations between buyer and seller.
      • Ensure that all terms of purchase contracts are met.
      • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

      • Home inspection: $200-$350 or more, depending on region.
      • Home appraisal: $250-$400 or more, depending on region.
      • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
      • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
