Eddie showed up and was willing to work right away. After agreeing to install 4 ceiling fans and 15 recessed lights (4) 6" can and (11) 4" cans, his price was great for the amount if work to be done. The house we live in had interesting construction to say the least. The entire time he was optimistic about the poor construction of the home and he came up with numerous options to work through all roadblocks! He used top of the line products and after the lights were installed the house was ready for paint! His work is awesome, he is fast paced and great at what he does! The house looks amazing now! I will definitely be using him again for future electrical jobs!

Scott was great to work with, he gave me suggestions that helped me to decide just what I wanted done. Scott is a hands on contractor and did most of the work himself. He drove to a previous job site so I could visually see what I was getting. I decided on a diamond pattern with broom brush in in different directions and a boarder around the edge of the driveway. The effect was assume, by using this pattern it gave the driveway the look of using different shades of concrete(no color was used). this is by far the best looking driveway in the neighborhood. his workmanship added many more dollars in value to my home. thank-you Scott. We hired Excel Construction (Eyal) to completely remodeling our kitchen and to design and build a large wet bar. The remodeling job that they did included the demolition of the existing spaces, the removal of several existing walls, rewiring of some electrical outlets and switches, re-plumbing the new spaces, remove and install new flooring, new upper and lower cabinets, install new marble countertops, installing new lighting fixtures, fresh interior paint, some drywall repairs and adding a new large island at the kitchen. Eyal and his working crew did a stunning remodeling job. Eyal create for us a complete design of the work based on what we wanted and needed, guided us through some space limitations of the house and presented to us some different ideas that met our needs. The remodeling job was delivered on time, within budget and with high quality. Eyal was at the house every day and made sure that the remodeling progress is on track. He was there for each and every step of the work, which was extremely important to us. We highly recommend them for anyone who is searching for high quality remodeling or construction work.

I originally used Haggerty Construction a few yer ago for improvements to my rental properties. The crews always showed up on time. And were always professional. They finished on or ahead of schedule and were always able to work within my budget. Because of this I decided to use them for a small but high end bathroom in my own home. We hired AtoZ Construction after meeting with several remodeling companies and are very happy that we did. We had a big home project which included a room addition and a bathroom and were very picky on our screening process. AtoZ Construction surpassed all the other companies from the initial consultation, they were professional, took all the time to fully understand our expectations and needs and their price was very competitive. The project was finished on time, and was a smooth process with no surprises or delays. Rami the Meneger was supervising the entire process and was always available for us to answer questions or make slight changes if needed. We met with the designer who provided us a 3D design which was very helpful in seeing the final outcome. If you are on the fence on this one, AtoZ Construction is the way to go. We highly recommend them to anyone and love the final product of our project.

Over the last three years we have been using McCormick Construction to upgrade the house we purchased in 2008. Joe and his team have added a new Master Bed and Bath (2011) and last summer removed the attached single car garage and built us a man cave big enough for all my toys and my wife's crap. Both the Master Bed/Bath and Garage get very positive comments from the neighbors that walk by the house. Great workmanship, very creative problem solver and his team recently did my parents kitchen remodel last year. Highly recommend him.

I hired Inside Out Contractors to remodel my master bath. First of all, the quote I received was so reasonable that I was able to remodel both my master bath, and a half bath for less than what several other contractors had quoted me to do just one bathroom. And when I got the final invoice, there were no surprises or extra charges that I had not previously agreed to. The only additional charges were for extras that I had requested. Brad with Inside Out was great to work with. He was very helpful in suggesting different options and ideas, and never tried to “upsell” me or tell me I needed to fix or replace things that weren’t necessary. He even met me at Home Depot so I could show him exactly what I wanted. When we started the project, Brad showed up on time, worked quickly and efficiently, and cleaned up every day before he left. He finished the project when he said he would, and I couldn’t be happier. Both bathrooms look great! I would highly recommend InsideOut contractors if you are considering doing a remodel. We had 3 bathrooms remodeled by hillstar construction, which included 2 complete remodels (master bath and Jack/Jill) and 1 minor updating of guest bath. This is our first remodeling experience and lior and his crew made every effort to accommodate our needs and requests. We relied on lior advise for details and very happy of the outcome. lior responded promptly and communicated well, and his attention to details was really good. We also noticed that hillstar construction used higher end product than other contractors when we compared the estimates and asked specific questions. They installed frameless glass showers and completely replaced floors on two bathroom, changed countertops to quartz replaced we actually had to change painter (from different paint company) to lior crew as we did not like the original work. lior crew completely removed wall paper before painting, which original paint person could not do. Major part of renovation was completed less than 2 weeks, just couple of hours for installing glass showers later and some paint work due to change of painter along the way. Overall, we are extremely satisfied with the quality of the work done and the outcome. Also, LIOR went beyond as a contractor as to helping us manage the house while we were away during renovation, and it is very much appreciated. Bottom line, he can really be trusted for the quality of work he provides.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
