This is my second time hiring David. I had a very good experience working with him before, so I trust him and decided to contact him again. My new project was THE TOTAL GARAGE REMODELING (GARAGE CABINETRY). Project wasn’t easy because we had a limit of time + I wanted to reuse the old cabinets wood to save money. David helped me a lot he did such a big tough work, starting from buying needed things and finishing by cleaning the garage after a done work. There was a little problem working this time - scheduling the time. However, I guess this is because he’s hired by many people. I never get angry when he’s late, because it’s really worth to wait his come. If he comes, he will do the work, do it very good and will finish it! I’m very satisfied with a done work this time too! Thank you David very very much! Also, my first time hiring him was for a project INTERIOR DOOR INSTALLATION David: - made the appointment - discussed the price - cut the door - drilled the doorknob hole - installed the door handle & hinges from the old door into a new one - painted the door Everything was done in one day: quickly, responsibly and efficiently. I originally hired Cruz to put up a fence. However, I quickly realized he was skilled at other areas including painting and home improvement/repair. He did an excellent job putting up my fence, painting it, as well as fixing a few things inside my house in the kitchen and living room. He was extremely professional and his work quality was great. Would definitely hire him again if I need any help with home improvement. Highly recommended for any and all home repair, fencing, and painting!

I hired Casiano's to replace my kitchen faucet. The faucet was making noise and then water spray got clocked. I had already purchased a replacement faucet that was recommended by my HOA, so I just needed someone to come and replace it. I wasn't able to be present, but my renters liked that setup was friendly and professional. When I arrived to inspect the work, I found everything as good as new. I also appreciated Casiano's flexibility to accept payment via PayPal. This allowed me to not bother my renters with payments, inspect the work afterwards and pay without scheduling further visits.

Let me preface my comments that I do not generally give 5 stars for any services. Gerald accommodated our off hours request by working on the weekend, responded very quickly, and quoted the in within hours of examining the project area. He was on time, very professional, and stayed beyond a "normal" work day to complete the job so we could see clients first thing Monday morning. As with most remodeling/refurbishing projects, unexpected glitches and delays come up. Overall, we are extremely grateful for what Gerald did for us!!

Jasper was on time, responsive, and did an incredibly high quality paint job on our cabinets and even helped us install new handles, knobs, and hinges in a short amount of time. Our kitchen and bathrooms now have a great new 21st century look (updated from its original 80's look and feel). The quote we were given was extremely fair. For the overall experience of this job - the only word that can be used here is indeed 'outstanding'.

Richard Hynes is a very detailed professional. Upon meeting Richard I felt comfortable about the project. We originally wanted to order materials for the project and he had suggested to me that he would order any materials and provide us with the receipts. Luckily we let him order the material as it turns out the ones we wanted to order were undersized for our project. Richard came and seismically retrofitted our home. He also helped us on our kitchen and bathroom remodels while managing the project the whole way, hiring subs, coordinating between myself and subcontractors and achieving the results desired. Richards pricing was 20% cheaper compared to licensed professionals in the area. We are so glad to have had his help, as the previous worker we hired from thumbtack turned out to be unlicensed at a cheaper price, but ended up costing us a lot more money in the long run.

GMBC Construction came highly recommended from my in-laws who used Eli and this company to remodel their entire home and they were thrilled with the whole process. We just finished a 400 square foot room addition and we could be happier. Everything went smoothly and professionally. My wife and I are both super busy and knew we needed someone who was going to take care of every detail and when we met Eli, we knew he was our guy. Good Value, High Quality, Efficient Work. We recently bought a house and called on Lifetime Remodeling to help us with a kitchen remodel and replacing the old roof. My wife and I are inevitably more difficult as clients than your average homeowner is, but we could not have been more impressed with Lifetime Remodeling. Firstly, their pricing knocked the competition out of the park, and the completeness and detail in their proposal and scope of work is like nothing I've seen before from contractors . As a home owner we were initially wary of having an additional external project manager on site, but Samuel and Matan from Lifetime Remodeling are absolutely fantastic: knowledgeable, reliable, resourceful and respectful of our role to design the project. The work itself was performed to a really high standard: the crew were excellently coordinated by Frank the foreman; they came when they were supposed to; and were clean and tidy. I would have no hesitation whatsoever in recommending them to others.

I worked with Lemon Remodeling on a kitchen upgrade. They were very prompt when I had meetings with them. They were extremely friendly, professional and communicated well. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
