Farhan A. says, "Choosing Urban Nest to completely demolish and reconstruct our home was the best decision we could have made. Before finding them, my family and I spent months contacting numerous companies. We were constantly disappointed by incredibly high quotes that simply did not fit our budget. Everything changed when we contacted Urban Nest. As a full-service design-build company, they handled everything in-house—including home architecture, interior design, city permits, and construction. From my very first phone call with them, the experience was flawless. Their team came out for an initial visit, conducted a highly comprehensive analysis of our goals, and provided a very reasonable, transparent quote that finally fit our budget. Throughout our entire home construction journey, they were the most accommodating, professional, and communicative team we could have asked for. They turned what is normally a highly stressful process into one of the most rewarding experiences a homeowner could wish for. I recommend Urban Nest with the highest praise I can offer. If you want a team that delivers elite quality without the inflated price tag, look no further. — Farhan Arshad"See more

Johanna M. says, "I interviewed friends and family and could not find a contractor through those means. So I found 3 contractors to come take a look at our kitchen/mini remodel using Thumbtack. All of the 3 contractors came in very close in terms of the bids $$. We choose On Design and remodeling to work with us because we felt they would have the best working relationship. Aviv told us that they would have great communication during the whole process and they did. The whole team was very responsive to any question and any issues that arose. We remodeled our kitchen and replaced the flooring in about 75% of the house (engineered hardwood and carpet). The work also included structural engineering support of an exterior wall as well as removal of a wall in the interior. After the dust settled the team completed the project in approximately 12 weeks and the team finished on time and on schedule. They actually finished a few days early to the plan. We were thrilled with the level of communication as well as their care with our family. We decided to live in the house during construction and the team did a lot to try and make it as pleasant as possible. They did a good job of keeping the site clean before they left each day. We did have issues with things as the project progressed, things just come up. One of our cabinets did not fit as we thought it would. Aviv and Raz were able to take care of it. Got us a different cabinet - one that fit the right way, and very quickly resolved the issue. Overall I would, and have, recommended On Design to family and friends. I don’t think it’s normal to have such a smooth and painless experience during a remodel. I’m really glad we used On Design, it did take a lot of stress off a very stressful situation."See more

Arun Panda says, "We approached this Construction company through the sales team before COVID time to build a backyard cottage . We were assigned with a project manager who did fair negotiation and also educated us with the process. While the approval from the city took some time the project was started soon after the approval .Unfortunately the 1st pm left but the owner and a new project manager Shai was assigned. He drove the project changes huddles all very smoothly.Highly rating the construction company with complete package of committed designed , project manager , construction worker. They do live to the commitment and partner well through the development. If I do another project , I wouldn't think twice before going back to LU Construction.A must company to at least try once if you are interested to build ADU."See more

Rachel C. says, "TechLine completed a project for us in Palo Alto in Aug-Nov 2024 and they did a great job. We were looking to replace all the windows, insulate all exterior walls from the inside, replace old knob and tube wiring, and replace the roof in our 1930 house. Their bid was on the low side compared to the "Palo Alto prices" that I received from some of the other contractors. Some contractors come in with arrogance and cologne and give you imprecise estimates or "maybe if you are lucky we will work with you" attitudes, or get mad when you ask for details on their quotes. Lorena and Ben were friendly and answered my questions with patience, and seemed trustworthy. They didn't have a long history or local references, so I did want to check references, which checked out great. Contracting was easy. We changed a few window sizes so needed architectural signoff for our permit. If there was one weakness it was this process as their designer made some measurement errors that slowed us down - but we did get the drawings done and the permit issued (and they do have other designers they work with). Once the permit was issued and building started, TechLine went to town with A+ performance and attitude. They were very competent, showed up every single day, worked fast, and were respectful and friendly with all questions and unexpected things that came up. I tried to visit the house every day or two to make sure things were as I wanted, and TechLine was fine with this. It helped move the project along and answer any questions quickly as they came up. I am thankful they were gracious about this oversight because I could see some contractors feeling cramped with this approach. For me, it really ensured the project turned out how I wanted it. We added to the project as we went when we saw opportunities, and they were always reasonable in their pricing and fast to execute. The end result is fantastic - the house is airtight, the finishes are just what I wanted, and we're very happy with it. Re: timing, we had to move out and were worried about doing construction during the rainy season, so we wanted it done fast. The whole project was done in 3 months as promised, even though we added to the scope as we went. My neighbors were amazed by how fast it went, and one neighbor subsequently hired them for a project. I did hire a separately licensed electrician to do the rewiring, which I was not so satisfied with, and probably should have had TechLine do the electrical too. Overall, I highly recommend TechLine. Thanks to Lorena, Ben and Jose and team for helping us make our house so much nicer. I would definitely hire them again."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
