I contacted Steve to inspect the roof of my room addition due to leaks. Steve was able to come out the following day for an inspection, and he was able to give me a same day quote which was several hundred dollars below the other quotes I had received. Steve and his crew were able to complete the work the same day and although I was at work he stayed in contact with me via cell phone which included pictures. I absolutely would recommend Steve for roof repairs without hesitation. As a matter of fact, I plan to contract with him to do additional construction projects on my property. If there were six stars I would have given it to him.

Rating: 10/10 I had requested 2 sofa's to be picked up and be taken to the dump! One sofa was a large sleeper "L" shaped sectional and the second sofa was a studio sized "L" shaped sectional. Mr. Loera was extremely professional and responded quickly even though I am a night owl and was corresponding late at night. He was able to fit me in-in his schedule and Not only did he arrive on time but he was even a little early. Mr. Loera was very polite and nonthreatening. Easy to approach and got right to work. He wasn't pushy or try to change the price we agreed upon last minute. I would definitely Mr. Loera & James R Loera Construction; to any single females that need help moving things or to anyone looking for a reputable and trustworthy professional. I will definitely be calling Mr. Loera for future projects!

David is a real professional contractor .His knowledge of the concrete job I had hired him to do ,far exceeded my expectations. He also did stucco repairs to the exterior of our Apts and demolition and removal on certain areas of the complex. New Mellennium Construction (NMC) provided excellant service and a truck load of advice during the almost month in which Mr. Torres was performing various jobs during our house overall. The roofing, first class. Not only do they do roofs but just about any other construction related job. Installed french doors, modified my fireplace, removed and install dry wall and assited with some electrical work. I would recommend NMC to anyone who wants good work done at a fair price and he is a California State License contractor which alone speaks volumes.

When Chris and his father Tom built an 800sq.ft. detatched two story structure on my property in Costa Mesa. From the get go they were timely and well versed in the art of construction. I highly recommend Steve Fry for your construction needs! We had a barn door custom made just sitting at our home and in need of installation. Steve responded timely to my Thumbtack request and we made arrangements to meet within a few days. He showed up on time and was prepared to do the work. The door kit was a bit raw, but he knew exactly what to do. He was friendly, and is truly and expert in door hanging. The final product took only a few hours and it looks beautiful. After our initial contact on thumbtack, I called Southerland Torres company on the phone. I was so reassured by our conversation that I made an appointment for an electrician to come to my home and fix the problem. I had chosen a date about a week away and by the time he came over I had thought of a few more things that needed fixing too. All projects were done for a lot less than I thought it would cost me. I am so very pleased with the company and would recommend them to any and all that need any electric, plumbing, appliance repair or general construction issues they need addressed. Thank God for Mr. Peacock. We had a serious problem that was left behind by the previous contractor. Five other contractors could not and would not fix the extensive trim problem on the the master bathroom, guest bathroom and the massive retaining walls behind the pool. Only one man and his team in Southern Cali could do that Job!! My hats off to Dave Peacock and the Stainless Genius team. The work is handcrafted, nothing "off the shelf here" and we are talking well over 200 feet of custom stainless steel trim on the exterior and interior. The work was not cheap but the price was fair and reasonable. We will have them back to do more!!

I would definitely recommend Sami and MHD for home renovation! I shopped for several companies and Sami provided the quote fastest with a very reasonable price. He is detail oriented, always responsive to calls and requests. He brought us to pro source stores to shop for material. Great quality with wholesale price. I did hard wood floor on my second and third level and the stairs for more than 2000 square feet. We used laminate. Sami did a fantastic work without using quarter round as transition per our request. It looked fabulous. Sami is definitely a trustworthy person and such a perfectionist with patience. We needed a project manager who is willing to spend time on our home while we can stay away and busy with our business. And Sami is definitely the one you can give your home to.

We had many different projects in our house. Sergio worked on everyone of them very professionally. For example we had electrical wiring Problem in our house. The technician that came to my home was Tommy and he did an excellent job. We had a flood from our upstairs bathroom while everyone was out of the house and it flooded almost every room upstairs and then went through the ceiling and damaged our kitchen, family room and lower bathroom. Tommy came with another technician. They were both dressed very well, clean cut and the first thing he did was give me his card with his direct number on it. He then asked if he could walk through the home with me and he showed me all the areas that were wet and how far up the walls the water had gone. He used a moisture reading tool and he took plenty of photos so my insurance company could see. He explained what the process of getting my home dry would be and what exactly he would do and the time frame he thought it would take. He made sure that I was completely in the loop of everything his team was doing and the entire team were very considerate of our home and our belongings. Tommy went as far as meeting my insurance adjuster back at my home even though it was scheduled during a time that he wasn't supposed to be here. Tommy made sure to keep me in the conversation with my adjuster and himself. I would highly recommend this company should anyone I know suffer from water damage and I kept his card in case I ever need their company again for my own home.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
