Not knowing what thumbtack was exactly, I put out a request for cabinet assembly/installation. Within a day I decided to use a former contractor for that work but Jose had responded quickly for the job. I noticed on his list of specialties that he also specialized in concrete so I asked him if he would bid on a patio project I had in mind. Not only was his bid 30% lower than two other licensed contractors, but he was willing to do extra work for just cost of materials. His level of communication was always good and timely, he always showed up at the time he promised, he accomplished his daily commitments and goals on time, his helpers were tenacious and diligent, he cleaned up the yard every day, he had a team of workers who each knew their required tasks at hand, everyone worked long hours until their duties were completed, and needless to say, the patio slab came out perfect as I can tell. I am a retired handyman and I have never seen a better performance at a job site. After the job was completed, Jose came back the next day to power wash the concrete and because I couldn't be available for the next couple of days, Jose waited patiently and trusted me to pay him his balance owed him when we could finally get together. Jose has obviously impressed me with his professional demeanor, sincerity in his desire to satisfy his customers, and conscientious strive for perfection. I found his work ethic second to none. I will use his service again in the future. I am a difficult person to please and many contractors have found me to be too demanding but with Jose he was always at least one step ahead of me. I needed a couple of panels replaced on one of my patio covers. Keith arrived on time and completed the job in a short amount of time. In addition, he was friendly, did a great clean-up, and I'm pleased to say there were no "hidden" charges. The final cost was the initial estimate he provided to me. We had David rip out our 27 year old shower and install a new, modern, tiled shower enclosure. The results were beautiful. We also had him rip out the old lightbox and install new lights, rip out the old vanity and install a new one, and then texture and paint the new drywall. It was all done very well. David was always punctual and conscientious, and worked long days to get our job done as quickly as possible. It looks great, at a fraction of the cost of what Home Depot or similar businesses charge.

Contacted Carlos and explained the minor project (dry wall, taping and texturing) and he was able to come over and provide a reasonable estimate same day, and complete the work the following day. His team that came to complete the work were very friendly and personable and even offered help in other minor things in the house at no extra cost.

Eric and Wisk Construction did a fabulous job with replacement windows on a rental property. He was able to deliver Milgard Windows that were similar in cost to other local, non brand windows. He was always prompt to respond, on time and straightforward. The product and final results were terrific and he was considerate to work with our tenant’s schedule. I had some miscellaneous outdoor work I contracted with this company including tree removal, demo and masonry wall repair/infill. Jason was punctual and professional. We communicated before the contract was carried out, during, and at close out. He was clear and upfront about cost issues. The cost was fairly priced as well as the add services. My advice as a client is to be clear and upfront if you have issues or questions. Most things can be resolved with your contractor if you keep communication lines open. You can always say no or ask them to fix the work if it is not the agreed upon expectations.

I also hired Cheryl personally to remodel a part of our home in Mill Valley which from concept to completion turned out exactly as I had wished in an unbelievable time frame. I found Chris when I was given one of his fliers by a friend who raved about his work. I only deal with licensed contractors, since I've been burned before and there's little recourse when they disappear or change their phone#, plus eventually I have a lot of work I want to get done and I want it all legit in case I need permits,etc... And licenses tell me a person has made the effort to put his time in, learn a trade, and become licensed. It's cost me more money to fix things that have been done sub-par over the years. The paint on my house trim was peeling and I could see the wood was becoming damaged in some areas, which means more money to fix rotted wood, so I was anxious to get the exterior paint done. I shopped around. Chris gave me a fair estimate, plus he was confident in his work and I saw the results at my neighbor's house. I loved that he was very respectful of my house, my yard, clean up, and his work was so clean! He gave me a head's up that some of the wood may be more damaged once he sanded the old paint. He showed me the damaged wood and gave me the option to fix it or not, which of course needed to be done. He replaced some old window sills and window frames. You can't even tell which ones he replaced! Everything matches the other windows! I couldn't be more pleased. After a few weeks I saved some money and was still so excited about the outside of my house finally getting done right that I decided to get some work done in the bathroom. My house is 90 yrs old, the interior walls have plaster not drywall, which many guys don't want to touch, but Chris said "No problem!" it's one of his specialities. He explained what's involved, wrote an estimate, and now I've got one bathroom done and it looks AWESOME! My husband is impressed. We're going to have a dinner party with friends to celebrate. Chris is a solid guy with good old fashioned work ethic. We have only great things to say about his work! After the new year we're going to save money and have a deck built so my husband can barbecue outdoors. Thumbs up times a hundred!

Mr. Finley remodeled my bathroom. It was done on time & there were no cost overruns. What I was mostly impressed with was there attention to detail. While most contractors leave a mess after each day of work Mr. Finley's crew cleaned up each day they worked. As a business owner I value the professionalism of work Mr. Finley and his crew showed. I needed a new fence carpenter to build a fence and add a wall inside my home that was being remodeled. The fence looked beautiful and the wall was done well so I decided to ask if they also did bathroom or kitchen remodeling work. Bill said that he had a wide range of work he could perform or manage for me so I started small and had them redo a small bathroom. The bathroom work included cabinets, bathtub, shower walls, new travertine floor and painting. After the bathroom was complete and saving up for a few weeks we moved on to the kitchen. He assisted in the design and layout with the designer. The work took several weeks but it was beautiful and was much better than the drawings. After several months of work on my home, it is perfect with there help. I can't thank them enough and will pass there info on to friends.

We had a fairly severe and undesirable situation with our kitchen sink, plumbing issues, pipe leakage, rust, mold, broken sink seals etc. Bill came to assess the damage, was professional, honest, knowledgeable and was ready to expedite the repairs ASAP! Upon prompt schedule he replaced and repaired the kitchen sink, pipes, garbage disposal and surrounding surface areas. The communication he upheld, workmanship and credibility to stand by his work on a secondary repair is outstanding. I will definitely use him again!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
