I own several properties in North America and I wish I could have Sunny Coast Manage all of them. Sunny Coast has been managing my SanDiego properties for over 5 years and have been doing a fantastic job. They take care of everything including managing repairs and services, tenant placememts, and paying property expencies. Their management fees are very reasonable. They are responsive and provide a high level of service. They also have a good eye for the right tenant. All my tenants were evaluated and qualified by Sunny Coast and each tenant has been great and headache free. Best of all they don't bother me....they take care of the issues quickly and efficiently on their own. Their accounting is extremely transparent and all property expencies and revenues can be found very easily online where it's updates regularly. You can filter different categories such as taxes, rent income, repairs, etc....they also upload scans/copies of services invoices and bills to your account. Very user friendly.

I partnered with Nobel Real Estate Services two years ago and have not regretted a single moment. I interviewed several property managers in preparation for my first experience as a landlord. I was anxious about finding good tenants QUICKLY. I also wanted to work with a property manager who didn't cut corners. I selected Dennis Rosen because of his professional integrity and experience. Dennis communicates clearly and professionally, he is responsive and punctual, and he is service-oriented (for both tenant and landlord). For example, he explained the overall process and how Nobel ensures funds are deposited prior to the first of each month. (My anxiety started to subside.) But more importantly, Dennis shared his experience, insights, and words of wisdom. He explained various warranty and service options for the appliances washer/dryer/refrigerator/microwave/etc. as part of the rental agreement. I also remember Dennis saying that there is always a "settle in period" when tenants may have a flurry of requests. Sure enough, he was right. The tenants communicated primarily with Dennis and he was prompt and responsive in communicating with me and addressing their requests/issues. (Anxiety dropped again.) Overall, I have had a very positive experience. Without hesitation, I highly recommend Dennis Rosen and Nobel Prop Mgt.

Golden West Management has been managing two of my properties since November of 2013. I could not be more pleased with their service. I used Priority One to manage my property in North County, before they helped meto sell it 2 years later. I dealt with the owner most of the time, which was refreshing. To be able to get a hold of Marc directly was a huge reason I enjoyed working with them so much. Any questions, issues, concerns...anything...was handled with attention and quickly. I loved how I had my own online portal and could view contracts, statements, receipts, etc. at any time. They are a one stop shop!

The Home Team Property Management is the best professional in San Diego! I had to move out of country in a short notice, but meeting this professional team tremendously assisted my family in so many way, not just managing my property. Professional, but extremely polite and personal at the same time. They had a professional photographer took photos of the property a day after signing the contract, no cost to the owner. Within a week signing the contract, the Team had my house rented in a market price. If you have to leave the area for while and don't want to add the extra stress in dealing with your property, seek this outstanding and professional property management team. Thank you Team!

We needed a new management co for a 4 plex in PB. Our, at the time, manager/president needed to step down and we needed to tighten up things all around. Jennifer was able to walk us through the transition and get us on track smoothly. She is a great communicator, educated, experienced and with great follow through. I also appreciate Total Property Management's online approach. It makes payments easier to do and track, it also keeps the HOA associations spending transparent which eliminates any owners concerns. I highly recommend TPM.

It’s been a pleasure working with Drew. I was looking for my first income property. Drew is very personable, listened to what I was looking for and was readily available to show places. He seems to truly care to see that my needs were met. He has proven to have a good grasp of the market and negotiating skills; knowing how much I could get the place for and how much I could rent it out for.. He also shows to be very driven and hands on. Drew made sure any concerns were met such as questions to the buyer/agent, HOA, and questions pertaining to the structure were met. The place also needed some fixing up. I wanted to look into possibly updating the kitchen and bathroom a bit. He coordinated time with a contractor to look over some of my concerns. Suggestions were also made to make smaller changes that would make a big difference and they did! Ashley; one of the staff members is also very pleasant and has also been very helpful. Buying a home can be a stressful process. Drew made sure everything went as smoothly and efficiently as possible in a very timely manner. I had planned to have Avanti then manage the property. Drew handpicked the tenants and it’s going to be rented for the price I wanted within a very short time span! I couldn’t be more pleased!

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
