Arisel responded quickly to my request for help on Thanksgiving Day when my water heater went out. It wasn't fixable but he had a new one installed before I got home from work the next day. I am very grateful for his speedy dealing with my problem.

He was punctual and courteous. When the water heater was about to be drained I had bright idea of catching water in a large barrel I had in my garden. He would not let me do any of the lifting and proceeded to set out some empty plastic storage crates I had and then transfer water from these to the big barrel. Absolutely marvelous. What a gentleman. On top of all this he also did an excellent job on the heater. I would use his services again in a heartbeat AND recommend him to anyone!!!!!!

One of my property's water heater stopped functioning, and we were in a rush to get it fixed. Ronnie was one of the first responders to my inquiry and he came within 30 mins and fixed the problem. It was dark and raining so we really appreciated the punctuality and the required work under the circumstances.

I hired Casiano's to replace my kitchen faucet. The faucet was making noise and then water spray got clocked. I had already purchased a replacement faucet that was recommended by my HOA, so I just needed someone to come and replace it. I wasn't able to be present, but my renters liked that setup was friendly and professional. When I arrived to inspect the work, I found everything as good as new. I also appreciated Casiano's flexibility to accept payment via PayPal. This allowed me to not bother my renters with payments, inspect the work afterwards and pay without scheduling further visits.

Did a great job with replacing our water heater. Was extremely thorough, focused on doing the best job possible. We ran into a few unforeseen leakages since our water heater was quite old but he came back the next day and helped replace those parts as well without other extra charges. In general, I felt that he did outstanding work.

Aqua Stat came to fix our water heater same day and were on time and professional. When it became clear that it needed to be replaced they didn't charge for their labor. They gave us the details about the water heater so we could shop around if we wanted. We ended up having them purchase and replace the water heater. They were able to replace it the same day. I would easily suggest them to anyone and will call them again for any plumbing needs.

There were some problem with my shower installation: even when turning the handle to maximum the water is not hot enough. They fixed the problem quickly. But the price is a bit higher than others. They told me it is hard to fix and the hardware is special compared to other common hardware and I probably need to turn off the water when they are fixing it. But it turns out that they fixed it within 20 minutes without shutting down the water and charged me $500 for two shower rooms. I like their efficient service but I will probably think again about the service fee next time.

Max fit in an assessment of our water heater late on a Sunday. He showed up early the next morning ready to replace it, and he gave us a very fair price. I also like supporting a local business! We will call Max again when we have plumbing issues...hopefully it won't be for a while though!

Greg was on top of the job and the estimate he gave originally was accurate. It was also the best estimate I got from almost 8 other companies I checked with. I would call Greg for all my plumbing needs in the future. He was also kind enough to unclog my bathroom sink which had been unusable for almost a year now. Even though it was not part of the work order but he obliged anyways. My new water heater is working great and I am very happy with Greg's work.

Gerardo replaced both mine and my neighbor's water heaters in our condo. We had a unique situation with the configuration and size of our units, and Gerardo was able to identify a solution for us when two previous plumbers could not complete the work. The installation was done exactly as he had scoped, and Gerardo was incredibly helpful in helping us understand our choices to replace the units. I couldn't be happier with the job, and I highly, highly recommend Gerardo if you are in need of plumbing services. Thanks again, Gerardo!

Mike showed up on time for same-day service. He was friendly, courteous and professional. He replaced a broken thermocouple on a hot water heater in a bit over an hour, performing the work for less than the price some companies quoted to come out and diagnose the problem, and competitive with the price others quoted for parts install only. Would readily hire again and recommend highly.

Amazing amazing experience. Arrived on time. Super friendly. Less than half the price of the other quotes. Explained everything. Went above and beyond what I asked. This is BY FAR the best plumbing service I’ve experienced in SF and in the US. Highly highly highly recommend. So happy with the end product. My shower has water pressure again. My faucet is not askew anymore and on top of all that regained water pressure. 5 stars all the way

Danny Jimenez was able to easily clear our clogged kitchen sink drain. He was very friendly and worked quickly after offering me a couple of fair quotes to choose from. We are considering a water heater upgrade in the future, and we'll likely call on Oak Plumbing to do the Job. I would certainly recommend Oak Plumbing to anyone seeking help with their Water Systems.

I am very satisfied with the quality of the work and the services provided by Omar. He was very polite in responding to my needs and questions. He offered a very complete service to meet the plumbing needs for me. The job was to replace the old shower head, faucet, spout and valve for a bathtub with a new set of Delta parts that I supplied. His services included replacement of water (cold and hot) pipes with new copper ones that will reduce some problems in the future. I anticipate future needs in hot water heater for my house. I would call Omar first for my plumbing needs in the future.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

When is it time to replace a water heater?

Although regular water heater maintenance and water heater repair may extend the life of your hot water heater, it won’t last forever. Most water heaters have a life expectancy of about 10 years. Many water heaters need to be replaced when they’re 8-12 years old — that’s when they start to show signs of fatal wear, such as leaking around the base of the tank. A water heater should be replaced when it fails to sufficiently heat water for the home; if your heater is operating erratically, check first for a blown fuse or a tripped breaker to make sure an electrical issue isn’t causing the problem. Another time to replace a water heater is when you want to upgrade to either a larger model or a more energy-efficient one.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

Who can fix a water heater?

When a water heater stops running effectively, it’s best to hire a water heater repair professional to troubleshoot the problem. Whether it’s a plumbing company that offers water heater repair services or a provider specializing in water heater repair and maintenance, most repair companies offer same-day service as well as weekend and after-hours emergency calls. Usually, water heater repair professionals are experts in both electric and gas systems, as well as tank and tankless heaters, and can repair any kind of unit.

Why is my hot water not working?

The most common complaint among homeowners is that their hot water isn’t working — and the water heater is generally the culprit. Typically, it isn’t making the water as hot as you’d like it to be. When the water isn’t hot enough — or isn’t hot at all — run through this troubleshooting checklist for basic water heater repair tasks:

  • Make sure the power is connected to the heater, then reset the thermostat.
  • If it’s a gas water heater, make sure the pilot light is lit.
  • Raise the temperature setting on the thermostat.

If these stops don’t lead to hot water, it’s time to either check the heating element in an electric water heater or the burner unit and gas control valve in a gas-powered heater. A water heater repair and maintenance company can handle these repair jobs. However, if your hot water heater is eight years or older, it may be time to replace the water heater instead of repairing it.

Hire skilled professionals for absolutely everything.
