We engaged NT Bay area construction to help renovate our home. We remodeled our guest bathroom and also expanded/remodeled our Master bathroom. In addition, we replaced the electrical panel, had our HVAC moved into the attic and reconfigured a few closets to open into different rooms. Our experience was very positive from the get go. Unlike several contractors we spoke to during the selection process, we found NT Bay area and Nash to be highly responsive. He was easy to communicate with and during the initial walk through made a couple suggestions that actually helped make the plan better. He was able to connect us with a good structural engineer and stayed in communication with us throughout the permit process. Once the construction began, we found him to be reliable and his crew was trustworthy as well when we had to leave the home unattended. Nash conducted regular video calls with us when we had to travel away from the area to keep us updated on the progress. The crew did a good job in being detail oriented especially in the bathrooms. They were flexible when we wanted to make minor cosmetic changes and got the job done much to our satisfaction. I would definitely give Nash and his crew two thumbs up and will use them in the future if we ever need to renovate again! Here are a few before and after pictures.See more

I hired Kitchen and Bath Specialist to do a full kitchen remodel in Pacifica, California. They performed electrical, plumbing, flooring and cabinetry. The job lasted 7 weeks. I was impressed with their commitment to get the job done right. Brandon understood our requirements when we met initially. Aaron, was who actually did all the work around the house was courteous and professional, cleaning after each day of work. Given this is the busy season for contractors, they do attend other jobs and it seemed to me they go to great lengths to ensure all customers are taken care of and satisfied. All in all, my wife and I are happy with their quality of work and for the fees we paid to them.See more

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

What’s the best way to set up a consultation or an appointment with a general contractor during the COVID-19 pandemic?

To set up a consultation or appointment with a general contractor during the COVID-19 pandemic, start by performing an online search for local professionals near you.

Message the contractor, and see if they are willing to set up a video consultation call instead of an in-person site visit. With video chat, the contractor may be able to assess the scale of the project, give you better information on what needs to be done and perhaps provide an estimate. Be sure to discuss virtual payments, as well as general strategies for staying safe.

Can I use digital payments to pay for general contractor services?

Currently, many general contractors are using common digital payment services like PayPal, Venmo, Square Cash, Zelle, Google Pay and more. And more will likely adopt these and similar platforms as coronavirus continues to force companies to take on digital capabilities.

Contact general contractors beforehand to discuss whether they accept digital payments, and take all necessary measures to meet social distancing recommendations. You can also compare general contractors side-by-side online to see which ones accept digital payments.

How can I find out if a general contractor is considered an essential COVID-19 service provider?

To find out whether a general contractor is considered essential in your area during the current coronavirus pandemic, visit your city or state’s government website, which will have information on essential services.

Find information on national recommendations by visiting CISA’s Identifying Critical Infrastructure During COVID-19 webpage. However, not all jurisdictions follow CISA’s definitions of critical infrastructure.

What do house plans consist of?

In a house plan, you can expect to see an overview of the construction site, floor plans, roof plans, foundation plans, electrical plans, exterior elevation and more. Always ask your architect what they plan to include in your house plan.

Do general contractors offer remote or virtual services?

General contractors perform manual work and typically need to be present to complete their projects. However, if you come across a profile that states the contractor is offering remote services, ask what those services include. You can also ask if they can perform a consultation via video call and if they can do the job while following guidelines from the CDC and local agencies.

I designed a detached garage/laundry for my small apartment building. Oh, oh, the City required an Architect's stamp before they'd give approval. Sorin used my plans, interfaced with the planckecker, told me what to modify, and stamped my changed Drawings. Success! Sorin worked very quickly. Though I'm in San Jose and he's in Pleasanton that presented no problem

In my profession (Hotel General Manager), I have worked with many contractors in building hotels which were shady, dogmatic, lazy and came and went as they pleased. And now looking back at those experiences, I wish today I would have had John as the main contractor. His work ethics, time management, communication, tenacity at the job, fair price point, genuine care for me as a customer were not only visible during the job but resonate in my mind and hear still today. Everyday I walk into my warehouse and I look at the job he completed (stair case) it brings a smile to my face and a pep in my step. The wood work he completed breaths and sings excellence and heart! Thank you John for restoring my faith in contractors.... there are still men out their that care for the craftsmanship that they do. You have a true talent and art that many others need to try. And your personality and warm heart are icing on the cake. As I stated to you.... my next building (construction job) has your name all over it! Well done....! Bethinketh Co. places our seal of approval on your amazing work!

Mason is an amazing person to work with. It is very easy to misdirect customers in this kind of business and Mason will be 100% upfront and frank and will work in the best interest of the customer and project. I had a project that I thought was feasible and hired Mason to build plans and do permit work. Mason made sure I understand all the risks and hassles before getting any further into the project. You earned my trust Mason and I will definitely hit you up the next time I need any help with structural engineer aspects.

I contacted Sorin about building an ADU in my backyard. He came back with a reasonable quote and i was willing to go with him for my project. I asked him to send over a contract and a portfolio of similar projects. I mean portfolio very loosely here...i asked for a website or a architectural picture of a recent project...he was unable to provide either. He sent me the picture attached. And he replied back in the email with "You have the pictures! Those are huge projects compared to an ADU. So, please, I gave you want you wanted! " As part of the contract terms, i asked if i can hold a small balance from the full payment(10%) until the all the comments from the city are addressed and the plan is approved. His reply was "I am a professional; and know what I am doing! Either you want to do it at this low price or forget about it! Maybe, I should charge for the time that I already spent to educate you! I do not do that and take a gamble that I could get it or not. Maybe it is part of your culture, but you have to adapt here, too! RIGHT?" The time he spent talking to me was 2 phone calls and he thinks he should charge me for it. TLDR: He talks well initially, but cannot backup his claims and when asked questions he replies back with "Take it or leave it".
