After the recent heavy rains, a dark dye leaked out of a coir doormat I had just bought and badly stained the cement at my front door. Arisel offered three possible solutions to the problem, ranging from trying to bleach and power washing it off to repouring the affected rectangle of cement. Because I anticipated difficulty in getting the approval of my condo community and wanted my front door to look nice again right away, I opted for the bleach/power washing option. It completely removed the stain! Arisel was great in every other aspect of the job, too. He responded promptly and thoroughly to all emails and texts, fit me in immediately and at a time convenient to my work schedule, and also had a cheerful yet professional demeanor. I plan to hire him again soon to replace some faulty ceiling lights and handle any other projects that come up.

Yimi is a kind and talented craftsman, he is pleasure to have on the property and is hard working and does excellent work. I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

If we could give Wise Stage Remodeling more stars than 5, we would! We hired Wise Stage Remodeling to finish a very difficult and messy remodel in San Francisco (single family house). A previous contractor messed the remodel up beyond belief and left it in shambles, while we were out of town. None of the new contractors were even willing to consider taking this job and we were desperate. Sergey from Wise Stage Remodeling responded to our request via Thumbtack. He gave us a very reasonable estimate and timeframe to finish the project. Sergey and his team (especially Arthur, his carpenter, who's amazing with cabinets, doors, tiling) were extremely diligent and hardworking. They remodeled the kitchen from top to bottom, as well as finished remodeling the rest of messy unfinished projects of all levels of difficulty throughout the house. Sergey and Arthur pulled us out of a very messy situation and made the impossible possible. They were both incredibly responsive and accommodating throughout the entire construction process: hardworking, honest, and polite guys. Their attention to detail and ability to face our complex construction issues alleviated a lot of stress and pain on our part. We simply lucked out w/hiring Wise Stage Remodeling. We've been through a number of remodels with a few of our properties in San Francisco, and never had a more pleasant experience with the contractors. We would absolutely, without a doubt, recommend hiring Wise State in a heartbeat!

I moved for my job and left my property to OneRent for rental income. And then I had to fire them because of their poor performance and lack of communication. The transition was challenging not only because I was away, but also because OneRent won't cooperate. Dana (the founder) was very patient & professional to handle all the issues and bring everything back into normal. While I was struggling with OneRent, I missed the chance to rent out my place, but she was able to find a good tenant after 3 showings. There are a bit of work involved - filling a few forms and so on. But these are the things that any landlord would like to be involved or at least wants to know. There is absolute transparency in the process and the fee is substantially low. Most of all, Dana is very knowledgeable and fantastic at handling the issues. One more thing - not sure if OneRent was trying to rip me off or if the price with Hemlane experts are reasonable. In any case, I got two quotes from these two property managers for the same job and Hemlane’s quote is 40% lower than OneRent. In all, I highly recommend hiring Hemlane - it is good to know what’s going on and my property manager has my back.

I was managing my rental property myself until the issues just became too difficult to deal with myself. I heard of Ziprent through a friend and contacted them. They quickly communicated with my tenant and took over the management of the property. Within a few days, they had all issues resolved and had a lease renewal signed. I had long list for fixing decks and sidings for thirty year old my house. When I called MSC construction, Charlie and Sarah came within a day for an estimate. The estimate was for multiple sections with each price. I paid when each section was fixed. We had few change orders that weren’t found in initial estimate. Whole cost was very competitive with others’ estimates so we chose MSC construction. Charlie and one worker spend almost six days in a row (9 AM to 5 PM) fixing all issues of the list. I liked his professional works on fixing decks, sidings and all fixes were well done. Communication was straight forward and quick, so I and my wife were happy from very first call and up to the completing the work. I would recommend MSC construction if you need fixes for your property.

Paul is a lifesaver. He managed the restoration of our 1900 San Francisco condo after a flood. He searched all over the Bay Area for custom trim and embossed wallpapers, handled all carpentry (done to our high standards) and even did quality control with other delinquent vendors. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Since each project is unique, many general contractors make bids on potential construction projects.
