Our job was to demolish and replace the existing wood patio / balcony that hangs over our garage port. Thomas Lee Cloud hauled away the old one and arranged for the purchase of the wood, the painting, and the assembly of the new deck. The best part was that he knew the city codes very well so that it would pass the city inspection. Many electrical complications arose but TLC was able to solve them.

Wid & his team did a great job on our concrete and fence work. We originally started with the intention of only having him repair and replace a side-yard fence, but found out he was able to do concrete work as well. The side yard was only dirt and gravel, and we wanted to pave the entire side. He and his team dug everything out, made sure drainage worked as expected by tying into our existing yard drains, and poured and leveled the entire side. They also busted out and replaced an aging concrete parking pad in the front of the house. The end results look great. Would definitely recommend.

Mark's office is located on Main Street in Yorba Linda, very close to our residence. We had interviewed a number of contractors to redo our kitchen, living room and down stairs powder room. We thought we'd give him a try. He came out with his decorator, Terry Alvarado, and we were very impressed. They got the concept immediately. Exactly what we were looking for...and then some. Mark took us to a number of his completed projects and we were pleased with what we saw and heard. Mark makes it a point to make "Friends" out of his clients. Within a very short period of time we had accepted Mark's proposal. It was very professional. One thing that really impressed me was that he set up a very conservative payment schedule. This put my mind at ease that he wasn't a "Get the money and run" contractor. As in most remodel projects we were soon adding to the scope of the work. Again, very professional revisions were made to the original contract. When structural work was required for a feature we wanted in our kitchen, Mark was insistent on bringing in an engineer to ensure everything would be first class and to code. In fact, if there's an earth quake in Yorba Linda I want to be in our kitchen at the time! It did lengthen the time to complete the job but we have a very high quality outcome. Mark's contractors- Dennis, Dan, Jai and Mike were a pleasure to work with and very trustworthy. The security of our home (We both work) was always important to them. The frosting on the cake is the quality of custom cabinets Mark's own shop turns out. The tolerances are precise and the white lacquer finish is tremendous. Mark worked until we had just the perfect door fronts on our cabinets. The design work was also terriffic. We continue to work with Terry even now. Granite fabrication (Also done in mark's shop) is great. One of the extras we had Mark do is a custom fireplace mantel. Again, his cabinet team really came through. Also, all moldings were replaced in the first level and the miters are precise. Thanks to Mark, Terry and the entire Turnkey Remodel team for a great job.

Gilbert helped me with framing and structural work for a cantilevered deck. He was quick to meet with me and asked a lot of questions to be sure he understood project and scope. Once construction started, there were unknown preexisting conditions that affected the drawn plans. But he made adjustments in field and unlike other GCs didn't upcharge for changes. After construction was completed, Gilbert offered to help me with the city inspection and get everything approved. Don't think I could have done it with out him, highly approve his work and character!

Working with Jon has really comforted us in our endeavors to open a small fitness studio In DTLA. After speaking with several architects, Jon, by far, was the most knowledgeable and the most reasonably priced. I would highly recommend his work to anyone in need of architectural blue prints. I used Engineering Services on 2 different occasions. Chris (one of their Engineers) is very easy going and very knowledgeable. I got him by chance the first time and asked to work with him the second time. I used them to do some CAD work and also to get one of my prototypes finished up and it is now complete; it is now in the manufacturing phase. If you are looking for engineering services, I would highly recommend them. Great experience both times.

I used GA Design Build for a wall removal and support beam installation. Once started the job was completed quickly and Gabe Alvarez explained the process and what was/wasn't needed. Due to the nature of the wall removal I did pay the extra money to have an engineer evaluate the project and provide plans. I feel that at the very least the engineer should have gone under the house and into the attic to verify load bearing beams and footings before signing off on the work. Also, the original plans called for (2) supporting beams to be installed, only (1) was used and I was told after completion other wasn't needed (despite the engineer plans), a bit disconcerting when its your house walls coming down. They also left one of the temporary ceiling supports still nailed into the ceiling, not wanting to deal with scheduling another visit I removed it myself, a simple final walk through takes a couple minutes but would show an attention to detail that customers expect. Last gripe was that during the install the crew moved a water pipe for an upstairs toilet, the beam that was installed is now in the wall cavity and I have a water pipe with no where in the wall for it to go, its another project that could have been avoided if the engineer and construction crew had done a more complete walk thru during the planning phase. The work is satisfactory, I may use GA build in the future but with the knowledge that my plans might change and there is some up sell, I'll budget accordingly and push for better communication. Gabe is personable and does try to work with the customer to reach the best result.

The professional, friendly service is hard to match in this industry. Its rare to find a company with the best service and lowest price. Its usually either one or the other but this company has both. Mark Bench is a mom and pop construction I hired to do some improvements at our little home in Bixby Long Beach. I had some plumbing, some electrical, room renovation with new doors and windows and Garage improvements including Garage doors installed. I wish I can show pictures to show how happy I am with their work. These guys are professional and knows what they are doing. If you want fast and neatly done job, I recommend these guys.

I had a great experience using CAD Drawings by Sam! I needed a unique barn door for my living room and Sam created a drawing from scratch for me to model the door after. The size of the door was much larger than any normal door so I needed a custom drawing that would lay it out perfectly for construction. The purpose of my project was more personal than what most folks probably need an expert drawing for, so it meant a lot that Sam was so passionate about getting it perfect and took my project seriously. He was really easy to work with and very reliable. He was also kind enough to give input on how to hang the door to make sure it was structurally safe. I would always use Sam's services for my future projects and highly recommend CAD Drawings by Sam!

      How do architects work?

      Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

      When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

      How do architects charge for their services?

      According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
