Joel and Cezar came that very day, gave me a free estimate AFTER they had used the camera to see my entire pipe system! I really appreciated their prompt attention and that they actually EXAMINED my pipes before talking to me about the problem and giving me an estimate for repairs. They were very polite, pesonable and knowledgable. They used the snake to router my line and charged only $69. A technician came back the very next day to hydro-jet my line, which completely cleared it and cost me only $250. Unfortunately, the device that measures the length of the pipe was not working and thus, the technician could not give me an accurate estimate of the cost of repairing the separate parts of my pipe system. He promised to return with a repaired device, measure the length and give me another free estimate. I am awaiting his return and awaiting their bill as they said they would send me an invoice. Except for this waiting, I was very satisfied.

I put up the job to replace three pillars for my patio balcony. Custom Creations was very quick to respond and gave a very reasonable estimate. The other contractors that responded initially quickly fell out of contact or were significantly higher priced. Despite the delay in giving Custom Creations the contract, they were very responsive and flexible on timing for doing the job. They were also very good in keeping me up to date on where they stood with the schedule and if anything came up (like rain). The result of the job was exactly what I was looking for. I would highly recommend Custom Creations when looking for a contractor.

I hired Excel Construction LA to a full interior remodel of a 1928 home that I purchased as a rental property, but quickly determined I had underestimated the amount of work and investment required to get it rental ready. As a casual landlord, I did not have much experience with remodeling, managing contractors, estimating costs, etc. But I loved the house and had a vision for what I wanted to create. I chose Excel Construction LA because I felt they understood my vision and would be flexible along the way. I was right and they proved to be a fantastic partner. Excel was always able to provide quality materials at a reasonable price, they were extremely flexible and accommodating working with my schedule and they produced quality work. The managed the entire permit process and went above and beyond to ensure all inspections were passed - not just the city's inspections, but also the buyer's inspectors. In the end, we turned a very run down home in South LA into a beautiful new home that sold for the top price point in the zip code - something local realtors said could not be done. Excel deserves a ton of credit for this. Nofar, Evan and the entire Excel team were super helpful and fun to work with, as was the sub, Jorge. Thanks Excel!

I needed a lot of work as home had been neglected for several years. Jay came to estimate window installation, and I found he was knowledgeble in all areas of building, updating and code. I found him to be trustsworthy and he never pushed his ideas or asked for more funds than were originally agreed. He works clean and is very personable which helps when you have someone working in your home. I have recommended him to friends and family..their only complaint was they had run out of projects for him.

My dad's circuit panel needs to be replaced, Milton came out an gave him an estimate, it was a little high but he was willing to work on lowering the price (which we greatly appreciate). Collected a deposit to pay for materials and is installing it 3 days after we hired him. I will update once the final job is done but I have no doubt it will be a great turnout. Very experienced, professional and friendly.

Juan Lopez and his assistant, Ozzie, did everything on my longish list skillfully and completely. In particular, I admired their carpentry skills. They trimmed and installed a new door, including the routing needed to install the hinges. The result was a perfect fit and professional look. They also built and installed a 16-foot railing in our stairwell and stained and finished it to match the rail on the other side. They did some electrical work, moving a switch to a new location and fixing the remaining hole, plus a couple of drywall repairs and fixing a curtain rod installation that I had botched. The price was very fair.

I contacted Dave to replace a side door to my garage and to help with a badly painted fence including a side gate. The paint was falling off! We both thought the paint could be scraped off, that did not work. All the boards had to be removed and replaced. Dave and his crew were professional, on time, worked steadly and cleaned up properly before leaving each day. Before work started Dave inspected the job. Dave gave me a written estimate breaking down each cost of the Job. Job well done Dave.

Rami Z, the owner and leader of A to Z construction, embodies the best of a true professional. He takes on your project with your best interests as priority and uses his expertise and the commitment to excel and get the job done right. He asks the relevant questions and listens to you so he knows what your looking for. So after 2 month of seemingly never ending demolition for flood damage involving garage, bathroom, bedroom and half the kitchen we wanted to restore what we had before the flood quickly and without my wife and I having to spend a lot of our time and money. He made himself available after hours on a weekend to take our call and meet with us and see to the damage. He gave us an estimate of the cost and the time that it would take to complete. The next day he gave us a contract and the following day his team was already working. (While other contractors either no showed or told us it would be a week before they could give us an estimate and were late on that too—to be fair the season did have near record rain and cold, but in the meanwhile we were in a drafty house, with family displaced from the bedroom, without use of the kitchen sink. His contract did turn out to be 20-30% less than a couple of others when they finally did come in, and it was his professionalism and ability to ask questions and listen that probably saved us time and money—we got excellent quality work for a good price.). Rami works with our best interest in mind and that saved us time and money several times during the project. For example he discovered that the knobs on the doors left by the demolition team could be used on the new cabinets. When the rain came he added a small segment to the gutter drain outside to keep water away from the house that wasn’t in the contract, he didn’t charge for it, he just did it and he may well have prevented a second flood. That speaks to Rami’s quality of character, I only stopped by a couple of times during the project and met some of the A to Z team. It was obvious they were trustwory and Rami was in charge and taking full responsibility. He listened to our needs. He knew we needed to have use of the kitchen as soon as possible so he put together a temporary plywood counter so we could use the sink while he found granite to match the granite from the others side which had been in style for 40 years and kept the work on the flooring and walling the bedroom. He did find a good match and his team also matched the painting—no one could see that have our kitchen had been demolished. It’s hard to imagine how difficult the job appeared with bear wood beam on the lower half of what had been the wall between the garage and bedroom, the ditch where the toilet had been, bear pipes located the site, beams and dirt floor, smashed granite kitchen countertop. We needed an expert we could trust and that is Rami from A to Z. Ronald from LA

We did a lot of research to find the right contractor to build us a free-standing recreation room. We actually hired a different contractor first, simply based on having the lowest price. What a terrible decision. We quickly came to regret it, and fired that contractor as soon as we could — a costly misjudgment. Even though Owl Construction’s cost was a bit more, though very reasonable, we knew he was the right contractor for us. Guy Hazan of Owl Construction is fantastic. He was so easy to work with. He’s a compassionate listener, and kept us informed and at ease through the entire process. I don’t know much about construction, and had never undergone a project of this size, but Guy was there every step of the way. He explained everything very clearly and addressed any questions or concerns we had from day one to the completion of the project. I also must mention the Amazing Anesta. Anesta is a gem to this company. She kept the communication light and easy, and got the job done. She is responsive, dependable, organized and kind. The final building is stunning. The contractors did such a great job all around. To think what a nightmare it would have been to have continued with that original contractor who bullied and didn’t listen. Owl Construction was absolutely fantastic. I highly recommend them to anyone.

When we decided to remodel our kitchen we asked people in the construction industry for recommendations. HLS Remodeling and design was one of these recommendations. Mike Hen was incredible to deal with and showed integrity and professionalism from the beginning to end. When any issues arose, Mike dealt with them swiftly and with a calm attitude. Mike always communicated the progress of the remodeling work. Mike's communication, workmanship, knowledge and thoughtfulness was great. We love our kitchen thanks to Mike and his team.

Duarte Building and Construction was a true pleasure to work with. From the very start communication was great, my messages were returned timely, my appointments were set timely to my schedule and Tony came out to see what needed to be done. Tony was professional and knowledgeable, listened to what I needed (roof repair) and didn't try to upsell or get me to do work I didn't need like a new roof. Robert, the roofer was truly a pleasure, very friendly, and knowledgeable and when he says he works fast, he is right about that. I am already preparing a list of other jobs I want done, and Duarte will very likely be the company getting those jobs. I have already referred them to friends. Great company!

Skyline Construction is doing a large remodeling project me. After many, many previous experiences with construction company's in the past 40+ years, I can say unequivocally Skyline Construction is the BEST I've ever dealt with. I highly recommend them for any job you might be considering. I'm extremely happy with everything they have done or suggested to me.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
