I hired Gabriel to clear my gutters in December after finding a bulging area above my garage. Gabriel arrived at my home on time (even a bit early) he was professional, knowledgeable and very nice to work with. I showed him around pointing out areas of concern-he asked if I had any questions he could answer, and got right to work. Afterward, he offered advice for future repairs and maintenance. His price for the job was very reasonable- he even gave me a discount because the job less intensive than I described. I will definitely call on him again, in fact, I asked that he schedule my moms house next.

So when it comes to maintenance around my house I usually do it myself. Well this time I didn't know what I was doing and ended up losing electricity in several rooms. I called Michael's Handy Services and he came right over. Not only did he fix the problem, he also showed me what I did wrong and showed me how to do it myself. Great service and very fair price. I'll be calling for other jobs around the house and also referred him to a friend. Thanks Mike

Daniel recently installed a new diswasher in our townhome. He was very professional and polite. He walked me through the installation steps and also did a neat workaround when the new appliance had a small damage. Awesome person. I would hire him again for future electrical repairs and installations.

I hired Couch Maintenance & Engineering to build a fence in my back yard. He came out to see the area, took some measurements an gave me a free estimate, which was very reasonable and I accepted his quote. The following weekend he arrived promptly with all the supplies and began work. By the end of sunday he had removed two tree stumps that were on the property line, and completed the entire fence, including a gate. He was efficient, professional and did a top quality job. I am very pleased with his service. Really nice guy, I will definately use this company for all my future needs.

Robert and Hunter did an amazing job. I have just under a half acher of property. They did a spring clean up, more like overhaul, on my yard. They mowed very tall grass, blew leaves, trimmed bushes, and they were able to clean my gutters out. The property looks gorgeous now. The price was great for the quality and quantity of work provided and they got it done fast. Originally I was looking for a one time clean up, but due to their quality of work, I will be continuing service with them. Highly recommended.

Pedros of pedros house painting did an excellent paint job (including the garage) for our 2 story single family rental property. His team did a very professional & totally satisfactory job at a very reasonable price, within a short turn-around time as promised. Pedros also repaired large holes in dry wall, repaired and re-textured water stained kitchen ceiling, both with very satisfactory results, repaired half broken door frame, repaired window screens. He did great touch ups for some rooms that we decided not to paint. I highly recommend him for painting and repair work around the house, and will re-hire him again for my future projects.

Brian came out, provided a fair quote and followed up after. Once we decided to hire him we set a date and he was there on time to provide the service. They did an excellent job listening and communicating on the options I had for building the fence. The fence was finished on time they did a great job building it and cleaning up after. Would highly recommend this company.

I asked the guys at the Picture This Designs to paint a car dealership in San Mateo - Bay Motors. Guys gave me a great deal. They offered to paint the interior and exterior of the building including the storage shed for a lot less then some of the competitors. The place looked like a disaster and wasn't adequately maintained under the previous ownership. Guys did a great job filling the cracks in the ceiling an walls plastering and masking and repainting the entire place. The end results exceeded my expectations!!!The place looks brighter and roomier. It looks like a brand new place. The business have picked up quite a bit. I recommend Picture This Designs to anyone who has a paint project to do. Thanx guys! Vlad S

They were so completely wonderful and professional. They met me at IKEA to get my cumbersome bed. They assembled part of it at their location and then showed up the next day to put together the pre-assembled pieces. That made it really convenient for me in my small house and kept it quiet as well. They were so friendly, kept to their times we had established, and professional every step of the way. I look forward to using them for other building/handyman/etc tasks at both my home and my business. Highly recommended!

Troy has been wonderful about doing odd jobs for me. Has always done great work, reasonably, and in a timely fashion. Has done a real variety of things. From leak under kitchen sink, setting flagpole, install new toilet (which flooring had to be replaced), to building a ramp for wheelchair. And many others. Would recommend him to anyone. Really appreciate what he has done.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
