Kevin was responsive, communicative and clear. He arrived when he said he would. was knowledgeable about sprinkler and irrigation system mechanics and quickly grasped our specific layout. He worked quickly, needed very little direction and put a long-term plan in place for maintenance and optimization of the system. AND - he cleaned up after himself! We will be using Kevin for all of our irrigation needs moving forward

Dave is more than outstanding. Not only is he professional, he can also think on this feet to resolve a very difficult door issues that we had for a long time. We live in a high end home and had 2 contractors work on the problem Each improved the situation slightly but the cause of the problem was never truly understood until Dave came along. One reputable door company even tried to sell me a new door. Initially, I was extremely wary of using someone from Thumbtack as there was no way to check credentials and bona fide references. Dave has certainly surprised us on the upside. He is cost conscious for his clients and does not recommend a more expensive solution if a cheaper one can be had. I watched Dave work the entire 2 hours he was here. He spent a great deal of time troubleshooting and then came up with a game plan that we both agreed would be ideal. He's a hard worker and an intelligent one at that. In the future, I will call on Dave to do maintenance work on our home without the slightest reservation. Ting P.

So when it comes to maintenance around my house I usually do it myself. Well this time I didn't know what I was doing and ended up losing electricity in several rooms. I called Michael's Handy Services and he came right over. Not only did he fix the problem, he also showed me what I did wrong and showed me how to do it myself. Great service and very fair price. I'll be calling for other jobs around the house and also referred him to a friend. Thanks Mike

For all of your handywork needs,Chaojun is your man. The BEST and most prompt service I've ever experienced - efficient from start to finish, and clever with finding creative work-around solutions to assembly or repair services where most others would give up. He even helped me put up my Christmas decor, which was above and beyond the requested service. Very trustworthy (enough so to have him work on projects even when I'm not at home), and he will offer realistic advice and consultation if something else needs to be purchased in order to complete your project. I hired him for a large interior re-design project that included complex assembly, mounting, and light electrical work. Would refer him to friends and colleagues without hesitation!

Super happy with Aloha Maintenance. They helped me with a sprinkler system that was problematic due to poor design at the valves. Many had tried to remedy the problem and failed. Aloha redesigned the flaw in the system,no more leaks or pipes coming apart at the joints. They are super friendly, prices are reasonable, and they are very reliable. I highly recommend Aloha Maintenance Services!

Gleo is one of the most honest handymen I've had the pleasure of hiring. He came to our home, checked out our AC and pointed out how the air filter was clogged and the mesh around the condenser outdoor was dirty. He replaced the filter on his own dime and also cleaned the mesh around the condenser to improve the airflow and it fixed the problem. He recommended that I check the filter and the area around the condenser frequently and do my own preventative maintenance so that I don't have to spend money on a professional in the future at the cost of his own future business. I am glad I hired Gleo and whole heartedly recommend him for any handyman projects. I'll be hiring him definitely for my next project.

Roberto is the best handy man I have found for my rental properties at East Bay. He has done numerous installation, repairs and maintenances for us. Recently, Roberto helped to install a washer/dryer combination for one unit, fixed electric range for another unit, replaced a mailbox key set and patched nail holes of a wall. He has great work ethic and will explain in details to you what is broken and how he is going to fix it. I have been using quite some handy men for my properties, and Roberto gave me the best impression and he has since become my number one choice.

Majid is great. I had him come check out a sewer line issue in our new home. He knew what he was doing, and gave me good tips on future maintenance. He also gave me great tips and advice on other plumbing/shower/water heater components. Also very friendly and professional, great customer service. I would def recommend him and Active Plumbers.

Cesar has been working on our money pit with us since we bought it four years ago, helping with a long list of differed maintenance projects and sudden emergencies. These have included plumbing, electrical, carpentry and tile work inside and out. We were very lucky to find him. He is responsive, diligent, conscientious and his standard of workmanship is very high. On top of that he's a pleasure to have around. You won't find better.

RoLo Painting performed exterior and interior residential painting; fence repair, prep and staining; furniture staining and light construction. RoLo Painting was very professional, easy to work with and offered competitive pricing. We were very happy with them and have had them back several times for maintenance and touch ups over the last 9 years. They are the only painters we use.

MSB Property Management took over the property I live in earlier this year. My experience with them has been great. I love their online payment system and I love being able to submit my maintenance requests online too, it makes my life so much easier. Every time I have an issue they’re on it! Last week my kitchen sink backed up which is no good because I was having people over and needed to be able to cook, they had it repaired that same day. They’re so personable, and even followed up with me the next day to make sure the plumber they hired took care of me properly. I also think it’s cool that they asked their tenants to review them. They care about us. I’ve had bad experiences in other apartments in the past, but Nik is so attentive I will be here for a VERY long time.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

    • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
    • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
      • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
    • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

    What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

    • Attic ladder replacement: $150.
    • Toilet replacement: $75.
    • Ceiling fan and light fixtures: $75.
    • Faucet replacement: $125.
    • Garbage disposal: $75.
Hire skilled professionals for absolutely everything.
