Work performed was for installation of bathroom exhaust vent and OTR microwave with exhaust vent. Written estimate was provided days prior and all necessary installation materials were purchased by him as agreed. Mess was kept at minimum by covering immediate work areas but I still had a lot of cleaning afterwards due to the spread of sawdust (windows were left open). Contractor and his helper completed the job in the time promised. Unfortunately, the microwave vent did not function as needed (not venting air to outside as expected). Contractor was notified and he returned in the same week to rework the vent. He was apologetic and showed good effort in diagnosing and fixing the problem though a little guesswork had to be done by both of us since we didn't have the installation manual. The outcome for both vents was acceptable though my perfectionism says otherwise. LOL. Overall, he was polite and showed professionalism throughout the entire process. He was patient and timely in responding to all our concerns. He was able to acquiesce to our preference in materials/appliances and allowed us options regarding the installation. We felt like he valued our input and we had control over the process especially since this was our first time dealing with a general contractor.

Working with Bay Wide was a great experience. They were on top of communication and getting me info/quotes in a timely manner and their pricing was reasonable. They were great when they came to measure for my carpentry project- helped point out ideas and come up with solutions. I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

Fernando was a pleasure to work with and very responsive. He built us extra shelves in our shed and assembled a ramp kit I bought online for it. I am very happy with the work he performed! I would caution to be careful when asking for a quote vs his hourly rate since his quote is a flat rate regardless if he finishes it in less time. The difference was not disclosed to me so I was under the impression the quote followed the same hourly rate he was charging. So in short, if you know how many hours your project will take, simply hire him for the hourly rate instead of the quoted flat rate for a project as it may be a better value. Overall, I would hire him again as it was a good experience and his punctuality was top notch!

Alex has done a variety of things for us in our home & all were very well done. He is fast, efficient, honest & very skilled. I highly recommend him for just about anything you might need in your home or business. Things Alex have done for us include: ~ Installing high quality vinyl siding & trim to withstand our very rough, wet environment. Still look great years later! ~ Installed custom soap stone kitchen counters including under mount sinks & back splashes - gorgeous! ~ Finished our basement to create a guest bedroom, bathroom & office for which our visiting friends & family really enjoy. ~ Super insulated our attic which paid for itself in reduced heating bills in a couple years. ~ Rebuilt our aging brick walkway & patio & they still look beautiful. ~ Rebuilt our fireplace removing old bricks & replacing them with a variety of stones for a much more modern look & feel. Owner of R Construction, Oswaldo, was quick to respond. I needed broken sofa foot replaced and he did above and beyond i.e. purchased wood, made 8 foots, colored and attached them. My sofa looks great. He is very professional, responsive and goes extra mile to deliver quality job. He is a very fine carpenter. He is very friendly and easy to work with. His rate is very reasonable, too. I highly recomend him for quality carpenter job and I will hire him for any of my future project.

Israel was great. He responded quickly, came over to look at the various things I wanted done (re-constructing an installed Ikea closet organizing system, re-caulking an area in the shower, mounting a 47" tv on a movable bracket and a few other small jobs) and provided an estimate (which was accurate) and notified us that he could complete the work 2 days later (on the day we wanted). Very professional with his work and as a person, will hire him again.

We hired MJH Construction Management to complete renovations of our recently purchased home. With a wealth of knowledge and experience, MJH determined the best solutions to a number of complex repairs and additions including floor leveling, heating, plumbing and electric. MJH helped us choose several improvements like changing the floor plan for better use of space, installing a gas fireplace as well as a bathroom and kitchen upgrade. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
