I contacted Houman over internet. Had several jobs for him in my new condo. We reviewed what work needed to be done and he gave me an estimate. He worked quickly and extremely neat and carefully. He put in new electrical outlets Redesigned cabinetry and installed it. Broke through walls for electrical work patched and painted. I cannot even find where he did the work. Set up closet systems, shelving in three closets hung shelves, fixed leaking faucets and installed two large lights in the garage. Bought supplies that were needed and showed me better ways to accomplish what I wanted. He is a man of many talents and I will call him again when I have other projects. I highly recommend Houman

I have to echo the other 5 star reviews. Platinum removed and replaced rusted broken sewer pipes under my house with all new horizontal piping. A hard and dirty job but their work was truly outstanding. Then they cleaned outside drains which were clogged with roots which had been growing for years. Again, not an easy job but they kept at it until it was done. Joel, Rafael and crew were persistent and efficient. And left my house and outside areas clean. Wouldn't know they were here. Power washed and swept all outside spaces & didn't leave any debris behind. And they showed up when they said they would. Compared to the other plumbers I've had work on my house since I inherited it last year they were the best. Highly recommended!

I hired Robin (MFP Construction) to install a post mounted mailbox at our office. We immediately ran into unforeseen issues, like a gas line and buried concrete in the two places I wanted to install the mailbox. Robin was flexible and innovative with solving issues that arose. He has an incredible work ethic, while waiting for the concrete to set, he cleaned out a rock bed adjacent to the project removing debris and rearranging the 200 pounds of rocks, this was not part of his scope of work, he did this instead of having downtime. When he was done, the building front looked like it did the day we moved in, clean and professional. I could not be any more impressed with his finished work or his work ethics. I would absolutely hire him again for any project that requires his expertise.

We hired Excel Construction few months ago and we just finished our entire home remodeling project. We researched, met and interviewed few other remodeling companies before we decide to hire Excel Construction and we couldn’t be happier and more satisfied with our great decision. We love Eyal and the ideas/solutions that he brought to the project. His design team was perfect for us and they always has few options for us to think of before we took the right decision. We’ve noticed very clear that everyone on the job was skilled and professional in his own trade and specialty. They did a perfect job by keeping the house as clean as they could and they were very respectful of our space. We remodeled our entire house including the kitchen, bathrooms, living room, garage, laundry room and bedrooms!!! We are super happy with the new house that we got and the complete transformation of it. Excel Construction are highly recommended and we already recommended them to few of our friends.

American Castles Mike To the RESCUE!!! The water heater at my rental property burst on a Friday afternoon causing some major damage to the house. The renters were furious because their items got damaged and the house wasn't inhabitable after that. On the inside, the bathroom wall and under stairway closet were all soaking wet and drywall/carpet/padding had to be removed immediately to prevent mole build up. On the garage side where the water heater located, the entire wall was destroyed. so I called my home insurance who provided me with their preferred plumber who quoted an additional $540 out of pocket on top of what the insurance was going to cover just so he can bring up the water heater installation to code! He told me that it will take him 1+ week to order the water heater (duh...get one from Home Depot take only 1hr...which is what Mike did) and that he can install a temporary water heater and will charge $137/wk! He also referred me to a water damage restoration company which I was not too happy with either. Since it was an emergency and I went with that company. They came in and ripped out all the wet drywall without caring for any molding; especially for garage doors and closet doors! It seemed like what ever the water heater didn't damage, they did. They also broke my water heater intake shut off valve. damage the water heater over flow copper pipe. All I can say is I will not use them again! Back to the plumber, something was smelling fishy about his quote and so I called and questioned this plumber. His response was "Well, I will need to flush out the gas line and calibrate your water pressure...upgrade to the new California safety quote...put in earthquake straps...install new vent line since the new water heater nowaday don't use the old vent line!". I was not convinces so I started to Google for good local contractor and AMERICAN CASTLES (Mike Tay is the owner) came up from Thumtack along with few others from other websites. I contacted them and they came in and provided me quotes. Mike was the last one I contacted. He arrived within 30min. He checked out the damages and explained to me what needs to get done sequentially to get everything back in proper operation for my tenants. Mike is very knowledgeable and very patient in explaining things. I told him what the plumber had said, he laughed and told me the whole thing was a rip off and a scam! Another crock of bull**** and advised me against it. He told me to call my insurance company to inquire about using other plumber. Sure enough I was offered the "cash out" option which I didn't even know was available. I took that option and went with Mike for the repair. Mike knows how important it is for my tenants to get the hot water running again once the water damage restoration company completed the clean up/dry out the area (took 1 week). As soon as that company removed their equipment, Mike had his crew come in the next day (Saturday) to repair the garage dry wall and finished the installation of the new water heater and brought it up to code on safety on Sunday! He even added the water pan and installed drain pipe for me. I didn't even know such a thing exists (talk about quality...he treats it like repairing his own home!). The best part is his charge for the whole job including new water heater, earthquake straps, valve, drain pan, vent and new connection is far way less than what that plumber was going to charge me. I loved the fact he took the time to show me how things should be done up to code and what works for my situation instead of just giving a price and walking away. He did an awesome job! Unfortunately my landlord insurance's deductible was so high, I asked Mike to give me a quote for fixing the damage in the garage and inside the house. Mike's quote was very competitive and the best part is he is always willing to work with me knowing my situation (thx Mike). My bathroom paint is 16 years old so it was a challenge to match the paint for the new wall. After only quoting me for painting a small wall inside the bathroom, Mike decided on his own to paint the entire bathroom without charging for it. Now that what I call TAKING PRIDE IN YOUR WORK AND STICKING TO YOUR WORD!!! My summary is, Mike successfully completed the entire job and installation in four days. I would highly recommend Mike to anyone and will definitely be using and referring him to everyone I know.

From the first time Jay came out to give an estimate, I knew he was someone I wanted to work with. Throughout the process, he stayed in constant communication and was always professional. His work in installing 5 doors around my house and garage was excellent. He's a problem solver with a great attitude. I can't say enough good things about my experience with Haggerty Construction!

After looking into our project (drywalling garage and some demolition), we realized we wanted to wait on this project and save up for a better budget that would serve our needs better. However, our experience with George was very professional from the get go. He called and stopped by the very same day I posted the project. He provided an estimate on the spot, and even stopped by a day later to drop off a written estimate. Since we want our garage to serve as a gym/work area, we realized we needed a bigger budget to serve our needs and have the final project be as nice we'd like. George's professionalism left me feeling very impressed and comfortable with him. This is the type of man you could trust both inside/outside of your home, and for this reason, I'll definitely be considering George for any work my home needs in the future!

Knowledgeable, experienced, personable, honest: everything you need in an excellent electrician. We’re so grateful our garage has power again, and that it didn’t take forever or incur life changing costs to get it up and running again. I also feel so much better now that I know it (and the house) is safer than ever.

Saeed was extremely professional, kind and quick. He came to my apartment within a half hour of my request, prepared with all of his tools, and got right to work. He then proceeded to quickly build the dresser I had requested, and additionally help me screw together my new headboard. I am very appreciative of his work and would highly recommend him to anyone in need of a wonderful handyman. Thank you Saeed!

First time working with Cal Engeneers, I specifically worked with Khalil, and Lazar, they did an incredible job. We had a one bedroom unit that has not been renovate din over 8 years, they came in, and had the whole place redone in about 11 days. Whole new laminate flooring put in, carpets removed, walls painted, popcorn Celing removed, and many cabinets and closets repainted. Essentially remodeled the entire 1 bedroom apartment. They came in under budget for what I expected and did a lot more than asked. Such as refinish the bathtub and clear out grout. very fast work, always on time, easy to reach and very fair prices. and an over all excellent experience. Just handed them another job in another property.

Soo good - very happy with concrete and tile job in guest house. Like that they didn't turn nose up at work on my weird converted garage - worked hard to troubleshoot all its issues and turn it into a lovely guest house! Also came early each day, just as promised, and worked hard all day - both unusual for LA.

Daniel, Mario and the rest of the team at World Class Construction are honestly the best crew I’ve ever hired, and I’ve done quite a few remodeling projects over the last 20 years. They are extremely professional, courteous, fairly priced, and best of all – fast! My wife and I were very impressed by the speed at which our luxury bathroom remodel was completed, and trust me when I say this was no ordinary job…. everything was custom, and they stepped up to the challenge and delivered. Overall, we are 100% satisfied – so satisfied in fact, that we immediately hired them again to remodel our garage conversion project. Thank you World Class Construction!! (PS, a lot of companies ask you to write a review… we were not asked – our bathroom just looks that AWESOME ☺.)

I have worked with many contractors on various home and office projects. This was my first time building out a retail store on a tight budget, with champagne taste. Brad & David turned out to be the ideal contractors for the job. These guys don’t just build what we agreed upon, they made me aware of all my choices beforehand and helped guide me to all the right design decisions. And even their crews of builders and painters were exceptional craftsmen. Brad & David brought my project in exactly on budget and before the deadlines. They are real pros and every question and request from me was promptly responded to. I will happily work with them again and feel lucky to have found them.

We wanted to finish our garage floor with Epoxy and convert part of the garage to a home gym. After extensive research and several quotes, I was very impressed with Grant at the GarageMasters as they specialize in garage rehab and use the best products available in the market. His price was extremely competitive, and he did a remarkable job and stayed true to his time line and estimate. He even repaired some foundation cracks and did not charge extra. We are very happy with the outcome of the floors. Thank you!

Centrepoint is about team work to get the job done and done with high quality. I helped hired them for my daughter’s garage conversion into an accessory dwelling unit which we saw as a great investment for extra income. We gutted the garage, prepared architectural plans, got it approved and started the project. The team at centrepoint was diligent and could not have been easier to work with. The ADU has all the amenities small kitchen, walk-in shower, bedroom, living room and washer/dryer unit. Centrepoint GC Alon recommend what should be added to the ADU to get the most for our buck when renting it out. I couldn't recommend them enough. They did such an amazing job I want to live there :) here is few picture of the finish ADU

Ramos & Son Contruction Co has done alot of projects for me over the years. I live in a Tri Level home in Covina Ca and Juan Ramos has Remodeled my 2 bathrooms, Kitchen area, Outside waterfall pond, electrical work, reinsulated the upstairs walls in all bedrooms, plumbing work, recessed lighting, repositioned a major support post in my Garage area for more room in the laundry room, installed Crown molding around the interior of my home, and painting. I have a touching story of Juan Ramos, In the summer of 2016 as Juan Ramos was reconstructing my exterior waterfall pond area, my 4 year granddaughter was placed in foster care, so I had applied for my granddaughter to get placed with me, there was alot of things that I had to do to get my home ready for inspection by the dept of Children Services for the home to be approved for my granddaughter to be placed with me. Inspection day came and everything was looking good until the social worker inspected the fireplace, the social worker indicated that she could past the. Inspection because the fireplace did not pass because the fireplace had a steel mesh protector in the front and that it needed a more stable protector, my heart just dropped because my granddaughter was still in foster care with people she did not know. So, immediately I thought of Juan Ramos that was outside rebuilding my pond as the social worker was there doing the inspection. I immediately went outside to ask Juan Ramos if he could temporarily construct a temporary barrier in front of fireplace so the inspection could pass. The social worker said that would be good and ask me to send a picture of the temporary barrier once its installed since she had to leave for her another assignment. Juan Ramos immediately went to Home depot to get the materials needed to construct barrier as I had to report back to work, Juan Ramos completed the temporary barrier within a couple of hours and then he sent me the picture of barrier so I could send to the Social worker, the Social worker was impressed and approved home for my granddaughters placement with me. My granddaughter now has a safe home, and I have adopted her and she now goes to a Christian school in Covina Ca. I give alot of thanks to Juan Ramos for going out of his way and doing this for my granddaughter . Overall Juan Ramos does excellent and remarkable work, his work is very neat, clean, and very detailed at a great price, there was never no delay in all the projects that he has done at my home. Most importantly he's a man of honor, with a heart of gold. I have so much respect for Juan Ramos because of his honesty and caring nature. Best contractor I have ever met in my life.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
