David provided good communication and showed up on time. Haul away of 3 piece sofa and 27" TV went fine. Bid was lower than most I could find for this service. I recommend his services for this type of work.

Tait Carmody assembled an office desk and chair for my home office. Tait was very professional on the phone and arrived at my home on the agreed upon time. Tait pointed out defects in the product that I had purchased and made sure I was satisfied with the final assembly before he left. I would certainly use Tait's services again, and would highly recommend him.

Excellent experience with Josue Dorado. Quick response, very professional, and incredible integrity. Josue walked me through the process of putting our windows back on track and resetting the top-down bottom-up feature that keeps the window in place. He saved me hundreds of dollars in unnecessary repairs. I have contacted the company that built our windows to put Uprising at the top of their list when referring window repairs.

We purchased a new home and requested four different landscape companies to prepare a design and cost estimate for our front and back yard landscaping needs. We deliberately chose Dean's Landscaping because of the quality of the design work performed by Kim Wisdom who listens very carefully and incorporated our ideas into a very comprehensive design plan. Their bid was competitive. Kim was onsite frequently during the installation and made adjustments as needed thoughout the process. Dean's demonstrated flexibility and a genuine desire to please while not sacrificing in the design quality or materials. The design included a fire pit, patio, stone garden planting beds, a large water feature and hot tub area. Low maintenance was a key consideration in the plan and Kim did a terrific job of ensuring our lifestyle freedom. We have completed our first anniversary and had very little that needed to be replaced under warranty which was performed promptly. Because of the quality of our experience we have had some additional landscaping performed by Dean's also to our satisfaction.

I hired Eric and his Father to complete a concrete job. The communication level between contractor and customer was unbelievable. Texted me pictures of the project throughout the whole job. This was very nice since I was unable to be at my house while they were working. I would definitely hire them again!

He was the best property manager I have ever had. He understood and did his job (and then some) above and beyond the call of duty. Promptly responded to maintenance and other tenant concerns, and, made it clear he was also your friend; genuinely cared for your well-being as a tenant, a friend, and, of course, as a person. We all miss him.

I found In Touch Property Management through a search on Thumbtack. We were having very bad experiences with the management company we were using and were looking for a new management firm. We found everything we were looking for at In Touch Property. This company is reliable and honest. Rents are deposited on time. The tenants they have found are responsible. Maintenance issues are handled immediately; and their contactors make quality repairs at fair prices. Should we purchase another building in the Denver area we will definitely use In Touch as our property management company. Nancy Conklin AOA Properties

Wow, we feel so fortunate that we found Vestra Property Management to manage our rental property! When we moved out of state for a job, we struggled to sell our nice home -- it was on the market for 4 months with no offers. After that experience, we decided it was actually in our best long-term interest to rent out the home rather than sell it. After speaking with a couple other property management companies, we got Brandon from Vestra on the phone, and it was immediately clear that "this is the guy." Brandon went over to our home the same day we called him, suggested a couple things to do to get the house ready to show, either took care of those items or scheduled other professionals (cleaners/carpeting maintenance) and listed it the same day! We had several showings and landed a tenant within about a week. After a 4-month slog trying to sell the house, with no results, we were thrilled that he could find an excellent quality tenant within that short a period of time! Brandon so far has been incredible to work with. His pricing structure ensures he has "skin in the game" (he doesn't get paid unless your home is rented), he doesn't charge any leasing fees, and he does as much maintenance as he can himself, for a very fair price, which avoids the high maintenance fees that other companies will charge by calling out another professional to do basic maintenance. Brandon is very easy to work with -- providing great suggestions for what needs to be done to the property, as well as some *optional* things that could be done either now or in the future. We have quickly come to trust his judgement, and we are looking forward to a long and prosperous property management relationship.

My fence had blown down and the posts were in disrepair. Ben reached out when I asked for help IMMEDIATELY and was at my house within hours. He singlehandedly replaced the posts and put the fence up for a reasonable price. The fence is solid. Bonus: he drove to my neighbor's house and collected 1/2 the pay from her (the neighbor and I had agreed to split the cost) to make things more convenient for me. He also advised me on how to fix my shed door and I was told that he offered to fix my neighbor's gate when he was there as well. He was punctual, courteous and flexible. Will most likely use him again for other repair jobs!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
