The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

I originally hired KMA to do some work on my gutters, but it ended up that the job required a contractor. He was very gracious and actually came out two times to verify if he could do it, and did not bill me. I found this to be very honest and refreshing.

The guys did a great job! We felt very taken care of despite the job being just a small bathroom remodel. They even assisted with getting our granite counter tops picked up and fabricated to accelerate the project schedule. Our facilities were down a matter of days, not weeks like the other contractors I interviewed had projected. Highly recommended!

I contacted Mountaintop Construction out of the blue because my office was having communication issues with another small contractor for our small handyman needs around the office. Steve Petersen contacted me almost immediately and after seeing what quality work he does, as well as having excellent communication with us, I let Steve know that we would be using his company for all of our handyman needs in the future. Steve is honest with his pricing and he is able to accommodate any schedule. I would highly recommend Mountaintop Construction to anyone!

This contractor accepted this job as a remodel done wrong. It was slate natural stone which is difficult to work with. The contractors all did well & he found a leak from their her contractor which he fixed. They did a good job & you just have to monitor work regularly. A good crew!

Skyler with Hearth LLC was fantastic. On time, professional, knowledgeable, I can't say enough good things. Pretty much the opposite of every other contractor I've ever hired. Will definitely be recommending these guys to everyone.

My door wouldn't latch shut and since it's a mobile home most people will not work on them. Chris came out (he was not only on time but early) and repaired my door quickly and for a reasonable price. I would definitely recommend his services.

Daniel and his crew did a fantastic job building our new front porch. This wasn't a project for an inexperienced contractor, as we had to fire one (due to lack of knowledge and technique) before we met with Gonzalez Construction LLC. Daniel and his team were on time, on budget, and followed the specific permit drawings which were approved. There is no doubt that we will be contacting them again on our upcoming projects. A reliable, truthful, professional, and experienced contractor is hard to find, believe me, save yourself the headache and go with them.

Curtis was excellent! He was prompt to every appointment and respected our home while doing his work. His craftsmanship is 5 star. He listened to what we wanted and executed it with our input the whole time. When something wasn't possible, he gave us an alternative with a visual sample. We loved him and will definitely use him again.

Hire This company! Hire Jake & his brother! I had the nightmare of nightmare general contractors come into my home and leave it in shambles. The electrical was left dangerously disorganized. Jake and his brother showed up and worked around the clock to make sure the whole house was 100% safe and ready to go for me and my family. It feels great knowing people like Jake have your back and will make your home safe secure modern and functioning exactly as you like. I’ll use these guys again and again. Thanks for your work guys! It's hard to find contractors and handymen anymore who are reliable, punctual and communicate well. Kyle is one who stands above everyone else in this regard. He was in constant communication with me at all times, managed my expectations well, and arrived exactly when he said he would. His work quality was also excellent, which all made for a very positive experience for me! If you need a master craftsman for work around your home, Kyle is the best person to call.

James and Gina responded very quickly and came out for an estimate. James has very good ideas and is very engaging. He has MANY years of experience and is very knowledgeable. While he came out for our kitchen we discussed deck designs! He is very professional and his company can handle any job. He is well versed in trending styles and designs. The estimate was right in line with other contractors. An excellent family-run/owned company.

Francisco Garcia built our home in Fort Collins, Colorado. It took approximately 6 months to build a very sound home and we were out of state during the process. Francisco communicated with us regularly with updates on the process of our home and his sub contractors were very good. He completed all the items on the punch list in a timely fashion. Francisco is a very fine person to work have build your home.

In a booming real estate market that has made it difficult to find skilled construction and carpentry contractors that have not doubled their prices to take advantage of the current demand that exists, it is refreshing to find someone that isn't charging those higher prices. Joe's work is very good and I saved over half by using him over the other bids I had received.

My husband and I hired Custom Builders LLC (Kaleb) to tear down the half hall staircase leading to the second level of our home and replaced it with a open rail and baluster staircase. Kaleb's responsiveness throughout the job was great. We where kept informed about the timing of when materials would arrive and when each segment of the job would be completed. Kaleb's work is high quality and he kept a very clean work space between each segment of the project. We got very good value for the job. We had done some research about prices before we hired Custom Builders and found Kaleb's price for the job was very reasonable. The timing on completion of each segment of the job was longer than planned. Completion time was double the time that was initially set. There were a number of issues with getting the correct materials from Kaleb's vender. If you are willing to work with a small contractor who does the work himself Kaleb Shultz (Custom Builders LLC) is your guy.

My home was built in the 60’s and had all the original bedroom doors and closets which were an eyesore and very clunky. Dana and Shannon were great to work with from start to finish and helped me decide which replacements would be economical and bring value to my home. In addition to their professionalism, they were graciously flexible with my family’s scheduling needs and delightfully honest to work with. I’m super pleased with the final results of the work and look forward to working with Dana and Shannon in the future.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.
