The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

I originally hired KMA to do some work on my gutters, but it ended up that the job required a contractor. He was very gracious and actually came out two times to verify if he could do it, and did not bill me. I found this to be very honest and refreshing.

I hired David for a few projects last summer when we were doing a bunch of updating. First he extended our gas line to the kitchen for our new gas range. He also replaced the A/C and then installed a new sink for us as well. His team was great--very friendly, professional and considerate. Some contractors seem like they want to get it done and get out, but they were obviously invested in doing it right and they responded to every special request we made. When the range didn't quite fit the gas line, David even came back to adjust it and did not charge for it. And he stayed in touch with me to make sure we got the A/C warranty stuff done right. I'll contact him again when we need help.

The guys did a great job! We felt very taken care of despite the job being just a small bathroom remodel. They even assisted with getting our granite counter tops picked up and fabricated to accelerate the project schedule. Our facilities were down a matter of days, not weeks like the other contractors I interviewed had projected. Highly recommended!

Our forty year old tri-level home was in need of plumbing updates and repairs in three bathrooms and the kitchen. The baths were completely remodeled. All work was done to strict local code and passed inspection with compliments from the city inspectors. Project was scheduled such that at least one bath was available at all times and with minimum disruption to home activities. Remodel was done to our plan, but with very helpful suggestions and advice from the contractor. Even with unexpected events and obstacles in the existing construction this project exceeded all expectations and significantly improved the appearance, livability and value of the property. The effort was done according to budget and the contractor had an exceptionally pleasing disposition and ethic which was rewarded with a monetary gratuity from us. I would absolutely highly recommend their services.

Ryan Witt installed patio cover for my home. It was a substantial patio 30x10 ft. Ryan did outstanding work and was extremely professional. Ryan was able to translate our request and anticipate our requirements and produce quick estimate. Ryan was also extremely flexible and able to adjust project as it evolved and was able to adjust and add the finishing touches we requested. Project turned out great. Bottom line: Ryan is 5 star contractor. I would highly recommend him to others. He works well with other tradesmen and with inspectors. Ryan delivers quality product in a timely manner at a reasonable price.

Project went really well. I'll definitely have S&H pro contracting back to do tile installation in my bathroom in the spring. Thank you so much for making my kitchen floor gorgeous!! And squeezing my project in the same week you came out and gave me a quote. Wish I could add pics to this review! Pricing was very reasonable, and professional, on time each day and took extra care and steps to ensure no mess was made in other areas of the house. Thanks again!

Tim came over due to a flood we had in our basement because we initially thought there was a mold issue, our house being older Tim explained that asbestos might be a factor. He got us in contact with an environmental consulting company called BTG & Associates to come out and take asbestos samples of the floor tile and the drywall. Both companies were punctual, honest, and very knowledgeable. Without Tim we wouldn't have even thought about asbestos being an issue. Money well spent to say the least. Not only did he do clean and safe work to remove, him and his subcontractors came back and rebuilt our drywall and flooring in the basement like we never had a water loss.

Simply put, I consider Don with Zigler Building Systems an Excellent General Contractor and a man of integrity… “That will handle everything and get it done.” Period. Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. I felt completely comfortable with Don in our home. I HIGHLY recommend Zigler Building Systems for ANY construction project. Consider it handled!

Highly recommend! Hired Elevated Construction for a clean-up after a roofing company left a giant mess in our garage. Nick and Rusty arrived early, they were efficient and professional. Although this job was below their skill sets and a bigger job than anticipated, they went above and beyond to carefully clean up all the mess and put our storage items back so much better than the movers had done it! We have 35% more space after they were done! We will be having Elevated Construction back for skilled jobs- it's not easy to find a great contractor and small company in this market, and they exceeded our expectations!!

Harmon was professional, kind and respectful of our home (and very considerate of the fact we had a sleeping baby!). He did a wonderful paint job - took his time and made sure he was thorough. He also went the extra mile by picking up extra materials to patch some cracks and make sure the job was done well. We had a few other jobs that we needed estimates on and he made the time to assess the problem and give very fair estimates. Overall a great experience - highly recommend!

Daniel has a wonderful heart. He has a few employees, which allow him to take-on more than one job at a time. However, one employee became sick, which set our project back a few days, as Daniel was forced to work on his own, or with less help. We were in a crunch, as we had another contractor scheduled. Although he became ill, himself, Daniel pressed-on and was able to complete our project, just in time. Daniel does nice tiling work and Has reasonable prices.

James and Gina responded very quickly and came out for an estimate. James has very good ideas and is very engaging. He has MANY years of experience and is very knowledgeable. While he came out for our kitchen we discussed deck designs! He is very professional and his company can handle any job. He is well versed in trending styles and designs. The estimate was right in line with other contractors. An excellent family-run/owned company.

Alex was able to start immediately, he provided guidance along the way, even fixed an error on my part without additional cost. Very happy with the price and quality of the labor he provided to install my egress window well. Would recommend. I have already agreed to hire him for additional projects at my home.

Shane and ALL his guys are truly the best! They are kind and very thorough, extremely detail oriented but also flexible, accommodating and trustworthy . We had a horrible experience with a contractor that did our job completely wrong and Burke construction and design inc came in and made us feel confident and fixed everything that was wrong and restored our faith in contractors. Contractors often get a bad reputation but Shane and his company are changing that reputation! Take a chance on them, it will be more than worth it!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

Hire skilled professionals for absolutely everything.
