We had a great experience with Larry. We hired him to install/run a cable line to an interior wall so that we could get TV/internet set up in our living room. He was responsive, knowledgeable, competitively priced and got our appointment on the books quickly. We will be using Larry again in the next month or so to upgrade our electrical panel!

Best couple of hundred dollars spent! Professional, on time, careful, really creative problem solver, and a nice guy to boot! Seriously, he showed up the same day I called, purchased materials needed before showing up, and offered the best possible solution to put up my TV in my living room (not a typical installation. Needed him to come up with an idea to put my TV up and cover up the TV insert space that was too small for my TV). He cleaned up afterwards, reconnected my TV and cable apparatus, and tamed all the wires. I will definitely call on him again and can't recommend him enough. *Thanks Josiah! I love my TV install!

Ian was prompt doing the repairs. He also communicated with me regarding a small delay. The walls are faux painted and Ian did a good job matching the paint and design. His texturing in one room was a little heavier and the original walls. I solved the problem by hanging a iron grate type fixture over it. I would recommend Ian for painting and carpentry repairs. If matching texturing and faux painting is desired, perhaps getting a sample would be nice to have. Ian was polite, industrious and did a great job cleaning up.

Daniel & his team did a nice job with my remodel, converting my living room into a bedroom & enlarging bathroom to accommodate my elderly mother. They completed the job before Thanksgiving, as requested. Quality of the work was very good.

Jose with JRA Drywall Services did an amazing job. We had a dining room that had two different wallpapers and a living room where the walls had ugly texture. We also had popcorn ceilings in both rooms. Jose took care of our ugly rooms and made them look new again with a smooth ceiling and wall finish! He worked very hard and came on time as promised. He was very diligent and super pleasant.

Major remodel of an existing space into a Master bedroom suite, that was originally the attached garage. Scott Goldie did an outstanding job with the design of the space, as well as executing the plan. He is a good communicator, very honest , and a problem solver. We love our new Master Bedroom and adjacent family room as much now as the day it was completed .

Matt was a pleasure to work with. We are very pleased with the results. He was able to create a gorgeous custom cubby design for our mudroom, as well as a storage seating/bench area for our nook. He went above and beyond by adding details that we hadn't accounted for in the planning phase, such as rerouting a vent to come out the side of the bench, and he did all of this while sticking with his quoted price. Very trustworthy, honest, and talented. We have already planned to have him back to build us a pergola and custom closet. Thanks Matt!

A old house that needed a little help from Loch Kilpatrick's skilled hands. He skim coated the upper level, living room, kitchen and one room on the lower level. The end product turned out great and his price was in the ball park for a quote I received from a friend who is a general contractor. I am pleased with the end results and would recommend Loch for any drywall repairs.

We had a leak in our upstairs bathroom that went down to the main level so we needed a bathroom remodel and new drywall and texture in our dinning room. They tile work was great and everything looked good when they had finished. I do wish there was better communication on when people were coming and going for the day.

Mike is our go-to guy, for the highest quality work on our home and general advice. He's personally finished every room on our main floor, bringing an extra touch, like its his own home. We have already signed him up for our basement and every other project we might ever need in the future. I recommend him to all my friends and would recommend him to anyone who asks.

Jerald piloted a kitchen renovation & also opened our living room for plan. He designed a new layout, w new counters & cabinets, removed load bearing walls adding support beams in the attic. It was an extensive project and Jerald was a true professional the entire time. Despite a few unforeseen obstacles along the way Jerald coordinated a bevy of subcontractors with an air of personalism and cheerfulness. All the final work was top notch and any part of the job that needed last minute touch ups were done without question or hesitation. I especially appreciated how responsive he was at every step of the project. He sat down with me for several hours from the get go, plugging in measurements and working with us to get a very detailed idea of that we wanted. He was willing to work in our home with us living there which made the project much more affordable. Would recommend Jerald without hesitation!

I would recommend Paraiso Construction. Francisco was easy going and knowledgeable about all areas of the process to finish our basement for us. There were several things he saw that I would have overlooked and he made sure they were done correctly. We are very happy with our new living space and know we will be spending much quality family time there as well as being able to open up a comfortable space for guests. Thanks Francisco!

Edward did an excellent job with the project my fiancé and I hired him for. Edward was responsive and upfront with my fiancé from the very beginning. He listened to exactly what we needed. We needed to turn a basement living room into a master bedroom with a closet as well as texture the remodeled master bathroom. Edward did great work with the metal framing; did great work with the drywalling, mudding, and texturing as well. I have nothing but great things to say about Edward. We have had a lot of bad experiences with contractors throughout our remodel and Edward’s professionalism restored our faith that there are good contractors out there. We would recommend his services to anyone.

Zach Torres and Toro Contracting did a 12 x 24.5 foot concrete pad for me under my back deck. Zach personally came to my house and bid the job in my living room. Then, amazingly, didn't get angry when I wasn't ready to sign the deal right there. Zach will get more business from me, and he should get yours too. It is our responsibility as consumers to support small businesses that are doing it right, and Toro Construction definitely fits that bill. Thanks again Zach, we'll see you soon!

We hired E3 to help us transform our basement from a junk-filled storage space into four usable rooms. Emilio was extremely friendly, helpful, inventive and attentive, and the project came off wonderfully. We'd use E3 again in a heartbeat and recommend him to anyone looking for house help.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
