Sunnyside Builders has worked with Lance and F9 Productions on two large custom homes and bottom line is they are a top notch architecture firm. Their designs are excellent, their responsiveness is unparallel to the competition, and their plans are extremely detailed for a smooth build. F9 Productions is the only architecture firm I've worked with who can get a set of plans approved by city planners in their first try and that's because they pay attention to detail and take pride in their work. If you want a great building design, great customer service, and a rock solid set of plans for your builder, then go with F9 Productions.

Poudre Craft Construction Services did all the custom interior trim work for our Old Town home. They did a great job matching the look and feel of our existing space by using reclaimed yellow pine from an old gym. We will definitely be hiring them for more work in the future.

Ray helped remodel our house when we moved to Colorado. We can't say enough about Ray and the professionalism of his crew. We moved with 3 little kids and were living in the basement during the remodel. Ray is a perfectionist when it comes to the quality of his work, not only will he not cut corners but he offers advice to make sure everything looks good when he is done. He did a great job on the remodel and also went out of his way to accommodate the family living in the basement. He is a great communicator on the job so we were aware of how things were going and what the plan and time table was moving forward.

Mr. Anson was very prompt in arriving, very capable, and did exactly what he said he would do on time and in budget. He not only expertly drywalled over the construction holes left around my newly installed (by another contractor) evaporative cooler (the job I called him to do), he also sized up repaired at a reasonable cost a break in my sewer line that had just happened (perhaps due to the flooding rains that had just impacted the Front Range) where the pipe went through my homes foundation. I highly recommend Mr. Anson for any type of home maintenance or remodelling.

Fran built our house from start to finish. We still have the basement to finish. It is a rather large house. The quality of the work was excellent. He custom built our home and we love it. He had a lot of very good suggestions. He and his crew were always polite, friendly and cooperative. They were good and courteous to one another. We were around them for approximately six months or more. The things we had trouble with were the work seemed to have taken longer as there would be days when there was no one doing anything. We understand that we were not his only clients and he had to manage the crews. We were always around, which in talking with other people who have had their houses built, most builders do not want or allow. We have a few things which still need to be finished. I feel Fran will do them but it is difficult to work around. The other thing is that I felt, then and now, that if the premises were kept more clean with less clutter they would be able to work more easily. As it was. one group doing staining left. some rags in a pile. When they caught fire there was a lot of damage with the smoke. I will say that they got busy and cleaned the walls redid the painting, repaired the damage and concentrated on getting rid of the smoke smell which was quite extensive. All in all I would recommend having Fran do the work.because in the end the quality is there

Richard designed a remodel 'pop top' on our ranch style home in Boulder, CO. He has a meticulous care for detail and created a very thoughtful design. He was professional, timely and remained available and directly involved with the project from start to finish. He was enjoyable to work with and we would highly recommend him to anyone!

Excellent job, on time, on budget. We gave him some general ideas for design and he got creative! Although not largest house in subdivision I believe it will be most unique and coolest (bias noted). We showed him samples of the sort of residence we wanted and he was accurate in including the ambiance, materials and overall feel of proposed home in the plans. This is our first time building a custom home and he was very patient! He told us what was a good idea and was direct when he thought our design feature wasn't reasonable. Michael has a strong understanding of building processes, modern materials and methods. He knows many professionals locally and had no problem locating correct engineer, surveyor, etc. Great job!

Scott and company were able to remove and replace cabinets in my home, modify my countertop, and allow me to install a larger refrigerator in my kitchen. In addition, I had a bay window that needed to be custom fit. They dealt with both projects quickly and with great professionalism. I will call on them in the future.

I am a Structural Engineer who has worked in Colorado since 1977. I have had the pleasure to work with Jeff Abrams on dozens of projects over the last 30+ years. Our projects together have been mostly large custom residences, however, we have worked on a few smaller residential additions. Jeff has an exceptional educational background (Yale, I believe) and a well traveled international architecture expertise. His travels to Italy appear to have especially influenced his design approach. He has a keen sense of the importance of small details. I feel that one of Jeff's strongest attributes is his humble ability to listen to the wants and needs of his clients and not let ego interfere at all. This is rare for an architect of his expertise. I also appreciate the fact that he visits the site often during construction. I must say that many of Jeff's designs challenge me as an engineer, but I do enjoy that piece of the process.

We hired Black Pines Builders, Inc. to finish our basement. Jeff was very responsive and communicative through the entire process, and he and his team worked to make sure we were getting exactly what we wanted from our finished space. I would definitely recommend Black Pines Builders for any home remodeling project!

I can recommend Frameworks Timber without any reservations. Not only are they true artisans who craft custom timber frames by hand, they are also great designers who build houses for the people who are going to live in them. Great communication. They do what they say they will do. Top Notch all the way.

I thought Testament were the consummate builders. Seemingly, very experienced and able to come up with excellent field fixes for architecturally mis-designed segments of my custom home. Excellent build quality and they finished my home ahead of schedule and under budget. I would whole heartedly recommend Testament Builders.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

Hire skilled professionals for absolutely everything.
