The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

I hired David for a few projects last summer when we were doing a bunch of updating. First he extended our gas line to the kitchen for our new gas range. He also replaced the A/C and then installed a new sink for us as well. His team was great--very friendly, professional and considerate. Some contractors seem like they want to get it done and get out, but they were obviously invested in doing it right and they responded to every special request we made. When the range didn't quite fit the gas line, David even came back to adjust it and did not charge for it. And he stayed in touch with me to make sure we got the A/C warranty stuff done right. I'll contact him again when we need help.

The guys did a great job! We felt very taken care of despite the job being just a small bathroom remodel. They even assisted with getting our granite counter tops picked up and fabricated to accelerate the project schedule. Ryan Witt installed patio cover for my home. It was a substantial patio 30x10 ft. Ryan did outstanding work and was extremely professional. Ryan was able to translate our request and anticipate our requirements and produce quick estimate. Ryan was also extremely flexible and able to adjust project as it evolved and was able to adjust and add the finishing touches we requested. Project turned out great. Bottom line: Ryan is 5 star contractor. I would highly recommend him to others. He works well with other tradesmen and with inspectors. Ryan delivers quality product in a timely manner at a reasonable price.

Mr. Jerry Secrest was a miracle for my project. I had a contractor previously hang some paintings and mirrors for my client, and they made several nail holes in hanging one particular item. In repairing and re-texturing the nail holes, the contractor messed up my client's wall. I, then, hired another contractor to repair the mistakes incurred by the previous contractor, but the contractor called me an hour before the scheduled appointment and needed to reschedule the appointment for another day. My client needed the repairs done that day, so I could not reschedule. I called Jerry and he was able to come that day. When Jerry came, he was very professional and kind in his approach. He made certain to bring blankets to cover my client's floor. He explained everything that he was doing to cover up the mistakes of the previous contractor, and repaint the wall. He meticulously patched, textured over existing repairs. He worked diligently the entire time that he was at my client's home. His work quality is superb- he practically gave my client a brand new perfect wall. He was punctual; I appreciated that he came at the same exact time that he communicated he will come.

I wanted to replace the deck for my townhome as it had gotten to a pretty sad state. I contacted half a dozen contractors for estimates; Lucas was the first to schedule an estimate and the first to send a written proposal (within a few days). A couple contractors took up to three weeks to send their proposals; one didn't respond; and two told me they weren't scheduling estimates until OCTOBER. Unlike the other two, Lucas' estimate was detailed and included drawings and information about the materials that would be used, and was priced competitively as well. He followed up at a regular basis but was not pushy. My HOA ultimately did not give me permission to do the project (due to an unforseen foundation issue). However, if it had been up to me I would have hired Lucas and I'm sure the project would have been completed within the week.

Bamboo Floor and Staircase Remediation and Installation John helped me with a floor installation project to correct the abysmal job done by the previous contractor: the bamboo floor was so badly buckled that it was impossible to walk on without effort. (The first contractor said his objective was "no gaps" in the floor; I told him mine was a "flat floor to walk on.") John removed the floor boards and numbered them, then reinstalled them correctly. The result is beautiful! (I just feel sorry for my previous renters who had to step over the "accordion pleats.") He also then removed the ancient linoleum from the stairs and installed the same bamboo flooring on them (the previous contractor said it wasn't possible). He then designed and installed a clever bullnose molding for the steps in mahogany (but perfectly matched to the bamboo cover) and stained/installed a new, matching threshold for the private entrance to the basement. John was meticulous about planning his work space and keeping it clean so that the work did not interfere with my having guests over to dinner, using the laundry room, etc. It was wonderful that he treated my home with such respect! He also communicated clearly about when he would arrive, how long he would be working, and what the task objectives for the day were, in addition to taking care of ordering materials and picking them up. I am delighted with the results and just wish I had known about his work before hiring the first contractor I used. Legal Library Bookcase Customization and Installation/Kitchen Pantry Shelves John customized and installed seven cherry bookcases that I obtained from a company that was relocating. Each shelf (I used about 42) weighed 20 pounds and, since my Park Hill, Tudor-style home was build in 1941, the downstairs space in which I wanted to place them was irregular vertically (not true) and horizontally (not level). John figured out how to create my dream libraries (one in my downstairs rental unit, the other in my hallway/office area). He also painted the hallway where four of the bookcases were installed (on my to-do list, but he wanted to see the project really done and perfect). Also in a shelving vein, John removed the wire shelves that were in my reach-in (not walk-in) kitchen pantry and installed permanent shelves that are secure enough to support the many glass storage containers I use for grains, nuts, legumes, etc. What a difference! The open pantry is no longer an embarrassing and messy eyesore, everything has a place, and the overall effect is exactly what I'd pictured. It took him about a day to complete this. As with the other work, John was careful to keep my work space clean and minimize disruption to my routine. He removed all the old hardware (even the pieces that had been painted over multiple times by previous owners) and filled in the resulting holes so that no drywall work was needed. The outcome is even better than I'd imagined with both the bookcases and the pantry. My friends and family are very impressed with the changes and have asked him to give them proposals.

I had a FANTASTIC experience working with Denver Developers. The co-founders of the company, Justin and James, are extremely professional and were very willing to work within or budget and timeline. We needed a deck built within 5 days, and they finished within 1.5 days! Their crew was prompt, highly communicative, and tremendously respectful of our property. I also needed a very last-minute demolition job completed in my home, and Denver Developers was able to accommodate our extremely short 24 hour turn around time period with ease. Dan and his team of sub contractors do excellent work. If you want a job done well, with attention to detail and quality control, I highly recommend this company. The only are of issue for us was with scheduling and punctuality. We had some unavoidable delays, but also a few instances of poor communication and uncertainty about project deadlines. Dan is an honorable and trustworthy man. His intention is to do his job with excellence- and we have a beautiful kitchen to support that claim.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. Do I need a contractor for a kitchen remodel?
