Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How much does it cost to fix a fence?

The average cost of fence repairs is around $250, with most homeowners paying anywhere between $200 and $300. Fence repairs have a wide range of potential costs, however, ranging from $50 to as much as $1,443. The cost of your fence repair project depends on multiple factors, including where you live, what type of repair you need, the terrain and the fence materials used.

Contact several fence repair professionals near you to get an accurate cost estimate for your fence.

Why does my gate sag?

A gate can sag for a number of reasons. One common reason is that the screws holding the hinges in the wood or other post material have come loose, causing gravity to pull the fence down. Another common problem is the gate post’s lack of stability. Posts can become loose and start to lean, or if they are wooden, they can even rot at the point where they meet the ground.

Should I repair or replace my fence?

Fence repair is better for common problems that only affect small areas, such as a broken picket or a shifting fence post. However, there is a rule of thumb to follow: If the repair project requires replacing 20% or more of your fence, it’s probably time to replace the whole fence. The exception to this rule is if the fence is fairly new and just part of it is damaged.

What are some common fence repairs?

The most common fence repairs are aimed at fixing:

  • Missing boards or slats. This is a common problem with wood fences.
  • Fence material corrosion. This occurs on metal fences like chain link and iron.
  • A sagging gate. This could result from a tilting fence post or loose hinges.
  • Post movement. Typically, this is caused by frost, corrosion or water.
  • Stains. Moisture and other elements can stain fencing, which may require a professional to remove it.
  • Warping. Warped, curled, cupped or bent boards are unsightly and less effective and need to be replaced.

If you notice any of the above issues with your fence, reach out to fence repair professionals near you to start getting cost estimates and schedule an appointment.

Who installs fences?

Fencing contractors are the best choice when you want to have a fence installed on your property. While there are several types of professionals who can likely handle this service — including handymen, landscapers and general contractors — a fencing contractor has the experience to know what could cause potential problems in the long run. This might include wet spots, vegetation or other issues with the land.

When choosing a professional to install a fence on your property, make sure they have credentials and experience.

How much does it cost to fix a gate?

Gates can be more expensive to fix than other parts of a fence, and there are several reasons for this. The first is that gates are the only moving parts on a fence — hence they have more components that can wear out, as well as friction and the potential for rusting and sagging. Fixing a gate may require a total replacement or simply replacing certain components like hinges. Sometimes, the repair may involve fixing the surrounding fence.

Contact several gate repair professionals near you to get an accurate cost estimate for your gate.

What are some common gate repairs?

The most common gate repairs tend to be associated with a sagging gate. A gate repair professional will check the hinge system. If the hinges have come loose, they will detach the gate, set the hinges in the proper location and reattach everything.

Another common repair is replacing or repairing a sagging fence post by digging a new posthole and/or using a concrete footing.

What's the cheapest fence to install?

The cheapest type of fence to install is (usually) a chain-link fence. Averaging between $7 and $12 per linear foot, this type of fencing is strong and secure and allows homeowners to maintain visibility while adding protection to their property. Chain-link fences are constructed from steel coated in aluminum, vinyl or zinc for weather resistance.

You can get a more accurate cost estimate for your chain-link fence by contacting professionals who specialize in installing these fences.

How much does it cost to put up a chain-link fence?

Chain-link fence is one of the most affordable options for adding safety and value to your home or business. The national average chain-link fence installation cost is $2,750. Chain-link fences are relatively simple for the pros to install; a fence of less than 150 linear feet can often be put up in under one day. A good rule of thumb is to add an additional workday for each additional 100 linear feet of fence to be installed.

Chain-link fence installation costs are affected by the fluctuating cost of steel, regional labor rates, the height of fence you select, and the features you select, such as a powder-coated finish. The industry standard is galvanized steel, which is rust- and corrosion-resistant. Galvanized chain-link fence installation cost, including labor and materials, is typically $12 per linear foot. For a more contemporary and elegant option, black powder-coated galvanized chain-link fence might cost approximately $15 per linear foot on average, including materials and labor. For industrial sites or businesses, 10-foot-high galvanized chain-link fences may provide additional security, but also have an added cost. A 10-foot-high chain-link fence could cost $17-$18 per linear foot, including labor and materials.

I cannot say enough about Emporer Fence. Reynaldo responded quickly to my request for mending an existing wooden fence and he came out to the house the next day. The fence had several twisted and leaning posts that pulled away from the fence, close to toppling over. He had a crew at the house the next day and secured the fence and increased the aesthetics. Fantastic person and business to work with.

I had a great experience working with FEMAR FENCE LLC. Ernesto was wonderful to work with. He and his team installed a fabulous privacy fence, and it turned out to be exactly what I wanted...and for such an UNBEATABLE PRICE! Given the opportunity, I would work with FEMAR FENCE LLC again in the future. I will be sure to recommend them to my family and friends!

Reynaldo is very professional and man to his word. He finished our fence within a day, did an impeccable job, and was very flexible with working with our schedules. I’d highly recommend him for any fence and gate jobs.

I sent CND pictures of my fence and specifically what I needed fixed. They re-used some of the old wood from my fence in different areas. They built a gate that is an eyesore, installed lock upside down and about 50% of the new wood used was damaged. I overpaid them by $100 and they never responded about fixing the fence, lock or refund. Do not advise using this company.

He and his partner worked hard and did a good job of replacing 5 fence posts set in concrete. He made sure they were straight, reattached the fence, and kept the yard in good shape. They cleaned up after themselves and charged a fair price.

Reynaldo responded immediately when I submitted a request for a quote. His price was very reasonable and he was available right away to complete the job. I needed just a small section of my fence replaced. I wanted an 8 foot tall horizontal picket privacy fence. Reynaldo and his assistant arrived on the day we had arranged and got right to work. The job was completed in a few hours and the fence looked amazing! I am so happy to have a more secure and attractive fence at a great price. Thank you Reynaldo! I would not hesitate to hire him in the future and highly recommend his service!

Makimanta removed a concrete patio and sidewalks and replaced a crumbling retaining wall and wooden fence in my backyard. More than any other company that gave me a quote, Makimanta really listened to what I was looking for and didn't try to suggest a quick slapdash replacement of just my fence. Their craftsmanship and attention to detail really shine through in the finished fence, and they worked hard to deliver the project on time. They did a really nice job and the entire experience working with them was awesome.

This company was great to work with and did an amazing job for our fence in a very short amount of time. They also work within our budget to complete the work in a timely fashion. If we ever need a fence again (hopefully not in a long time) I would use them again.

I did not get the fence I contracted for (I used a picture of a neighbor’s fence). We reached an accommodation in which we agreed to pay more, in exchange for more money and a compromise on the fencing style (plus a stain). He couldn’t immediately stain the fence, but promised to get back in touch to stain the fence and build the sandbox). I just heard from him- he’d actually only stain a part of the fence - huh? So, we declined, and kept the $1000 that we so wisely withheld until he finished the job. The most upsetting part of this is how disrespectful Ernesto was - both of me and my husband once he realized that we were not going to completely roll over once he realized his error. He demanded to be paid in full prior to finishing the modified scope of work. Then, he inferred that he was going to “fight” my husband when we said that we would not pay him in full until the job was completely finished. In addition, when we paid him by check, he complained that his bank “held” the check until it cleared (totally a choice of his own banking institution, not ours). Overall, a nightmarish scenario with average results. Since he ultimately decided it was in his best financial interest to leave the job as is (unfinished), I have decided to write about my experience with Femar.

I hired them to install a Home Depot Veranda Linden vinyl fence that I spec'd out and ordered. My plan was to install it myself but I couldn't find the time to do it. When I decided to hire someone for the install, I spoke to a few fence contractors and what I noticed is that a lot of them either believe they know everything and/or they think people, who are not contractors, are idiots. I've had this experience with carpenters, plumbers, electricians, HVAC companies, painters and the rest. I spoke to two Thumbtack contractors for this job. The first questioned my ability to correctly order materials, so he killed his chance in the first five minutes of our conversation. I spoke to Wilson and had them come out to look at the job. We did a walk-through of the project where I explained some specific things that I wanted done. I specifically asked that they keep everything (post and panels) level, based on some posts and panels I had installed previously. I told him that my neighbor hired an idiot plumber who had somehow raised one of her post out of the ground, setting her side of the fence out of level and that he should take that into account. I explained that I didn't want the fence to block the basement window of my or my neighbor's house. I also explained what I wanted him to do when it came to installing the gates to our yards. What I've also found in talking with people about installing vinyl fences, is that if the install has slopes or anything that requires them to think and be resourceful, they become paralyzed. The thing that sold me on Wilson, is that he made it seem like he was confident in working with this material. Ok, so why have I rated Wilson so low ... it is because he didn't follow my instructions and he allow his employees do a poor job. The only level I saw for two days was a bullet level and as a result, most of the fence is out of level and some of the posts are out of plumb. The top and bottom rails on the slopes are out of alignment. I found a couple of panels that were cut too short and found that they used damaged material. I have plenty of extra material that could've been used. I told the Wilson that where the gates were to be installed, I wanted him to take three posts and build a small two panel fence in order to account for the size of the gate opening. If he had done what I asked, he would have been able to install the gates without making the stupid decision to compensate for gate openings by building one side of the fence larger than to other and by flaring out (wider than 90 degrees) on side of the fence to make the gate fit the space. Note: I installed the two panel fence over this past weekend. Now I need to cut the gates down to fit. (Unfortunately, the wing walls of the fence where gates hang are totally out of square from the houses ... looks like crap) The other unfortunate thing is that I'm doing the work that I paid somebody else to do. There is basic one rule when it comes to installing a fence, if you can grade the land to make the fence level, you do it without hesitation or second thought. There are two somewhat severe slopes in my yard, but for the most part, the yard can be made level by scraping away some dirt. Instead of grading the land so the fence could be installed properly, the posts were installed at different heights. They just had to scrape two or three inches of dirt to the side to make the fence level and they neglected to do it. Some of the work looks like it was leveled by sight ... poor sight. On the second day of the job, I loudly explained to them that it was lazy work done by someone who doesn't care about the quality of their product. The first two pictures are of the two panel fence at the gate openings. I'll take more pictures and post them.
