Very happy with our roof repair and re-sealing as done but Keller Construction. After meeting with four other contractors, Keller stood out as the most professional, least pushy, and most informative. They were prompt on all communications and followed through on everything promised. Once we had decided to go with Keller construction, I felt assured that our leaky roof and re-sealing job would be done professionally, cleanly, and quickly. I would enthusiastically recommend them in a heart beat, Sherman Keller is the ideal contractor experience.

Very friendly and thorough job. Was at my house within a few minutes of the scheduled time and kept me updated on anything found during both the cleaning and at the conclusion. Upon arrival was highly interested in any input on problem areas of other things he should be especially mindful of and made a point to address and give feedback on them during job progress. Inspected the roof and alerted me of non gutter related issues that can become problem areas in the future. Overall a great value and will gladly recommend him for anybody looking for a cleaning and review. I will definately keep him in mind for my next cleaning!

Without a doubt, Bill Hart exceeded all of my expectations. He contacted me just minutes after I submitted my request. He came out the next day to give me an estimate which was very reasonable for all the work I needed. (I got a new rubber roof and two skylights.) Bill is knowledgeable and professional but most of all, he was genuinely concerned about getting my job done before I had any additional damage. It was a pleasure to deal with Hart Home Improvements.

Will's Home Remodeling was the general contractor for my major residential renovation at 183Jordan Road in Somers Point NJ. The project took about 4 months to complete where we completely gutted and renovated this badly damaged home that sat vacant for over 5 years. This was a $100k+ renovation for total labor and materials and Will and his team were the glue that kept the project on track and within budget. Will and his team personally completed all new vinyl siding, all new windows, new roofing, new gutters, new insulation, several new walls, stucco and cement repair, new stair steps, bathroom and shower and back splash and accent tile work, kitchen cabinet installation, wall board, spackling, caulking, trim work, door frames, shower doors and many miscellaneous requests. Will partnered well with some challenging subcontractors in the areas of plumbing, electrical, outside concrete, flooring and granite counter top installation. When the other subcontractors dropped the ball, Will was always there with a creative solution and to help get them back on task. I would definitely hire Wills Home Remodeling for my next project.

Dealing with Donald at Expert Roofing was a pleasure. He was extremely professional and kept his word. I live out of state so i couldn’t be there to monitor the work but i was always comfortable with him and knowing they would show up and complete the job. He gave me three options to repair the roof and did not require a deposit for two of the options. Dealing with contractors can be scary and risky. Dealing with Expert Roofing was neither of those. I will absolutely be using them again. Thnks Donald!

I give my highest recommendation to Jake Esh and his team. Polite, professional, prompt - followed through on each and every detail of the project. The workmanship on my Trex deck is the best that I've seen. Not a single screw, fastener or flaw can be seen. The attention to detail was superb. Jake explained every option of each detail for approval prior to moving ahead with the work. He also fixed a roof leak that has been plaguing our house since we moved in - and did so at a very reasonable price. We had some good choices in deck builders as we conducted our search, but now that the project is completed we are convinced that we definitely made the right choice with Stoney Ridge Home Improvements. We'll be asking them back this spring to look at our other renovation projects we have planned.

Michal replaced the door from my garage to the inside of our kitchen due to the old door warping and sagging. He was extremely accommodating offering to start early in the morning and provide the new door (purchased ahead of time requiring no deposit). He went above and beyond during his installation, including trim, shims, a new door knob (which he had to come back to do the next day) spray foam and about 6 hours of labor. My new door is level, does not let in any heat from my garage (not ventilated) and opens and closes with ease! I am 100 percent satisfied and he is worth every dollar... you will not be disappointed by his craftsmanship.

It was a very positive experience working with Titan Exteriors. First they responded quickly, showed up on time for estimate - accurately gave day work would be done, and at a fair price. No tricks or "add-ons" after the fact. Work quality was good - our house looks much, much better!! We would recommend Titan for house washing.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

What chemicals are used to clean roofs?

Roof cleaning is done to remove moss, lichen, algae, and buildup of other grime and dirt. There are several methods for roof cleaning, which can include a chemical soft wash, pressure washing, low-pressure washing and hand washing. When a chemical soft wash is used, a bleach mixture is sprayed onto the roof. The bleach-based solution is absorbed by the algae or moss, which dies from exposure to the chemical. The roof is then sprayed with a low-pressure rinse of water, which loosens the now-dead material, allowing it to slide off the roof.

For homeowners, the Asphalt Roofing Manufacturers Association recommends a mixture of 50 percent laundry-strength liquid chlorine bleach and 50 percent water. Professional roof cleaning companies will use an industrial mixture that is still safe but may be more effective in eliminating algae and moss growths. Asphalt shingle roofs are the most common type of roof, but each roofing material will have its own cleaning needs, so it’s best to consult with your roofing pro before diving in. Don’t do it yourself unless you can safely navigate your roof, the chemicals and a sprayer system. When in doubt, leave it to the pros.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.
