My rental property was managed by a nationally known property management company. Their contract was up for renewal and I began interviewing various licensed property management companies to determine my options. MH Management Solutions Corp presented the best value of all the nine companies that I interviewed. Ms. Hernandez is amiable, very knowledgeable and takes pride in her work.

Komerci Group team is phenomenal property management. I have been using this company for about 6 months. From the beginning, Kenndy became my property manager and she did my transition from another company very easy and smooth. She answers emails promptly and you can get in touch with her in other ways. Very technology savvy, which I like. Such of a relief not getting tenant's calls anymore, because everything is being handle by Komerci Group.

Ana Valladares is the Realtor who I regularly use in Florida to help me with the purchase of my investment properties, and manage my rentals. She has done an excellent job with the choice of tenants that she has procured, and the monthly monitoring of the properties. She attends to everything from rent collection and service calls, to accounting for my company. She has great problem solving and communication skills and she is very knowledgeable of the Florida market. She has also facilitated and overseen construction and remodeling of some of my properties. Since I hired her 6 years ago, I have bought and sold several assets, and retained several others that she manages competently. I recommend her without any reservation. C. Mena, Bluefields Group LLC

I was nervous about hiring a Property Manager since I was managing my house by myself. Boris put me at ease and demonstrated a high level of professionalism and responsiveness. No more headaches, he takes care of everything for me, that's what I was looking for. I should have hired Boris earlier! I definitely recommend PMI Sunshine State.

Kara is a true professional at its best and did an excellent job on my staging needs. She was right on the money from quoting to performing. I found her very knowledgeable and passionate about her works. My property went under contract within few weeks after it was staged by her. Her staging made the difference. I strongly recommend her to anyone who is looking for staging.

Hanah is reliable and vets out the vendors very well. Hanah is punctual makes all the appointments. Hanah oversees the construction project while we are in another state and holds the contractors accountable and make sure they do the job fully. About

I help sellers sell their home or income property. I also do property management. I find potential tenants and help owners with preparing property for sale or rent and other management decisions.

About

I do all the background checks, criminal checks, credit checks, etc. I also do the leases and take care of all repairs that are needed. I get three different estimates and let you know what the problem and cost is. Then, you send me the money, and I get it fixed. I charge only 5% of the month's rent on a monthly basis. If I have to put in a new tenant, I have a one-time charge of 50% of one month's rent. I have a Florida real estate license, and I am also a licensed Florida Community Association manager. I take care of your home as if it were my own.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
