Ana Valladares is the Realtor who I regularly use in Florida to help me with the purchase of my investment properties, and manage my rentals. She has done an excellent job with the choice of tenants that she has procured, and the monthly monitoring of the properties. She attends to everything from rent collection and service calls, to accounting for my company. She has great problem solving and communication skills and she is very knowledgeable of the Florida market. She has also facilitated and overseen construction and remodeling of some of my properties. Karen is the best realtor I have ever worked with. With a Real Estate background myself I was amazed at the Realtors I worked with in the past that were not knowledgable about all the stages of buying and selling. Karen was aware and on top of everything. She was highly professional and negotiated a fantastic deal for me. When the inspection came back with repairs she negotiated repairs with the seller and kept the purchase moving forward. I can't say enough great things about her. I would not consider buying or selling without involving Karen and will refer her to anyone in need of a Real Estate Professional.

I can not say enough about Darryl I have bought several properties over the years with different realtors and it was always difficult to get responses or I felt I was just another number. When I bought my second property in North Miami I found them very expensive. I found Darryl DeWOLFF and I was Astonishwd how fast he responded and I told him my needs. Within unbelievable time he responded and said he found a short sale for half the cost it would ordinarily sell for. I knew nothing about short sales and he explained it in depth and said he would handle everything even getting a reputable lawyer I bought sight unseen. I flew down there one month later and it was beautiful! A few months later he called me and told me he has a buyer that is looking for a water front place and he could sell it for me at 160% profit. I was reluctant to sell but I could no pass up a profit of 160% in a few months Darryl is not only a great realtor but he is also a skilled investment advisor. I can not say enough about this young man Carlton

Adam arrived a few minutes prior to his scheduled time and began taking photos and examining the exterior of our home and improvements outside during those few minutes. He spent about 30 minutes inside to thoroughly photograph and make notes about what he was seeing. He paid particular attention to the upgrades and improvements that had been done so that he could accurately assess a fair market value for our home prior to listing with a realtor. He was forthcoming to advise us that it would be a few days before he would complete his work because of his care to do his due diligence in arriving at a reasonable and fair value.

If you want a honest and super professional company this is the one. They honor their name using new technology. They were able to save my borrower a lot of money by uncovering issues that were previously unknown. The inspection was so great that not even the owner knew the status of the pluming under the house. Both my seller and the buyer were very happy with the performance of this company. The Closer Look is a company you can trust. My realtors love them and I highly recommended them.

I have never had a more seamless,professional,and efficient business transaction than I had using Lisa Aparicio. I went on line to look for realtors in the South Florida area. Lisa called-less than five minutes later. We met,saw the house,signed the papers and the house was on the market within two days. We were notified of every showing. Most Papers were signed electronically. Our home sold for the amount we expected. The closing was easy. Lisa provided a relaxed and efficient atmosphere for all the paperwork. We were looking for a new house and to sell a condo. We narrowed it down to two realtors and decided to work with Laura because she really understood the Coral Springs / Parkland communities and she was a full time realtor who was clearer passionate about realty. For selling the condo - she made recommendations on repairs / maintenance and overall staging and we ended up selling it within a week for the asking price. For buying the house - she was flexible in her availability to show homes, she helped identify pros and cons of different homes / communities and she was very helpful in negotiating - both negotiating the purchase price and also for concessions at closing. I’d recommend Laura to anyone.

      What does a real estate agent do?

      Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties.       What's the difference between a real estate broker and an agent?

      Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

      If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at.       What should you look for in a real estate agent?

      When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

      Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

      What do real estate agents charge?

      Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

      • Home inspection: $200-$350 or more, depending on region.
      • Home appraisal: $250-$400 or more, depending on region.
      • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
      • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
