I contacted Kevin about hanging 4 large pictures going up my stairs. He was on time for the scheduled appointment. He was conscientious with regard to measurements, placement and hanging of the pictures. His goal was to be sure that I was 100% satisfied which I was. I would highly recommend him to others for this type of work. I look forward to using him for electrical and plumbing work as the need arises.

Jose is polite, attentive, and very knowledgeable in his trade. He is a handyman! He fixed my security lights outside, my sink plumbing, and replaced my water heater. I am in the process of switching from my current landscape maintenance company to Cape Homes because I come to find out that Cape Homes Maintenance LLC can do almost any kind of repair work. In addition, they do landscape maintenance, painting, lanai screens, and pressure cleaning. I rather have one place to go for all my homeowner needs than to spend my time calling different companies. Whatever you want fixed, they will work with you, and their prices are reasonable.

Nick came over and did an estimate, which was fair. He picked up a part that he suspected he would need and returned the next day at the agreed-upon time. He worked methodically through each part of the project, and requested input from me, to ensure quality and satisfaction were being maintained during each work unit. He explained how the components worked, so I am better able to help him understand if anything goes wrong in the future. He cleaned up afterward (except he forgot his large towel). I strongly recommend Southwest Hydro-Jetting for your plumbing needs!

Mac was prompt, knowledgeable, and concerned and came out and repaired our plumbing issue on Easter Sunday! We had a pressure leak under the house and poor Mac had to crawl around in the mud to fix it. Definitely recommend.

Had 2 faucets replaced and some plumbing work done for leaking hoses. Robert was great. Did the work, had a nice personality and cleaned up. Was responsive and came to see the work next morning to provide a quote. For plumbing items you cannot really give a quote unless you see what shape everything is in ie: faucets, Sink and the hoses. So when i read another review which said they got a quote of $1...........i understand that there might be more involved than just replacing a faucet. I was glad someone came right away, quoted the job and did it -- basically all in 24 hours. Now that is service !!! WOuld use them for other work in future as well.

I found Plumbing King to be an honest and knowledgeable company to deal with. I was initially concerned when the tech seemed to be a no show for my scheduled estimate visit but was pleasantly surprised when the owner of the company James Hall showed up at my residence to apologize for the delay ( the tech ran late at another call)......I think that is amazing customer service and shows a great work ethic!......The owner and tech were very professional and provided a reasonable quote; several hundred dollars less than competitors for service without trying to up sell products that I didn't need.....I am very appreciative of that!

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

        • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
        • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
        • Age: If it’s more than 10 years old, it’s probably time to replace.
        • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
        • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How do you find a good plumber?

Whether you need a plumber to perform drain repair, install a new fixture, or replace rusty pipes, you need to make sure you hire someone reliable who will finish your job on time and within budget. Start by asking the plumbers on your short list these questions:

        • What is the total cost? Make sure your estimate includes materials and labor. Find out whether the plumber will be providing the materials and whether you’re being charged an hourly rate (which is variable) or a flat fee.
        • Is removal and cleanup included in the job? Some plumbers leave behind old parts, while others include the cleanup in the cost.
        • Is the work guaranteed? Find out whether the work (as well as the parts or fixtures) are guaranteed under a warranty.

Follow these additional tips for confidently hiring a plumber or other skilled professional.

Hire skilled professionals for absolutely everything.
