Drywall, priming, and cleanup of an unfinished basement room. The work was done in a timely manner, everyone was friendly, respectful of our schedules, and needs for the job. After tearing down the old particle board paneling, Todd ran into a bit more work than was anticipated due to old construction, but he helped us put together acceptable solutions. The finished job looks great, has improved not only the aesthetic of the room, but it's functionality, as well. We're very happy with the job, and will likely go back to Todd for future work on our house. Best of all, he was completely amenable to working with materials we already had at the house, which greatly reduced the overall cost. Two big thumbs up!

Mr. Jimmy helped to repair, paint and improve our home. We had old exterior paint, missing siding and rotted wood on the soffits, plus a small porch with rotted wood columns. Him and his team pressure washed my house, repaired all the rotted siding and soffits, painted and built a new porch that is twice the size of the old one. It took 1 week for him to take my house from old to new and make it the best looking house on the block. We had and still have more work to do but I am VERY happy with the outcome. Mr. Jimmy shows up when he says he will with a team of professionals. This was my first time with an exterior project this big. He went above and beyond to let me know about pricing when he ran into something unexpected. He worked within my budget as close as he could and explained everything up front. We would hire him again.

Rush and his crew did a great job! there was a roof leak at the chimney. the went to the roof (3 floors on a hill), also replaced all gutters with 4"and put on gutter guards. great job considering the builder didn't install roof shingles correct. He gave a good warranty too.

Hired Bobby to do some remodeling to get our house in shape for selling. he had a lot of good ideas on changes, fixes, upgrades that would enhance the value. He provided a detailed estimate at a fair price and did an excellent job in performing all the work. he even went above and beyond and did some work not in the original estimate...and did not charge us! he always showed up when he said he would and worked long hours to complete the project when he said he would. I had planned to hire several different contractors for the project (remodeling, painting, landscaping, general clean-up) but Bobby was able to do the entire project saving us time in trying hire and manage several separate contractors. I would highly recommend Bobby & Christian Brother Remodeling for any remodeling project.

Jose' and Ali are finishing up several projects at my house. The big one was a renovation to my patio where I wanted to remove 2 of the support pillars, add a LVL beam and change the existing beams to stacked stone. It was a big project, but the job they did is outstanding and they did it in record time. They also replaced 2 doors that were rotting out. I've been looking for a contractor like this since I moved into my current house. They have earned a customer for life. Their prices are very reasonable, they work very hard to make sure it's right, and they do fantastic work. They'll be back for the other future projects I can dream up, not to mention the repairs that any house needs from time to time.

Jeff from Camouflage Construction came to our house yesterday to fix the ceiling in our bathroom which had been damaged from a leak in the roof. He did an outstanding job! Not only did he fix the ceiling but he installed a new light, caulked a few cracks in the molding and painted damaged spots - all of which I did not tell him about before he arrived. He was very nice, professional and on time. I will definitely recommend Camouflage to family and friends and already plan to use them again.

Mr. Baynes has been a contractor for me for numerous projects in my home. The scope and nature of the project work included entire interior and exterior painting of a 6800 sq. ft. home, deck restoration and painting, siding replacement, new construction of sunroom, power washing of house exterior and driveways, new appliance installations, wall and ceiling replacement after major water damage, carpet installation, tile refinishing in the bath area, painting of exterior rod iron fence and gates and widow re-sealing and re-glazing. While home improvement projects are inherently stressful for almost any homeowner, Mr. Baynes’s services as a contractor were invaluable, and I have been extremely pleased with the final result. Specifically, I would give Mr. Baynes top marks in the following areas: 1. Quality of work performed. The quality of work done was consistently. Mr. Baynes was knowledgeable, skilled, and competent in his respective trades. He was conscientious about all of the project specifications, and his work product rarely needed improvement or revision. 2. Quality of work. Mr. Baynes was professional, reliable, courteous, and respectful of my property and privacy. He had an old school work ethic (often 10-hour days, some Saturdays), good work habits, strong safety orientation, and emphasized getting the job done right rather than doing it fast. His pride in his work was evident. He tidied up at the end of each workday. I also found him to be trustworthy, and felt comfortable with allowing him access inside my home. 3. Project management and coordination. Mr. Baynes’s prior experience working in construction really paid off. He was knowledgeable about all aspects of my projects, and was able to plan, coordinate and manage the activities, effectively. 4. Integrity and professionalism. Throughout the projects, I was impressed with Mr. Baynes’s commitment to generating a top quality product, rather than maximizing his profit margin. 5. Effective communication. Mr. Baynes kept me closely informed of work schedules, delivery dates, and projected completion dates of different phases of the projects. His communication was always clear, informative, and helpful. 6. Flexibility and effectiveness in dealing with unexpected developments. When unforeseen problems surfaced (e.g., water damage behind a wall; he worked diligently with me to identify solutions that was acceptable to me. 7. Responsiveness to my needs and concerns. Mr. Baynes’s commitment to my satisfaction was evident in his actions. 8. Truth in advertising. In his proposal, Mr. Baynes gave a clear breakdown of costs for each facet of the projects. His contract was just as detailed in describing the work to be done and the itemized costs. When the project was completed, all the work was done as described and agreed upon, and there were no hidden costs, extra expenses or unpleasant surprises. As a homeowner and customer, I felt Ms. Baynes delivered exactly what he had promised, at the agreed upon price.

After looking around for a general contractor, I luckily came across Mr. Anthony Njoroge! I initially hired Anthony to reface/polish the kitchen cabinets in my home. The cabinets were in a really bad shape -- they had thick stubborn oil residue all over them. Hired Eric to remodel my laundry room as a which was changed from an open space at the end of a hallway to a small enclosed room. Eric was very professional throughout the project and his suggestions of adding an ironing board that recessed into the wall worked out perfect. He installed new cabinets, new laundry sink and new tile and hung a barn door to enclose the area. He also installed a motion sensing light switch so I wouldn’t have to fumble around for a light switch while I’m carrying laundry. His attention to detail is outstanding and I definetly plan on hiring him for future projects.

Overall I am very pleased with the way my gate turned out. The only hiccup was when Keith came out he quoted me a price which I assumed was for labor and materials. Turns out it was for only labor. Yes it was stated on my quote, but everything was done on his mobile phone to process our transaction. I did not open the quote to review. We talked and it seemed great so I hired him. It has been a very rare event to have a contractor come to my house and only quote me labor and if they did, they specifically mentioned it to me while talking. I should have asked, but I felt like Keith should have stated it was for labor only. In the end Keith ate half the cost ($150 roughly) of the materials to make it right which was very much appreciated.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
