I am an overseas investor with a rental home in Atlanta. Consequently, it is very important for me to be able to have an efficient and trustworthy property manager on the ground in Atlanta to look after my home. Unfortunately, my last property manager (from a large property management firm) did not manage the home very well at all, which meant that the home was need of many repairs when the lease expired. I was glad to be able to hire Micheal. Despite all the problems and issues that Michael encountered with my home, Michael worked very hard to fix everything. Michael is friendly, professional and did everything necessary to ensure that my home was tenant ready, and obtained a tenant for me at a higher rent than my previous property manager. I have no hesitation in recommending Michael for anyone looking for a professional property manager.

I hired Ritan Property Group to manage my 3 properties last January and could not be happier with the service I have received. My son recently accepted a new job in Atlanta and has been desperately searching for a rental home for the past 5 months. Each time he and his wife found a good listing, it was gone by the time the Realtor eventually returned their calls. And, two days ago they received notice that the sale of his home in Savannah was going through faster than expected. Therefore, the settlement date was schedule within the next two weeks! Frustrated, and upset that another Realtor did not show for an appointment at a listed property, he did what every young many does... he called his mom (in Maryland) to vent and complain! As we spoke on the phone about this stressful situation, we brainstormed other avenues to find current listings. Deciding to avoid the traps on Craig's list and the mega rental databases, we decided to try and find a professional property management company in his area of interest. While he continued to call the Realtor that was supposed to meet him, I quickly searched for a reputable Property Management Company in Decatur, Georgia. And, luck would have it, I found Rachell Runion with TruHaven Homes! I quickly sent an email directly to Rachel (the Owner) and explained our situation. And, boy did she move quickly! FANTASTIC! I hired Property Management Inc. to oversee several investment rental properties I have in the local area. My husband and I thought we could handle these properties on our own, however, we soon realized we were wrong and were losing money, we needed help and fast! PMI was exactly what we were looking for, they handle "everything". Celeste and Brian have gone above and beyond to make things happen, they have made our investment "Worry Free!" Todd has been a great property manager! I contacted Todd, as well as other property managers, about 8 months ago and Todd stood out to me immediately as responsive, knowledgeable, and reliable. I went with Todd after speaking with several other management companies in the area and I'm glad I did. He came out, assessed my property, put together a great listing, and within a matter of days he was getting calls from great applicants for the property. We quickly placed a great tenant and I hadn't spend a dime up to that point! Todd and Renters Warehouse - Atlanta are also very flexible when it comes to how involved you would like to be as a homeowner. I am very handy and local to my property so if want to make a repair to the home I can, if I don't want to be involved then Todd will find a low cost service provider in their discounted network of vendors, either way, they have it covered. Based on my research and speaking with other property management entities, Renters Warehouse is competitively priced when it comes to both tenant placement and property management fees and for the most part all I do now is sit back and wait on the checks to clear at the beginning of the month! In short, Todd is great and I couldn't have expected the process to go any smoother on my first rental property!

I have personally worked with him for almost 8 years. He always puts the owners interest first, doing what is best for them and their property. He is very knowledgeable and experienced and he is the type of person that is willing to say no to keep your best interests in mind. It might not always be want someone wants to hear but he is honest and you will appreciate him looking out for your interests in the long run. Although I won't have the pleasure of using Vineyard as my property management company because I'm not in their management area ( a situation that I am very sad about), I did have the pleasure of speaking to Andi Lannom, one of the property managers there She is a gem, who was heaven sent and went far over and above, even though she could not manage my property due to its location. When I sent in a search for property managers through Thumbtack, Andi was the first one to respond to my request with a very personalized response. When I finally spoke to Andi, I found her to be very knowledgeable, personable and patient. She gave me a lot of good information about property management and what her company offered. After talking and discovering that my house was out of their area range, Andi so graciously offered to do some research and contact property management companies in that area, who might be more helpful. She followed through on her word and got valuable information from the companies, which she shared with me and put me in contact with them. That was such a blessing to me since I am a novice at this. Andi went well beyond the call of duty and I am very grateful for her help. She put me on the right track to finding a company who can meet my needs. I can't say thank you enough! And if Vineyard ever decides to expand it's property management range, I would quickly become a client.

What does a property management company do?
