I would actually rate the appraisal 3.5, but that isn't an option. Pros: +Seemed professional enough, courteous +Low cost +Provided nice detailed report Cons: -Slow turnaround (completed appraisal on Thursday morning but did not receive result until following Wednesday morning) So, no… I did not get 2 to 4 day turn around and his working days states Mon-Sat. -Used an old comp from Sept. 2017 which lowered my house’s value when he already had 3 2018 comps to use. The last con is a big one for me. My realtor advised me that the best comps are from within three months and that typically appraisers will expand the area rather than go back so far in the past. The appraiser noted that typically under six months is standard on his report but felt the need to go back to 9/17! REALLY bothered me. He already had 3 2018 comps (one I had to point out to him myself!!!). He could have gone a bit further out from the house in favor or a more recent comp reflecting the market than an obviously old and stale comp that lowered the value. I could understand if there were like no comps reasonably close by or recent to work with. He definitely had room to work with recent stuff in the area and for just decided to go with an old comp. Baffled me and my realtor. I would advise anyone to make sure you do your own research and educate yourself so that you don’t blindly accept just anything.

Initially, in my project overview, I took a couple of sentences to explain my situation, and specified that I thought a desk appraisal would suffice. Of the responses I received, I think Wendel of Infinite Focus Appraisals was the only one who took the time to read what I wrote and respond to exactly what I was looking for. Not only did he submit a competitive quote, but I believe he also worked over the Thanksgiving holiday to get me the appraisal as soon as he could. He was very good about communicating with me throughout the process to make sure he would deliver what I needed, and didn't hesitate to provide guidance on questions I had relating to the valuation of my property. Excellent, friendly, and speedy service!

Mr. Chapman was a godsend to me! I had an appraisal done on the house I was under contract with, and I just knew it was grossly inaccurate and biased. I was panicking and only had about 24 hours at that point in order to get another appraisal done because my appraisal contingency was up at 8 p.m. the following day. I contacted Mr. Chapman on Sunday afternoon and I was able to hire him to do an appraisal with a turnaround of less than 24 hours. He came and did the appraisal within 2 hours of me calling him, he seemed incredibly professional and personable. I could tell that he was trustworthy. He told me that he was going to be as accurate as possible and that I may not like what he came up with but it would be accurate whether that be higher or lower or exactly the same as my former appraisal. Mr. Chapman completed the appraisal by 9 am the next morning, and it confirmed my suspicions, and as a result, I decided to terminate my contract with the home, which I feel was absolutely the right decision, and I could not be more appreciative of Mr. Chapman for helping me when I was in such a time crunch/crisis. His appraisal was $350 compared to the appraisal I had done which was $525 which was extremely inaccurate. I literally saw another appraiser posting his appraisal for 24 hr turnaround for $2,500!! I could not believe how quickly Mr. Chapman responded to this job, the quick turnaround and excellent caliber of his work. I absolutely would 100% recommend him to everyone. I am so genuinely appreciative of you Mr. Chapman. Thank you so much for being there for me and doing an incredible job that I could trust.
