We had a deck that needed new deck boards and the railings replaced.. After consulting with Swansey Construction we decided to use them for our Deck Makeover. The crew showed up the first morning demo'd the railings and deck boards and replaced the decking. On the second day our railings and one new post was replaced. As an engineer we have a saying that goes "good, fast, cheap; pick two). We got pushed back a little further than originally anticipating but as I worked in construction and weather it was understandable. They were BY FAR the lowest price on architectural shingles and lower with this price than all but one or two who quoted 3-tab shingles. I didn't see any nails on the ground after the job and Ray told us we could load any trash besides paint and something else before the trash company picked up the container a couple days later. They pay per pound as that's the only way I've ever found plus haul and deliver and maybe number of days. Ray was easy to work with and I know we had some plywood sheets replaced. Cover your stuff in the attic as there was a mess up there which I should of anticipated as he said he replaced several sheets. There were nail penetrations in the attic roof (quite a few) which I could bend sideways with a hammer. I'm not stating that last part to complain but more so as a courtesy to the business for future clients. We feel we got much more than we paid for which is VERY rare when dealing with contractors. If you want super pretty attic ceailing it will cost you and the competitors who bid a lot more didn't guarantee it to us except one who did use a better pad but was also a grand and a half less than TWICE what The Art of Home Improvement charged. I would recommend to my family members and friends in a second (unless they want a metal roof which I don't know if they do or not.)

Refael and his son German and rest of the crew were very professional, talented and did an excellent job renovating my deck,repairing a big crack on concrete , repairing bathroom tile and regrouting the bathroom floor, painting garage, Driveway,painting rails,lamp post, mailbox, installing sensor light front and back of house.They gave me quote upfront and provided good quality repair, I will definitely use them again and recommend them without reservation to my family and freinds.

Penny Construction was very professional and extremely cordial to my 73 yr old mom. I have used Thumb Tack before my own home and was very pleased with the quality of work. When my mom who lives 100 miles away needed a new deck and some rock work on her home.I went to thumbtack and Kevin Penny immediately answered and set up a time for an estimate that was within my moms budget. Even with me being 100 miles away Kevin kept me updated on the progress ,by phone text and pictures of the job. My Mom and myself love the deck . Mr. Penny took awesome care of my mom and informed her of everything that was needed and was just plain nice and respectful. I would recommend Penny Construction for any needs you may have. I have had great success using Thumbtack twice now. I would definitely recommend Camouflage Construction. Ashley responded quickly and let men know the terms - after arranging an appointment, James was very conscientious about being there as scheduled and kept me up to date by communicating throughout the whole process. James went through the project requirements in detail, showed up every day until it was done and came in on budget. The finished product was exactly as we'd asked and the quality of the work was terrific - he even cleaned up impeccably when finished which is not always common. Cost was very reasonable. To me it as all about customer service and trust when you are hiring someone to do work on your biggest and most important investment - your home. Based on my first experience - you won't go wrong choosing Camouflage Construction. The most real endorsement is if you hire someone back to do additional jobs and we have already asked James to come back for another project.

Jeff and Jeff were awesome. I was a little nervous at first because it was a lot of reviews. But once I saw Cavinbuilt Facebook page I knew it was a good choice. I had problems with a pre purchased Home Depot acrylic wall insert, and Jeff was there to help me along with the process and give me an alternative option with my bathroom. He even met me at the local floor store to help me with my selection. The prices was more than reasonable. The customer service was exceptional. We were about a month behind where I wanted my company to be, however, considering my salon is about 5,000 sq ft, I do believe that Robert did the best he could in the 2month time he told me would take them 3. He and Mr Ham were very quick. If I pointed out areas where it could’ve used a little more detail, they quickly fixed it when they came. Of course I didn’t want to have to point anything out at all, but it’s almost impossible to have everything sorted out on the first try, and I’ve had friends who said their 6month project turned out to take a whole year with a different contractor, so I think ours turned out great I’m that regard. If you’re looking for quick, go with Construction420. They’ll get the job done. Just make sure you point out exactly what you want if you don’t want it done twice. Be very clear with making a punch list in the priority you want it done. They don’t like adding anything to their list in the middle of working, so be sure you have a clear list, with which materials, item, etc if you are not going to hire a designer.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
