Stayed home from work as I expected him. Calls me 30 mins to an hour before expected arrival and says he can’t come until next week. Need this to be done ASAP and now have to start all over with new contractors. Not happy primarily because I stayed home from work to accommodate his arrival.

BR Design came out within a day of contacting them. They were very professional, and pricing was reasonable. Our home remodel went great, and the small details that they recommended turned out better than expected. We are glad we did them. We have gotten many compliments from family and friends. I would definitely recommend them to others. Thanks again BR Design!

We had a very positive experience from start to finish. Alumni Builders, Dan and his staff were very pleasant to work with. They listened and were very understanding to our needs. Dan worked very closely with us to explain the whole process, listened to our desires, provided needed feedback and made our first home addition build less stressful. He was involved in all aspects of the project to make sure our desired vision became reality. Alumni Builders has a very great team of professionals. We would use/recommend them for any future projects. Thank you again for all your hard work and making our dream house. Anderson family.

The job I had Jan do was a floor joist re-attachment on a house built in 1953. The work area was a very cramped mud crawl. The joist has been re-attached and supported with lumber and a jack resting a very substantial block of concrete that had to be mixed and poured onsite. It's a very strong and durable repair. Jan and his partner worked efficiently and safely. I feel that Jan is qualified, honest and reasonable. I would therefore recommend his services to anyone.

My wife and I have had Jeremy complete multiple projects on our home. Clearly, we are confident in the work he does, because we’ve asked him back over and over again! Jeremy helped replace and paint the trim in our entire first floor, he installed drywall in a custom closet we had built, and he’s installed many light fixtures that required extensive electrical work. He will give you a fair quote and do a great job, without having you worry about the quality of work being done. I always feel relaxed when I hire him for a job because I know he will be professional and his work is excellent. I definitely would recommend Jeremy for your next home improvement project. We will be re-doing our entire kitchen soon and using him for sure! He can do anything!

I needed a high end custom built interior stair railing system. Eric came right away and assessed the situation. He was very professional, and recognized that this particular job would be better handled by a specialist. Eric hooked me up with a guy who did an excellent job which was completed on time. I was very happy.

We have a small house in Riverside. It is about 1,000 sf. It is a split level modern house built in the 1950's. We wanted an open plan concept with a cathedral ceiling. We removed wall to new ceiling, creating an upstairs loft. The project was completed in 2001.We have lived in it for 16 years! We love the plan and the cathedral ceiling 16' high. Our room is now open 20'x24', with new skylights above the living room. Arlene was a terrific help. We got our plans on time during the design phase, and got our permits without any new work or any changes to our design. We have enjoyed our redesigned home for the past 11 years and would definitely recommend Arlene to our friends! -Keller Jobe

Neri Architects did a fabulous job designing an addition to our house. They did come out to the site few times and we held few design sessions in their office to ensure every design detail was addressed and agreed on - this resulted in a smooth execution of the project with virtually no changes. The Neri team was very easy to work with and delivered an outstanding design that literally turns heads of people walking or driving by. We are very happy and highly recommend the Neri Architects.

john managed a rather large remodel for my Naperville home. we put an addition on, remodeled the kitchen adding cherry 42" cabinets, granite and Corian counters. other work moved doorways, added 2 large family room windows, moved a slider to the kitchen, and did a lot of drywall work. it also entailed moving our electrical service and reconfiguring the deck. In my opinion, the job could not have gone better, or could we have gotten a better result! John found kitchen space where there was none and added tremendous guidance to the planning and scheduling stages. I can't say enough positive about uor experience!

Rob completely rehabbed an old shed of ours. Replaced wood, new roof, brand new doors and everything repainted with custom paint and trim work. It turned out positively gorgeous. He was able to match the paint up to our house perfectly and the shed now looks like a beautiful extension of our home.

I hired Allen Construction to do some renovations to my mother's house so that it could be sold. Much wallpaper had to be removed and the whole house painted. I also needed a set of steps to be made for outside the sliding glass door. Allen Construction did a very difficult job of wallpaper removal very well. Some wallpaper had been put up with no sizing which made the removal a tedious job. Lou tackled the job and the paper was removed well and the walls washed. He applied two coats of paint to the nine rooms and did a beautiful job of the painting. Steps were made from treated wood and they were both sturdy and great to look at. Allen Construction had a big house to ready for sale and accomplished that in record time with beautiful results. Although these were the primary tasks they were asked to do they are capable of many more types of home repair and construction. I would recommend calling Allen Construction for your next project no matter what it might be.

My husband and I just bought a house that required a lot of work and our family friend recommended Matt to help us remodel our new home. Matt is very knowledgable and professional with his work. He explained everything and answered all of our questions. We could not be happier with the high quality work he did at our house. Our kitchen and bar look amazing! We will definitely ask Matt to come back next year to work on our deck. For anyone who is considering remodeling their home, I highly recommend Matt.

Jani and his dad did an excellent job. Most of the work was done by his dad Sotir. Before we hired Jani and Sotir, we had a unique situation where we started remodeling our bsmt. We initially hired a contractor by name James Divino who cheated us and took half the agreed money and quit on us and went untraceable (have a legal case against him). At that time, Jani and his dad came like saviors for us through Thumbtack. Sotir is an outstanding carpenter. He has great skill and craftsmanship. Jani and Sotir worked on our project for almost 2 months. All the work was done within the agreed time frame and within our initial agreed amount. These two men have the best work ethics that we have ever seen before. They showed up everyday on time and were very friendly to deal with. They gave a lot of great ideas during this project that we implemented. At the end of the project they wowed us by building a Surround Mantel for our fireplace from scratch. We will hire them again and highly recommend them for all types of home remodeling work including carpentry, drywall, tile, hardwood installation, electrical and plumbing.

I hired Dwayne to do some renovation to the first floor apartment in my building in Maywood. We discussed what needed to be done and the time frame needed. He installed new cabinetry, sink, counter top. He also replaced toilet and sink fixtures. He replaced locks and put up new blinds. He laid down wood-like laminate flooring in a room off from the kitchen. This brought out the new cabinetry in the kitchen. Overall I was very pleased with the results!

I've used Lukasz three different times, twice for work in my condo and once for condo building repairs. He has built a new ceiling in an enclosed porch, done electrical work (adding new outlets both inside and outside) and for the condo association he repaired garage wood trim and gutters. He has done a great job and made sure all work was finished satisfactorily.

Mark and Jeremy came out to give me an estimate on my 14X32 deck. Right away, I felt comfortable with the level of their expertise and understanding of what I wanted. They soon after gave me a price break down of the labor and informed me of the cheapest store the materials were available. Throughout the entire process, they were available for questions! My deck was completed in a timely matter and it is beautiful! The main reason I went with them was not only the overall price was WAY cheaper than 5 other estimates I had gotten, but because they gave me a detailed break down of labor costs per ft of material they were installing and I paid for the materials myself at the store, so there was no chance of padding the price of the materials. They also dug out a stone well that I have been wanting for a long time! So anything you need done, just ask, I'm sure they can do it! Thanks again guys, I will be referring you to anyone and everyone I know that has home improvement projects they need completed!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
