True to the other reviews, Brandon was not only on time, but he was early! I need help anchoring furniture to the wall in my baby's nursery, installing a stair baby gate, lowering a crib mattress, and fixing a faucet. He worked quickly while he was here without sacrificing quality. The quote was fair, and he even helped do another small project while he was here. I definitely plan on using Brandon's services again in the future.

I hired Antonio (Tony) Sanchez from Renaissance Restoration to complete a kitchen renovation this past fall (sorry I did not get around to completing this review sooner!). I did all the demolition, but the job included lights and electrical, plumbing repair, cabinet and counter top install, appliance install, and painting. Tony gave a very reasonable estimate and personally worked on my project with his assistant from start to finish as opposed to having one of his employees complete the job. As he began the job, he soon realized that virtually nothing from the original construction was square (townhouse was built in 1987). However, that did not phase him as he had the skills to adjust making those imperfections unnoticeable in the end. In addition, Tony has skills in most of the trades which meant that he did not have to sub different parts of the job out; he did all the electrical, plumbing and carpentry himself. The best part of my experience working with Tony was that he discussed and explained different options or ways of completing a task to ensure there were no surprises, and I was impressed with his willingness to even teach me a little along the way. He was flexible in allowing me to have a friend install the tile floor and was understanding of my need to stick to a rather tight budget. There are only two comments I could make for overall improvement: cleanliness and timeliness. On a couple of occasions, I had to discard empty food containers and drinks that had been left behind. I attributed this to oversight and could be easily improved by making an effort to clean up the work site after each day of work. Considering it was not a space I was using though, it was not that big of a deal. As for timeliness, the project took longer than expected to complete. However, I know that my involvement did have some impact on the schedule and the fact he was doing the work himself while still managing other jobs is a factor. I would not hesitate to bring Tony in for another project in the future. I am completely satisfied with his work and would recommend him to anyone.

Eugene and his crew were great. They renovated a portion of my retail space in just a couple weeks. Eugene was a great communicator and made sure to contact me with any questions, and always called or sent a picture on days when I wasn't around. He is free with his advice and was helpful in navigating a few snags, always with an eye to keeping costs down. Even one of our inspectors complimented him. I highly recommend RDRI for whatever renovations you need.

We discovered our master shower was leaking into our dining room due to an issue with the original shower pan. Matt came out and gave a great estimate to repair the shower pan and replace the tile in our shower. During the entire project, Matt took extra care to ensure the house remained clean during the work. Each day he would ensure protection was placed by our front door, stairs leading up to the second floor, and bedroom to prevent damaging the house. At the end of each day, he would remove the protection so the house could be used as if no renovation was happening. Matt completed the work on time and the new shower pan and tile work looks amazing. He was very professional and had a great attitude throughout the entire process. We are extremely happy with the work Matt completed and are planning on using him to finish renovating the rest of our bathroom. We would highly recommend Matt if you are planning any tile work.

Luis & GTZ consultants helped us doing Architectural & structural plans for us at the following projects. The projects were in DC and were Interior alterations & Addittions, and involved : Removing bearing walls with new layouts. He had to design and submitt plans to DCRA. Winthorpe Design and Build renovated our kitchen, bathroom, living room and family room and they did an excellent job. Scott and his team are totally professional. They designed, purchased and installed tile flooring, tiles walls, concrete counter tops and fixtures. Dave helped us solve a problem with a door and window that were leaking into the kitchen and living room. Krag designed everything and helped us select the tiles, counters, fixtures and everything we needed. Most importantly, they worked well with us as a family, making it as convenient as possible for us. I strongly recommend Winthorpe Design and Build Joan Washington D.C.

    I am very happy with the job performed from IRISTECTURE. Iris contacted me to me to discuss and quote my project. She gave me a quote that fit just right to my budget. I needed a gravel extension of my driveway, was annoyed by the mud whenever it rained but now I'm happy because there is no longer that problem and now have more parking space.       Several years ago, George and a colleague of his trimmed out a huge remodel of a new four-season room, kitchen, laundry room and bathroom of our 100 year old home where nothing is square or level, and did a fantastic job. We hired George alone later to build a deck and pergola as an extension of the remodel, and are over the moon with the addition of "enjoyable outside space". Recently, we hired him again to build my husband a closet--sounds odd, I mean, everyone has a closet, right? Not in these old houses! My husband had a coat rack for the last 15 years, ha! Now he has a three door built in closet with pants rack, shirts rack, shoe cubbies, jean cubbies, an area to manage laundry and store sundries, and a rear entrance to the backside of the closet that sports its own shelved area and allows storage for oddities like the vacuum cleaner. With the exception of the fresh paint job, it looks like it has been here since 1915. He'll be back--there's unending projects to do in this old house!

      Architect Steve Dunakoskie has been of invaluable help to me since 2003. Steve has been involved in my real estate properties in planning, designing and on the job construction. Steve is the most knowelable person I know when it comes to architecture. I was impressed again with Steve after a recent large remolding job of a warehouse in Austin, Texas resulted in the labor making a measuring mistake. Steve took a hands on approach, arrived in work clothes and fixed it himself with a creative solution. The finished remolding job looked fantastic, was on time and on budget.

      How do architects work?

      Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

      When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

      How do architects charge for their services?

      According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
