We own a real estate company and are so satisfied that we left Eds guys a tremendous tip because of their effort in making sure that the property was in the best presentable position for us to list it on the market. There were several phases to this project which concluded the the trash removal and cleansing/\cleaning of the building. First we had EBRR handle some mold that needed to be removed and treatment of the air for the previous tenant. Then it was the outside area that needed to be cleaned of all the debris. We couldn't believe the short time span which all this work was completed and the price was not able to beaten by any other contractors in the area. Mr.Ed goes and does anything to make sure the client is satisfied being us! Always answers the phone and couldn't ask for more pleasurable experience.

I have no idea where to start! Erick and his team were some of the most professional, friendly, sincere, considerate, hardworking, talented folks I have ever had the pleasure of working with. When someone has a contractor in and out of their home, for a few weeks (we had some surprises lurking in the walls), you want someone you can trust and feel comfortable with. I feel like Erick, Rony Jr. and Rony Sr. became a part of our family and when they left, I cried. I interviewed multiple contractors, Your Contractor was one of the firsts, and throughout the whole process of selecting a contractor, Erick's personality and ideas just stuck! For our project, we wanted a very specific color of gray cabinetry, Erick stuck it out with us and searched on our behalf for the perfect cabinet...BEFORE we even signed the contract! He was there for any question I threw at him from what type of garbage disposal, an instant-hot faucet, radiators, lighting, magnetic knife rack, floating shelves, etc. He was just a text message away. He had great ideas and resources to help you find the right product at the right price. We had a tricky project. It was a kitchen addition that had little to no backup of when it was added onto our 1935 house. Our floors had to be grinded down by 2-4 inches in some areas just to make it ready for self leavening compound so we could install a tile floor. Surprise! This was a major set back as we had no idea that it was that uneven, but Erick took care of us. Our radiator had a broken valve and Erick did the research on how to best mitigate and correct that. Surprise! We had to reroute a ton of wiring, junction boxes and just make our electrical system safe! Surprise! We had a catycorner range/oven situation that Erick had to somehow work out...and he did, it's gorgeous. He tiled the equivalent of 80-some-sqft of backsplash. We knew that our project would be complicated, tricky and have some surprises for us and it never phased Erick. We also had some extra side work completed by Erick and his team. We had central AC installed a few months ago which left gaping holes in our drywall. In an old 1935 house, the drywall (like the floors) are uneven and old, you can't even tell that we patched massive holes all over the place. The paint is expertly matched too. Erick "Just wants to make you happy" which I think he said to me at least once a day, everyday and we are VERY happy. He also made certain that our cat stayed safe throughout the whole process. It was a worthwhile investment not only in a gorgeous, functioning, pinterest worthy, ChipnJoannaGainesesqe kitchen but in a delightful opportunity to get to know Erick. I can't wait to get started on our next project with him. I HIGHLY recommend Erick and Your Contractor. Give them a chance, be honest with him, show him pictures and work with him on a design that you will fall in love with and he will deliver! If you are considering Erick and want to talk to a reference- ask him to contact me - I am happy to share our story! I wanted to add photos of the before and after! The first picture was it, a stove, three cabinets, dishwasher and a fridge, now we have so many cabinets that I need to go shopping to fill and a perfect work triangle. Anything awesome looking...well that's Erick's work :) (Ignore the windows, they are ancient and we didn't want to redo them so please don't judge Erick on those - totally on us!) Erick - I know you will read this and I just want to say again - THANK YOU so much for everything. I miss you already! Appliances: Samsung suite, gas range, dishwasher, hood, four door french refrigerator Sink: Krause Sink, Brizo Faucet and soap dispenser, Insinkerator disposal and Instant-Hot Hot water dispenser Papertowel Holder: Etsy Floating Shelves: Colonial Hardwood for the boards, Amazon for floating shelf brackets Magnetic Knife Rack: Wayfair Cabinets: Marsh Cabinet Brand, Door Savannah and color Storm

Rivera and Son is a small-family owned business that provides top notch service. I have used them for several of my home improvement projects and will continue to call them in the future. I recommend them to anyone that asks me if I know of any local contractors that do good work. Rivera and Son Contractors has renovated my hardwood floors to repair the damage done by my two dogs. They also installed my deck and finished two rooms in the basement area. They are prompt and keep the customer updated on the project and have always completed the job on time or ahead of schedule. This contractor is highly recommended.

To quote George Steinbrenner about George on Seinfeld, "Hire This Man". Matt is the best contractor we have worked with. We had a very ugly white tile kitchen floor and Matt came in to provide an estimate. We bought the supplies, which he picked up for us, and he quoted us the labor cost, which was extremely reasonable for 6 days of work. Matt showed up on time each day, even coming over on a Sunday for a few hours. He was very transparent in what he was going to be completing each day and met the objective each time. He is very friendly (even stopping to pet our dogs who bothered him a few times) and personable. He even told us that we still had a few extra items left over and returned them to the store for to get us a refund. I feel like most contractors wouldn't tell you if you have left over supplies, but not him! When he was done with the project, he cleaned up everything, wiping down anything that may have gotten dirty as a result. He is very careful, laying out plastic protectors so dust didn't settle on our counter tops. I normally don't shell out 5 star reviews, but Matt is very deserving. He will be our go to when we get the bathroom floors redone in the near future!

I was delighted by my experience working with Ordonez. He installed a marble backsplash in my kitchen. His price was competitive but it was his conscientiousness, thoroughness, and commitment to excellence that impressed me the most. I’ve worked with many home contractors, and this is one of the best. Fully recommend!

Dennis is the first contractor I have worked with that actually called me back. He is very prompt and very professional. His crew was very respectful of my property and cleaned up the job site at the end of each day. Eugene is one of the best carpenters I have had the pleasure to work with and the deck he built for us is the envy of the neighborhood.

Remberto and his team were phenomenal! They came in and tore up the horrible job the first contractor did on the floor, and made it look perfect. I also had him do some other items in the basement remodel, that the previous contractor walked away from. This included porcelain tile with an inlay in a shower. My wife and I were blown away with the quality of his work. They removed all trash immediately, and kept the work area as clean as possible. Not like the previous contractor that left trash everywhere, including all of their food containers. I would definitely use RB Contractors again, and have been recommending them to everyone that asks.

Months ago, I looked for someone to do a small painting project on Thumbtack. And I ended up with a brand new home. Christian, Jessica, Hector and the rest of the team at 5th Gen Group honestly do miracles. We own a 100+ year old row home in Washington DC and we've had problems ever since we moved in five years ago. After dealing with four different contractors that left me unsatisfied, I tried Thumbtack (at that time, new in the DC area). Christian came out to do an estimate and I was impressed by him from the get go - as a woman, I hate when contractors act like I'm stupid or uninformed. Christian never did that, and he answered all my questions respectfully and thoroughly and would defer to my wishes. We initially contracted for a gut remodel of our ancient kitchen and leaking bathroom. Christian's professional opinion was heavily appreciated as well as his vision - he instantly "got" the feel of a space and spent a lot of time listening to not only what we wanted, but how we would use the space and what we planned for the house in the future. Of course, the best laid plans always go awry - we knew our house had a few "handyman specials" but once Christian opened up the floor in the kitchen, we realized we were really in for it. Down there was a hidden mess of rotting wires, missing piping, garbage from the last renovations, and rotted-out beams. Overnight, our budget doubled. I personally wanted to die. But Christian calmly lead us through the process, helped us try to salvage our murdered budget, and focused on explaining the trade-off in home values. We ended up with an additional half bath downstairs (because really, what was another 5K at that point?), brand new kitchen (with a small bar!) a brand new stairwell and relocated laundry room, and a brand new bathroom with a shower (after 5 years of an ancient leaking cast iron tub). Christian isn't completely perfect - he's totally a perfectionist, and if you are one too, be prepared for some long conversations. There is an epic texting exchange over the bathroom tile that I may print out just to see how long it really was. But that's about the only thing. Also, for the other ladies on here- I always hate opening my home to someone because I have had bad experiences with contractors who were, at best, creepy. Christian and Hector were completely professional, and they really went the extra mile to make sure I always knew who would be in the house, when they would arrive, and how to reach both of them. Christian also has a lot of loyalty and integrity toward his clients - he is always fair, both in pricing and in the treatment of your home. He broke a small appliance - the only reason I knew was because he called me when he was purchasing an (upgraded) replacement on his own dime. All renovations are hard projects, long projects, and frequently frustrating. There was definitely a day when I wanted to kill Christian for sending me out to two different quarries in far out Virginia right around rush around. But when I stepped into my home for the first time, I couldn't stop smiling. And when we finally scrape together the budget for a third floor extension, I know exactly who I am calling.

Edgar did some extensive electrical work for my basement remodeling project. This included running wiring, installing outlets, light fixtures and upgrading breakers. Everything was done extremely professionally and quickly. I even asked him to come back and do some additional work installing 20' high light fixtures. I would highly recommend Edgar for any electrical work!!!

Tim and his crew did a great job on our basement finishing! Tim was very knowledgeable throughout the process and was very accommodating to with our busy schedules. He and his crew were very trustworthy as most of the time they worked in the house while we were away. Special thanks to Neil and the other gentleman on the team. They were always very friendly and responsive when I needed anything or had a question. My only negative, hence 4 stars, would be that I would have liked to only have had Tim as the sole POC versus us having to deal one on one with the other contractors on the project as it made for a lot of calls and additional tasks to manage. This was our first project so we were not really sure how everything worked. All in all, they did a great job and made our space beautiful! We would definitely use again for any project!

To say Paul and his friend are amazing is an understatement. Paul solved a toilet clog that had been ongoing for 2 years & we had 2 plumbers before who could not fix it. He was able to remove a towel (accidentally flushed in) that had been stuck deep in the drain for 2 years. Really thankful to the team for fixing a toilet that had been unusable for 2 years. Their charges were very reasonable. Additionally, they also assembled/fixed our porch screen door that had been left partially assembled by a contractor before. The Langway Brothers are amazing. Would recommend them for any job.

Hi, Richard and his Ramon complete this kitchen renovation for me 4 months ago. I've a little tardy in giving them my review but its better late then never. They did a wonderful job on my home renovation, though we had some communication issues in the beginning but you have to understand how these contractors work. It felt like forever but not having a kitchen can feel like forever. The complete my whole kitchen, mud room, first floor powder room, and upstairs bathroom within a month. My and my fiance area bit hands on, so we did choose and pick all the materials that you see in the picture and we bought most of the materials and had it delivered to the house. They are down to earth guys, and sometimes you have to hold them by the neck but they still did a wonderful job. Everyone loves the kitchen now and its going to give my house sell appeal when its that time to upgrade.

Nery offered a fair price and was able to start the work very quickly. He and his crew did a great job painting and caulking our newly finished basement. They are even going to come back to touch up after our cabinets are getting installed. Would definitely recommend them!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
