I spoke to Jon about my pilot light on my water heater that kept going out. Since I dicovered the water heater should not be in a bathroom ( which voided my warranty), he explained why and since it is in a small closet suggested I leave the door open for the air to circulate! This light was going out everyday for the last 3 days. Following Jon's advice the pilot light has stayed lit! I didn't hire him for now, but will definitely contact him for jobs in the future! Thank you so much for your advice Jon, and saving me money!

This is my first time using Thumbtack and honestly, I am really satisfied with water heater installation from Walter. Our Water heater was leaking (19 years old) and needed immediate replacement since it was leaking. I was calling all over for the contractors for prices and they all ranged over $1000. Also, other contractors were willing to charge extra fees and unnecessary county code. Walter was professional and very kind. He explained in details about the water heaters and purchasing county code is not necessary. He also showed up at home depot 7 in the morning and picked all the necessary parts and water heater. All I needed to do was to make the purchase. Also, he delivered water heater to my home AT NO ADDITIONAL COST. He finished the work in a timely manner and cleaned up well. I am REALLY satisfied with his service. Walter is going to my plumber and I am going to introduce him to my friends and neighbours. His labour cost is very affordable and reasonable compare to other contractors. I was able to save hundreds of dollars in labour cost. Overall you will never regret hiring Hi solution and Walter is the guy. He is a licensed contractor.

Herb was thorough servicing the HVAC System. Prior to contacting him, I was informed the HVAC system needed to be replaced. Not so, says Herb Chiposi at NexGen. He cleaned the coils, drained the excess water from the condensation pipe and installed a new filter allowing the system to run efficiently! Even better, he did a follow up visit the next day to make sure all was well. Herb is rare in his profession. You'll be in the most capable hands making NexGen your HVAC provider!

John recently came to my house to inspect a tiling job and give me an estimate. He helped verify that I indeed had a plumbing issue instead of tile issue, and gave me a reference for a plumbing service. He was prompt, responsive and all around pleasant to interact with. I’ll be hiring John to help with my drywall needs after the plumber resolves my water leak.

I hired Antonio, of Renaissance Restoration, to do several projects. They included: 1) rebuilding the curb in my shower that was installed improperly by a different contractor; 2) Finishing a half-bath remodel that included refinishing and painting the drywall after they had be damaged from wallpaper removal, installing a vanity including plumbing and trim; 3) Repairing water-damaged hardwood floors and refinishing hardwood floors in the kitchen, dining room, bathroom, hall and stairway; 4) Expanding the kitchen entrance by 2 inches, repairing and refinishing the drywall and wood floor. I was at first skeptical to hire one person to complete all these tasks due to the variety of skills required. Fortunately, Antonio had all the skills necessary to complete the job expertly and timely. His attention to detail and vast experience with carpentry and contracting work in general proved to be invaluable. The end result of each project was even better than I had expected. Needless to say I would hire Antonio again for my next project.

I needed a new water heater (fast!) and was considering going tankless. The people at 24/7 took all the time I needed to go over my options and help me figure out what the best choice for my home was. I ended up going with a highly rated and efficient tank system since the water in my area is quite hard so the added cost of installing a water softener to keep a tankless system running well throughout its intended lifespan pushed that option over my desired budget. The two man team that came to my house were quick and clean! It took less than 4 hours from the time they arrived to my hot water being back on (and I'm including the time it took for the tank to heat up after they installed it). Everything they moved was put back carefully (and correctly!) and the area looks cleaner than when they arrived. They installed, tested, and checked their work. They also attended to little details, like making sure to rinse out any grit and grime from aerators in sink faucets after we turned the water back on and flushed the lines. Great job overall. Would definitely hire them again.

Brian came in to replace the HVAC unit for a 1-bedroom condo, and had a colleague also replace the hot water heater. Overall, Brian was very responsive, came in and provided a very estimate and quote, and got the work done very quickly. The timeline for the project stretched out a little bit, but some of that was due to the requirements for the building exterior. Overall, excellent service and value, and took the time to make sure the job was done well.

Mr. Edwards repiped my water pipes in my two-story row home. He answered questions that I had with aplomb. His responses were easy for me to understand. He only knocked down parts of the wall that was necessary to reach and replace pipes. He was efficeint and effective in performing the work that he identified needed to be done. There were no surprises. Best of all, Edwards increased my water pressure threefold. I plan to refer him to my family and friends.

A pleasure to work with! My old tank was in its final leg and I tried to see if I could only replace the heating elements, but he showed me signs of leaking (lines of rust running outside of the panels) and where leaking was occurring when water spilled out as soon as he took off the two panels. I needed a new tank. Unfortunately I was only prepared financially for element repairs, and I was trying to avoid high credit card bills. Daud and I went to Home Depot where he helped me pick out a tank, even suggesting a less-capacity but sufficient one for my townhome to save some cash. He even paid for some of the cheaper (but required) parts himself, something he didn't have to do. As a result of the trip, I was able to afford 6-mo no interest financing at Home Depot for the tank and pay the cash I'd taken out for the elements/labor for the labor on the new tank installation. He worked late into the night so we'd have hot water for our showers tomorrow morning, and even at the late hour, showed me how to adjust the temperature of the water if it was too hot/cold. HIGHLY recommend!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to fix a hot water heater?

Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400 or more. Water heater repair costs will depend on the type of water heater you have (tankless, electric, natural gas, etc.), the source of the problem, the cost for new parts, and labor rates in your area. Common water heater issues include problems with the thermocouple, thermostat, heating element and leaks. Most standard electric water heaters have two thermostats and two elements. One example for the cost to replace a bad thermostat is $185 for parts and labor. Replacing both the thermostat and the heating element could cost approximately $150-$200. The thermocouple is a safety device that senses when the pilot light is burning and signals the gas valve to close if the pilot light goes out. If your thermocouple is bad or corroded, the average cost to clean and repair it could be between $350 and $400. If your water heater has started to leak, it is usually more cost-effective to invest in a new water heater than to repair it, unless you’re covered by a warranty.

How much does it cost to install a tankless hot water heater?

Tankless water heaters usually cost more to install than traditional tanks, because many homes need to be retrofitted to accommodate the new system. Tankless electric water heaters retail on average between $150 and $1,200, and tankless natural gas water heaters retail between $200 and $1,300 on average. The lower prices ($150-$250) are generally for point-of-use tankless heaters that can be installed to boost hot water in high-demand areas such as the bathroom or kitchen sink. Tankless water heaters designed to heat whole homes usually start under $300 at the low end and go up to $1,400 or more. Pricing for whole-home varies with the heater’s technology and features. Nationally, standard water heater installation costs average $360-$780, but tankless water heater installation costs may range from $400 to $1,000, depending on the work needed. Some perks of tankless water heaters are that they have nearly double the life expectancy of traditional water heaters and are generally more cost-efficient. Homeowners may be able to save $100 or more per year on their utility bills with an Energy Star approved tankless heater, depending on how much hot water they use.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.
