Jose is an artist. He took a short ceiling, unfinished space in Overland Park and turned it into a room that we will use for years to come. He is a very friendly, professional and punctual worker that seems to never tire. He answered all on my questions patiently and improved my original design. I would clearly recommend Mr. Gomez for any size drywall job.

Mike was a Christmas Miracle! I was in need of a new living room floor a few weeks before Christmas. I contacted Mike through thumbtack and he was at my house the next day with a plan. He and his guys returned 3 days later, early Friday morning, to tear out my damaged carpet, install new hardwoods, sanded the adjoining kitchen and hall wood floor, and stained new and existing hardwoods. They worked until nearly midnight the first night and continued to work hard all weekend until we returned home Sunday night. The floors were exactly what I asked for and the new hardwood floor flows into the existing hardwood. Two months later I can comfortably say that Mike and his crew are honest and amazing! I also had Mike repair some walls and his guy did a great job! We can’t wait to hire Mike for our new project.

We hired TMC Contracting to paint our 68-year-old kitchen cabinets. The entire process from getting an estimate to clean up was exceptional. Tim listened to our concerns and made sure we were very satisfied with his work. We would recommend TMC Contracting to anyone who wants a quality project completed by someone who's very professional. We plan to have Tim do other projects in our home. It's apparent that Tim enjoys what he does and strives to help make your vision a reality. Thank you, Tim!

It was important to John to do a good job on the tasks I gave him. He didn't cut corners, and worked his (you know what) off. He built me a walkway that required a LOT of stone cutting and he seemed to enjoy that work. He also restained some kitchen cabinets. I always seem to have things that need fixing, and John is versatile. He knows how to do a lot of different thing. I'll call him first next time I need something.

Ray built me the kitchen I had "in my head". It's perfect. He was flexible and patient as we worked through the design. When I saw ideas on Pinterest or Houzz, I sent them to him and he always said "Yes, I can build that." I have a well built, custom kitchen for a fraction of what other designers/contractors/big box stores would cost ... hidden microwave cabinet, custom broom cabinet, custom shelving for 9 x 13 pans, platters and cookie sheets, pull out vegetable baskets, hidden towel storage, hidden trash, extra deep upper cabinets for large plates. Do yourself a favor and let him build it. I like his kitchen cabinets better than the Martha Stewart cabinets from Home Depot that we used in a different part of the house. There is nothing wrong with the Martha Stewart cabinets, they too are well made and gorgeous ... they were also significantly more expensive than Ray's and the design process at Home Depot was more cumbersome. He was willing to come to my house on weekends and in snow. He even made a second trip on Mother's day just to let me re-check the color. Re-check. I had already approved it, then got nervous and wanted another look. We have done quite a few projects in this house: basement galley kitchen, 2 bathrooms, and a complete gut and rebuild of the master bedroom and bath. I am a seasoned DIYer and remodel person. I know when someone is trying to make a job easier for themselves instead of perfect for you. I would hire Ray again in a heartbeat. He is by far the most conscientious worker we have had in our house.

We hired Matt to finish our basement into a living space with a bedroom and bathroom. His bid was very thorough and during it he took the time to walk through the best way to set up our vision, such as the bathroom layout, what size of window we needed to get for the bedroom, the bedroom layout with the closet, etc. Throughout the entire process he added great suggestions and new ideas that helped us get exactly what we were wanting. We added the addition of a bar towards the end of the project and Matt went above and beyond to accommodate the changes and stay with the timeline. Matt was on site almost daily to check in and address any questions we had. His crew was great and we are very happy with the end results! We will definitely use Mateo Homes again if we have any other remodels in the future!

I found Pro Kitchen Builders after doing an online search for alternatives other than the IKEA store company to install my new cabinets. Pro Kitchen Builders was very responsive to my inquiry and was able to send me a bid quickly outlining what work they were able to do and for what cost. Their estimate was about $1000 less than the IKEA store company. Pro Kitchen Builders showed up when they said they would and began work quickly. In watching David work it was clear to me that had I tried to install the cabinets myself I would have gone down in flames. He has all these tricks of the trade that makes the install look perfect. The project went well and David was able to catch several areas where the store designer did not measure right and he was able to tell me the exact parts I needed to get from the store to make the kitchen look right. The finished product came out awesome. No messed up corners or drawers that don't align, everything is top notch. I have been telling friends about Pro Kitchen Builders and how they should call them instead of trying to install themselves.

To this day we are pleased with the work provided by S&W Construction after our church fire. We get lots of compliments from visitors to this day. After a devastating church fire, S&W renovated and remodeled our church from the floor to the ceiling. The sanctuary ceiling was destroyed by the fire department as they put out the fire so it was very cold for them to work but they worked in the cold winter months non stop. They fixed it so we were able to have church services in the renovated and remodeled lower level while they worked or the two upper levels. They added two restrooms and an office. Restored our sanctuary, balcony, replaced windows and doors, carpeting, painting, new furnaces, new lighting, pews, new choir stand, new pulpit, kitchen and setup and installed appliances, etc. We later hired S&W Construction for sidewalk replacement and driveway reproach replacement. We will hire them again.

They did an excellent job on my bathroom. They did the work promptly and did exactly what I wanted. It is very well done for a very fair price. I just love it-it turned out so beautifully. I will definitely go back to them for more work on my home, and recommend them to anyone wanting quality work on their home.

Scotty has completed a range of projects for us, from installing a new window to designing and constructing a custom surround for our soaker tub. Not only is he personable and professional, but he's also a perfectionist so his work is amazing! After cutting out the hole and installing the new window he did an incredible job matching/finishing up the siding around it so that you would never know the window wasn't original to the design. The surround he designed and built for our tub is of furniture grade quality. We have been more than impressed with every project (big & small) that he has done for us!

About two years ago, Mr. Davis remodeled my outdated 1970's kitchen. I know what I like but sometimes have a hard time explaining what I really want. Mr. Davis listened, consulted with me and came up with a few design options to choose from. The design and colors I decided upon has truly made me happy every time I walk in my kitchen! He really pays attention to details and his custom workmanship is impeccable; and... finished on time! Last year, I had him come back and install hardwood floors throughout my home and remodel my basement to which he added a guest bedroom. Needless to say, I was thoroughly satisfied once again. I highly recrecommend Mr. Davis for any residential remodels. You will be pleased!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
