Let me start by saying that I wish I could give Wayne 10 stars, but since I only have the option of 5, that will have to do. Our house is over 100 years old and we are preparing to paint the exterior again. Needless to say, we had quite a "honey do" list of odd repairs that needed attention. Clapboards that were broken or rotting, the railings on the front porch were falling apart, back stairs pulling away from the house, decorative trim that was rotting, brick foundation in need of repointing, new exhaust vents, and finally new doors. Wayne responded to my initial request in record time and stopped by later that day to give me an estimate. Of all the contractors interviewed, he was the only one that completely outlined the work needed with a full materials list and cost breakdown. Others were quite vague and wanted to repair or replace more than was necessary, turning the job into something larger than it really was. That is why I decided to hire Wayne, his straightforward honesty and winning personality sealed the deal. Wayne and his crew started the job immediately and completed it in good time. They cleaned up the yard after and disposed of all the waste materials as well. Earlier I mentioned the decorative trim, he had this ingenious product that was able to halt the rot and preserve as much of the original wood as possible because there would be no way to replicate the trim without spending a ton. This technique was also used on my kitchen bay window, which ended up saving me a fair amount of money in that area. Wayne also went out of his way to find a great deal for my porch door, I described what I wanted and he took care of the rest. Wayne also offered to come back and replace any clapboard that was questionable once the painter gets started. The other area where he excelled was the masonry. I actually contemplated doing the job myself, I'm so happy that I came to my senses and left that up to Wayne. He truly went above and beyond expectations. The brick foundation including the cement pad really needed help. Wayne fixed the grout as well as re-cemented the gap between the foundation and the pad, now when it rains really hard or when snow melts, the basement won't flood. Wayne had really good instincts and advice about tackling the different elements of our project. He approached the job as if he was the homeowner with a budget wanting to spend money wisely. I'm telling you, I can't say enough good things about Wayne and his crew at L & K Construction. I will definitely be using them again in the future.

Paul installed a new dryer outlet duct in my old Maytag washer/dryer stackable unit. He was polite, courteous and most importantly, on time. He installed the new part and got my old unit running again, his work was neat, tidy and time efficient. He did encounter some problems with the aging machine but corrected them on the spot. In addition, he made some minor adjustments and gave me some tips on how to prolong the life of the unit. I will definitely use him again!

Edward did a great job from start to finish. First, he came after work hour to fit my schedule for a free estimate. Then, he shared good information while he fixing my problem. My problem is different rooms in the house being a completely different temperature. Some of those radiator is warm when other is too hot. Edward replace radiator vents, clean my boiler and change some breaking parts. Now I can control the temperature in each room with the new radiator vents, and my boiler run more efficiency! Work well done.

Brian at Net Zero was responsive, easy to work with, and very knowledgable. We needed a little additional duct work, a new furnace, and ideas for heating our extension and lower level. We had in person quotes from 5 companies, and while Brian's was not the lowest, we liked his attention to detail, his style of communication, and overall thought he was the best value.

We recently bought a condo and had to replace the steam boiler because it was old, inefficient and did not heat all the radiators in the house. Out of the three plumbers who contacted us after leaving our details on Thumbtack, we chose Real Deal plumbing for the following reasons. 1) Real is ALWAYS on time. He will ring your doorbell at 6:59 for a 7:00 appointment. He will also call to let you know that he is 5 minutes away. 2) Real is very professional. He was knowledge about all aspects of the job and had great suggestions. He was not pushy and was upfront about everything he was going to do. 3) Real was the only one who ALWAYS pulled permits for the job by default. Neither of the other plumbers wanted the pull permits, but Real pulled gas and plumbing permits and had an inspector from the city checkout the installation two days later. 4) Real sent me a detailed estimate that included his license #, insurance information, cost of the boiler and cost of everything else (labor, materials, permits, new vents for all radiators, travel etc). 5) After Real was done there was no evidence he was ever in our basement except for the new steam boiler. He left the basement cleaner than he found it. 6) Real's quote was the lowest. Real is a talented plumber, a true professional and an overall nice guy. I've never had such a pleasant experience dealing with any contractor/plumber before. I intend to use him to service my new boiler every year and for all other plumbing needs. I highly recommend Real for all your plumbing needs.

Extremely pleased with the work Jason and Mike did for our home. They cleaned the vents, more thoroughly than I imagined, as well as replaced our bathroom vent ducts that ran through the attic. A mouse had eaten his way into one of the fan vent ducts and set up winter quarters. Jason also thoroughly cleaned the clothes dryer vent much more thoroughly than had been done by another individual just two years prior. They were very careful about not banging walls and wore slippers when in the house. My wife and are recommend them unconditionally. (P.S. we had not realized that the original building construction crew had used the heating/AC ducts as convenient trash receptacles.)

Justin was great to work with. He responded very quickly to my post, coming out that same day to look at the gas fired hot water heater that needed to be replaced. He walked me through various pricing and install options, with the pros and cons of each (price, warranty, location of units, etc). He came out for the initial consult, worked on various options over the course of a few days, and was the one to install, so there isn't a pushy sales person to deal with; which is refreshing. We ended up getting a wall mounted on demand unit for the ability to direct vent it and it has a 12 year warranty. Justin built a solid wall platform for it to be attached to (since the foundation is brick and rock, there isn't a level place to be found), and he even painted it black to give the finished setup a bit more of a polished look. At the same time we did this one, we had the same setup installed in the tenants apartment. Justin did a great job of notifying us in advance of work days (which were all consecutive, so that was very helpful), so we could work with the tenant for access and installed everything in a very timely manner. When I gave Justin the initial deposit, he returned about an hour later with all the materials, and started work the following Monday. The install looks beautiful, Justin was very easy to work with and talk to and I would highly recommend Justin for any other work. I'll be calling him when its time to replace our old oil furnace. They should really be called Above Average Guys.

Overall, this was a most positive experience. He did the HVAC work on a historic house owned by a volunteer organization. We had to have asbestos removed in a short time frame and then he showed up the next day with new heating ducts. It was a pleasure to work I with him and we liked that he was an independent contractor. He did some pretty difficult work, installing in ancient crawl spaces, and did a wonderful job. He took the needs of our organization into account and treated us with respect and fairness. He is an experienced professional who more than lived up to our expectations. Also, did work in a timely manner and was most reliable.

When I called New England Remediation, I talked to a very knowledgeable woman. When she came out to my house, she was very personable. When the workers came out to do the mold job in question. They were very cautious of my floors where they were walking and they contained the room that they had to work from so nothing got out into the air and spread through out the house. They cleaned everywhere they had been when the job was complete. I can’t say enough for this company. I will use them again!!!!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often should you get your air ducts cleaned?

How often you should clean your air ducts depends on your situation. If you or someone in the home has asthma or is acutely allergic to certain airborne materials or pollen, regular duct cleaning may be helpful. The Environmental Protection Agency doesn’t have an official position on the necessity of air duct cleaning unless the ducts have been contaminated by rodents, insects or mold, or you are aware of particles blowing out through the vents. The EPA recommends you have your air ducts cleaned on an as-needed basis. The National Air Duct Cleaners Association (NADCA) suggests having air ducts cleaned every three to five years.

Be cautious with companies that offer “whole house air duct cleaning,” urges the NADCA. The company may be using unscrupulous tactics to upsell you once they get started. Before any work begins, always clarify in writing what the job entails and what the cost will be. To protect yourself against fraud, read customer reviews and verify that your HVAC cleaning service has applicable licenses and certifications.

Do you need to clean your air ducts?

Air duct cleaning is done by heating, ventilation and air conditioning (HVAC) professionals. The pros use industrial-strength, truck-mounted vacuums and powerful brushes and hoses to clean inside the metal ducts that make up your forced air heating and cooling system. The Environmental Protection Agency recommends duct cleaning if there is “substantial visible mold growth inside hard surface ducts, ducts that are infested with vermin such as rodents or insects, or ducts that are clogged with excessive amounts of dust and debris and/or particles are actually released into the home from your supply registers.”

You should also have air ducts cleaned after recent water contamination or water damage to prevent mold; after renovations or remodeling to ensure debris and dust didn’t settle in the vents and ducts; if you are having problems with allergies or asthma; or when you are moving into a newly purchased home, especially if the previous owners smoked or had pets. The National Air Duct Cleaners Association (NADCA) recommends getting your air ducts cleaned every three to five years, or every two to three years in regions where homeowners use their air conditioning and heater for many months of the year, while the EPA suggests homeowners have duct cleaning done as needed.

How long does it take to get your ducts cleaned?

The amount of time air duct cleaning takes can depend on how extensive your duct system is, how old your air ducts are, and whether they have ever been cleaned. On average, expect a standard size home (between 2,000 and 3,000 square feet) to take 2-5 hours for one to two technicians to clean. Here are the proper protocol and equipment you should expect from a professional duct cleaning service, as recommended by the Environmental Protection Agency:

  • All doors and access ports opened to ensure the entire duct system is inspected and cleaned.
  • Thorough system inspection prior to cleaning to identify possible asbestos-containing materials. If asbestos is present, specially trained and equipped contractors must do the removal.
  • Use of approved vacuum equipment that exhausts particles outside of your house. If the vacuum exhausts inside your home, it must be HEPA equipment.
  • Furnishings and carpet covered and protected.
  • Soft-bristled brushes only on fiberglass duct board and sheet metal ducts internally lined with fiberglass.
  • Ductwork properly protected.
  • Adherence to guidelines and practices set down by the National Air Duct Cleaners Association.

How much does it cost to replace air ducts in a house?

If your air ducts have been damaged, you’ll need to replace them. The national average air duct replacement cost is $150-$280, which may not include materials. Factors such as duct material, labor, location of ducts and linear feet of ductwork will all affect your final costs. Labor costs will vary based on how accessible the ducts are and what material your ducts are made of. The least expensive duct material is a flexible, non-metallic ducting that costs approximately $1-$2 per linear foot. Flexible aluminum is generally more expensive and stronger than non-metallic ducting. Stainless steel ducting is the strongest, the least flexible (meaning installing it typically has higher labor rates), and usually the most expensive. An average price for air duct replacement could range between $35 and $55 per linear foot, including basic materials and labor. A typical single-family home has 6-10 duct runs; replacing or installing one duct run could average $150-$250 for labor.

How much does it cost to have your air ducts cleaned?

If you’re concerned about dust, allergens or mold, it may be time to have your air ducts cleaned. The national average cost for air duct cleaning ranges from $190 to $250. Air duct cleaning costs will vary based on a number of factors such as your location in the country, the age and condition of your air ducts, the number of linear feet to be cleaned, and any repairs your ducts may need. HVAC cleaning companies should clearly outline what is included in their services and at what rate, so always make sure you understand and have a written agreement before work begins. Here are some examples of average air duct cleaning costs:

  • Tiered pricing for different levels of service:
    • Standard cleaning: $100, which may include truck-mounted industrial vacuums, high-pressure air wands and air snakes to clean all supply and return vents, branch lines, and main trunk lines.
    • Advanced cleaning: $200, which may include standard cleaning services, plus rotobrush or viper clean sweep in the main trunk lines.
    • Ultimate cleaning: $400, which may include advanced cleaning, plus insertion of a viper microline into all vents to force debris down the branch lines and into the main trunk lines, to be handled by the viper clean sweep. Typically, all ductwork surface is contacted, before-and-after photos are provided, and the furnace is cleaned.
  • A flat rate for unlimited vents: $289.
  • Additional fees for larger houses: $20 for each additional 500 square feet over 2,500.
